My client is on a tight budget... Actually I'm the interior designer for his 5 unit town house, the client have some issues regarding the structure of the 5 units.

gumawa siya ng isang katutak na beam instead of using column as support. and the beam is 450 ht. which will really affect the ceiling design. At masyado ng bumaba yung ceiling ht dahil sa beams.

naku, ang masakit nyan, mahirap na nga yatang solusyonan yan. pag as built na mahirap na talaga mag rectify lalo na sa structural. kung electrical lang yan masasabi kong pwede pa. e kaso beams na yang ginawa. siguro isagad mo na lang sa beams yung ikakabit mong ceiling. bawasan mo na lang siguro yung haba ng threaded rods. or kung kaya mong bawasan ng frames yung ceiling na ikakabit mo para sumakto. suggestion lang naman yun. ikaw pa rin naman ang masusunod kung paano aayusin yung ceiling nya. kaya mo yan.

Usually lumalaki ang height ng beam pag malayo na yun span between columns.

Mahirap niyan pag nakatayo na yun structure. Wala ka magagawa dyan.

Kung plans pa lang. You need to ask your structural engineer to revised the design. Or adjust the ceiling height to compensate the beam height. For sure the structural engineer will charge you for the revision. Even if you hire a third party (structural engineer) he will also charge you for the redesigning the structural.

naconstruct na. at nung nakausap namin siya pinipilit niya ijustify ang napakarami niyang beam. kahit yung client hindi nagustuhan ginawa niya. and when we asked him kung pwede magbawas ng beam at first sabi niya pwede daw tanggalin yung 2 beam kc auxiliary lang naman daw yun then after a day or so, hindi na pwede. ang gulo niya kausap.

Usually talaga, pag constructed/erected na ang structural wala ka nang pwedeng baguhin pa run. In the first place, diba may tinatawag tayong "proposed construction plan"? Kung approved naman sa owner yun, bakit pa siya nagrereklamo? Kung hindi naman pala approved ng owner yun, bakit pa tinuloy nung contractor yung planong ginawa niya? Sobra talagang complicated ang problema dyan sa client nyo ngayon. Napakahirap ng adjustment na gagawin niyo sa ceiling nya. Idaan niyo na lang sa decorative drop ceiling designs yang problema nya. Pwede rin kayong gumamit ng cove lighting using the existing beams and gypsum boards. Idaan nyo na lang sa lighting and ceiling effects para hindi masyadong halatang sablay yung ceiling. Ang problema lang dyan ay yung air ventilation. Madaling iinit yung hangin sa loob ng bahay.

galing kasing india yung client. dahil family friend niya yung archi tiwala siya tapos pagdating nila ng husband niya dun nila nalaman na ganun na itura. anyway, nagcome up na kame ng solution, hopefully maapproved.
