Antel Grand Village, Gen Trias Cavite

Any lot/home owners here in Antel Grand?

Any kind of feedback will be greatly appreciated. Kakukuha ko rin lang ng lot dito so for those na may mga questions, baka makatulong din ako.

Sana may makapagshare ng kanilang mga experiences with the developer and any other concern about the village. :)

It's just a bit weird that the clubhouse has a really good maintained website but the whole village does not. :p (yeah yeah I know... business...)

    It's one of the best addresses around that part of Cavite. Hands down, it has the best clubhouse. I really can't say that much with the in-house contractors though. I've seen some of the plan layouts and I can't believe they made a three bedroom dwelling where the space is just enough for two.

    ^ i've seen their model houses utilizing only 120 sqm. lot area and it didn't feel cramped at all. i've also been to citta italia and i was impressed more by the model houses here.

    but those houses that sit on more or less 90sqm... yep it's kinda small.

    i've also seen some model houses that they already scrapped so i think they are continuously redesigning and updating (for the better i hope) their proposed layouts to possible home buyers.

    i also dont know if this is good or bad... but their processing is definitely no frills/no hassle. just present a valid ID, the 1 month deposit, birth cert (for single status) and you're good to go.

    huling punta ko dito 10,000/sqm.. ganda ni helena saka ni felicity! kaso mas mura tlaga kung may sarili ka contractor.. mas mahal daw tlaga maningil contractor nila kaya mas ok sa labas na lang kumuha.

    Wala pa akong idea about the flooding situation. I actually asked my parents to go there during a typhoon para macheck.

    But of course that's just a stupid and dangerous idea. :p

    meron din ako LOT matatapos hulog ko sa APRIL 2013. worry ko rin ang flood.. pansin ko kasi me river near the area. sabi naman ng agent si PALAFOX daw ang isa sa mga nag design ng place kaya nothing to worry. ewan lang natin..:rotflmao:

    any feedback sa meron ng bahay o nakatira na mismo sa place is greatly appreciated:)

    ^ actually hindi lang basta river... if you look at the masterplan, the whole antel project is surrounded by water :lol: buti ka pa april na, sa december 2013 pa ako.

    hindi ko masagot yung tungkol sa move in sa bahay. lupa pa lang kaya ko e. when i was looking at the price quotation, naka indicate naman dun kung kelan yung start ng construction. if i remember it correctly, when you reach 30% of the down payment?

    what I want to know is kung paano ang proseso ng pagpapatayo ng bahay dito using non in-house contractors. kung mabilis and smooth ba yung pag approve saka kung maraming kung ano anong fees.

    ^ hi if you'd look like sa plan nya, the whole antel is subdivided into different "communities". each community has its own gate and perimeter. ang pansin ko ang basis ng pagkakahati ay sa presyo, size and consequently dami ng lote na available. tapos sa bawat community nahahati pa rin yun presyo ng lote kung luxury, premium, or standard.

    grand-cedarcrest, grand-catalina, grand-pasadena (sold out), grand-meadows (sold out) tapos yung magbubukas pa lang na grand-oakridge. yung cedar crest yata yung pinakamahal, tapos yung mga na sold out yun yung may smaller na lots at pinaka mura. pero hindi naman ibig sabihin nun na sobrang dami ng units dun kasi madami ang ginawa e mag combine ng magkakatabing lots. mas mura na mas malaki pa yung nakuha nilang lupa.

    nung kumuha ako nung end of december, grand catalina yung nagustuhan ko base sa available lots at pricing. parang eto kasi yung nasa mid range. 8500 per sq meter (premium lot). i opt for the 2 yrs payment scheme, na walang interest.

    pansin ko din mura yung lupa dito PERO kung may kasamang bahay e napapamahal. kasi bago ako tumingin dito nag tingin din ako sa mga villages dun sa may intersection ng st dominic. nasa 11k per sq meters dun so I expected na mas mura ng malaki yung house and lot dito. turned out same or mas mahal ng konti kung house and lot (mataas yung price ng house dito).

    although nung inikot ko yung lahat ng model units, nagustuhan ko naman yung gawa at layout. maganda rin yun effect na parang nakataas yung bahay (like situated in a very small hill). wala nga lang ako pera pambayad hehe. ipon muna tapos saka na magdecide kung ibang contractor or sa kanila kukuha para sa bahay. kasi kahit lupa lang naman yung bilhin muna, pwede pa rin sa kanila kumuha ng gagawa ng bahay. but you have to consider na mag iiba yung pricing habang tumatagal.

