Land lease for cell site tower - how much?

Hi All. How much is the going rate for the cell site tower land rental? Bulacan area. Would you know the terms and conditions? I'm planning to lease my lot. Thanks.

    provincial rate is 15-25K per month for a 10x10 lot.

    ^ the lot has to have a right of way. if it is located in the middle of a rice field, the operator has every right to drive their ATVs and trucks on your rice paddies. in short, they will construct a dirt road and bisect your property.

    at least meron ka nang road pa punta sa likod ng lupain ninyo.

  • 250 sqm yung ili-lease nila pero di umabot sa minimum na rate na binaggit mo sir gotta lick it lol. Agricultural at facing main road yung lot ko. Hindi ako pumayag kasi hindi reasonable yung rate esp baka lumaki tax na bayaran ko dahil sa tower.

    We should be careful of allowing cell sites in populated areas. Think of the damage it may cause to residents, e.g., constant bombardment of 2.7ghz-5ghz on people's brains 24/7? It could cause brain cancer in the long term.

    Now, nobody cares, with the 3 telcos constructing more sites and eventually using 5G; omg

    Hi @gotta lick it! Tanong ko lang po baka alam mo pano namin macocontact yung Mislatel na telco. Yung agent kase na nagtatanong sa lupa namin e napakababa ng offer tapos babawasin pa daw dun yung “komisyon” nya. Eh balak sana namin dumirekta na sa Mislatel mismo, wala nga lang ako mahanap na number nila or address ng office. Btw nasa pampanga po yung lupa namin
  • Mislatel — yung employees at contractors nyo ang laki humingi ng komisyon hehe. Baka di nyo madeliver yung promise nyo nung nagbid kayo. Sayang performance bond haha. Tsaka pakilakihan budget sa cell site lease. Yung going rate, yon ang ibigay nyo. Mapapabuntong hininga ka nalang talaga. Sana mabasa ni dennis uy to lol. Lessor —you should get what you deserve.

    Hi ask ko lang po gano katagal ang approval once nagbigay ka na ng documents sa agent? May nagoffer na sa amin sabi wait ko lang daw call from telco to confirm the details. Mababa lang bigay pero ok na din para may income yun vacant lot namin

    Wow, Mislatel only offers 3m for 30 years here in Isabela and that would be like 8000 plus per  month only.  my land is open for leasing, Globe or Smart, my land is located along the highway.

  • Hi ask ko lang may lumapit sa father ko na agent from new telco daw sya then humingi na sya ng xerox of land ownership and proof of tax payment namin pero di pa daw sure kung marirent yong lupa namin, it is normal po ba? Saka di din alam ng father ko kung anong telco company pero from china daw

  • Hello po. Sana may sumagot. Ask lang sana kung pano mag-apply direct sa mislatel ng lot fon leas. May agent kasi lumapit sa min sobrang baba ng bigay 6.5 less 10% sa processing fee then yong natirang 5.8 something don ibabawas yong para sa agent bale offer sa min 1m nalang for 30years kanila daw yong 4.8m. sobrang panggugulang ginagawa ng mga agent nila sa mga lot owners dito sa min. Sana po may makabasa kung pano po process yong direct or if ever man may agent wag naman pong ganun kalaki.