    AND IF ANYBODY IS INTERESTED....
    let me refer you sa agent na nakausap ko, sayang din yung ilang percent discount for referrals :p

    I am really not sure about the existing communities. When I inquired last december hindi pa sold out yung dalawa, kaya ko lang nalaman kasi i checked the website. Dun kasi yung mga nasa 80/90 sq. meter na cuts.

    Pero dun sa bagong bubuksan na oakridge baka meron. Actually yun ang inoffer sa akin nung nagpunta ako dun. Visit the website and you'll see the map. Nasa entrance yun right after the bridge/gate.

    With so much problems,negativity and after what happened sa issue ng PROFriends with us buyers, I have also considered investing at Antel. Amenities are Resort class. at ang gaganda din ng kanilang model houses,although medyo malayo layo sa Manila compared to LE,Kaya lang as you have said nga sa previous post mo @bitwise,the downside is napapalibutan talaga ito ng ilog/tubig. Ang worry ko naman ngayon dyan ay ang elevation neto at ang possible flooding in the future.

    AGV sits on like an island. Between Noveleta, Kawit and Bacao. Yung outer edges nyan is know to erode kapag malakas ang alon ng ilog. Specially kung yung water comes from Prinza, Gentri. Pero nasa gitna naman yan so there's nothing to worry about that. During floods hindi naman inaabot yung mismong subd. Kaya lang yung lone access coming from Kalayaan Hospital yun ang binabaha.

    ah kaya po pala master cyberpunk sinasabi ng baypoint na kapag tag-ulan ang cars ng taga antel nag stay sa baypoint.

    Galing ako ngayon dun ang ganda talaga pero konti pa lang community took pictures too.

    nagustuhan namin ang Felicity model house at Klaire and yes mura ang lupa nila pero sa grand oakridge medyo mahal na at 2 yrs pa bago maka move bungad kasi ito at tabi ng commercial place.

    Nabuhay ang thread ng antel dahil heard maraming taga LE like me na nagiinquire ngayon dito. I see the place elegant, kaso naiipit pa pera namin sa PFI kaya isip muna ng konti hehehe

    Bawat phase my guard 24hrs duty 3 guard sa gabi ang umiikot, malinis ang surroundings lahat naka grasscut walang mga damong ligaw, kaso konti na lang available lot paunahan pa! the best ang amenities atleast ito visible ang operation nila, poppygarden, allanace at engie if you need help pm ninyo ako okies :)

    Transparent transaction kahit magdamag mong bantayan bahay mo pwede. CHB build maganda yari nun hollow blocks, blueprint can be given may bayad ata around 500 pero pwede na atleast kita mo agad. gusto ko sana mag post ng photo kaso di pa ako homeowner hehehe kahiya naman...sana one day maging *crossed fingers*.


    Mahal bahay pero sa kalidad ng materyales sulit na eh, may built in cabinets, elegant tiles, granite counter top, wood stairs, malinis na malinis gawa kasi may ginagawa dun at kagagawa lang QC ko talaga hehehe..patawarin na lang ako ng PFI ganyan ang gulo nila kausap parang napapa ANTEL ako :D

    Mataas yung tulay papuntang antel kaya yung ibang may kotse duon lumilikas. Yes PALAFOX nga ang nag site dev plan pero hindi assurance yun. PALAFOX din ang nag plan grand centennial inaanod ang mga kotse dun palabas ng garahe nila at isinampay sa perimeter walls ng subdivision.
