    Question Magkano po aabutin ng pagawa ng Kahoy na Bahay ngayon 2012? :)

    Hi guys! I hope you can help me with a rough estimate of around how much it is to build a wooden house.

    My hubby-to-be and I aren't really into condos and row houses. We'd really like to keep it simple and have a garden and lots of space for kids and pets. I have no idea about these kinds of things and I was hoping someone in here could help me have a rough idea. I was thinking of those old spanish homes which are made of wood with a concrete base.

    -200 sqm lot in Bulacan
    -2 storey wooden house (FA 200 sqm up and down)
    -ground floor may be made of concrete
    -2nd storey made of wood

    The questions I have in mind are:

    1. what kind of materials/ wood do you guys recommend for wooden houses?

    2. do you guys know an architect that specializes in wooden homes?

    3. around how much would it cost to build the house?

    I hope you guys could help me out! Thank you very very much in advance!

    Sir patanong na rin. 92sqm usuable area (2 storey). Concrete flooring on 2nd floor.

    If Bare Finish how much?

    @eengr_6 Siguro aabutin ng P1.9M to P2.1M for complete finish yung 92sqm. Depende yun sa klase ng finish na request nyo. I don't really recommend bare finish. Nakakasira pa ng portfolio yun. Nakakahiya sa client.

    Wow mahal pala magpagawa ngayon. Pumapatak ng Php20,652/sqm ang price. Kailan magipon ng todo huhuhu

    Tanong lang po paano kung magpadesign ka lang sa mga architech or engr. (worth 20k-30k design) tapos ikaw ang sa Procurement /construction and management. Mas makakatipid ba? Sundin mo lang yung mga specs sa design ng arch/engr. Tapos hire ka lang magaling na foreman/carpenter.

    Yeah, makakatipid Ka , pag ikaw kumuha ng Tao mo, but u have to make sure na magaling ang foreman mo pag Hindi marunong, double gastos Ka, jan Ka malulugi..

    Hmmm hindi rin.. kumuha kami ng contractor eh nalugi kami lalo kasi kinuha lang yun binayad namin tapos hindi naman nya tinapos as per the price na binayad namin. Tapos ngayon hindi na sinasagot ang tawag namin. Na doble gastos kami. Naisip namin sana nung umpisa palang sa JAO builders nalang kami kumuha. At least may pangalan sila at hindi nila sisirain yun. Pag hindi kilalang contractors, maraming manloloko (based from my own experience ito ha).

    Ngayon kami na nagtuloy. Kumuha kami ng foreman saka laborers nya. Maayos naman pero maraming "kalat" iniwan yun unang contractor kasi marami syang hindi nasunod sa plano. Tapos pati yun mga revisions na sinubmit namin sa kanya, hindi nya ginawa. Ang sabi ng laborers nya hindi naman daw kasi laging pumupunta itong contractor sa site. Hindi nababantayan ang gawa. Mali mali tuloy. Grabe ang experience namin sa contractor. Nakakadala ng kumuha.

    Good day!

    Tanong lang ilang percent kaya ang difference sa cost kung magpapagawa ka ng same total floor area na 100sqm na bungalow at 2 storey?

    Alam ko mas mahal ang 2 storey pero ilang percent ang addtional? rough estimate lang.

    Yun nga ang mali namin. Nagtiwala kami na ok yun contractor kasi sila yun gumawa ng bahay ng kaibigan ng mama ko na 2008 pa. Isa pang pagkakamali, dapat based sa completion ang nilalabas na pera. Hindi yun advance lagi magbigay ang customer. Ang problema kasi sa mga contractors ngayon, ni rerequire na mag down payment agad yun customer tapos lagi ng lumalabas na laging advance payment na tuloy ang customers.

    It's "progress billing" you bill as you progress.

    POV as a contractor, 4x na din ako natalo ng nagpapagawa. ok mag down payment, pag mag cocollect na after completion, pahirapan na.
    so it goes both ways. extra careful din kami sa pagkuha ng mga clients.

    Almost the same pala tayo asiastreak. Tapos mas kawawa ka pa pag may relative na "marunong" daw. Tapos makiki-alam sila. Nakaka sira ng diskarte sa trabaho. Pero mas mahirap kung laging may pasingit na extra work. Laging may cause of delay sa turn over ng project. Tapos bandang huli ikaw pa masisisi. Nakaka inis diba?

    @eengr_6 Dun sa estimate ko na yun posible pang bumaba yun depende sa specs ng bahay accdg to the master plan. Tsaka, mas maigi nang magpa-design kayo sa iba kaysa kami ang mag-design. Baka kasi hindi mag tugma ang design na gagawin ko sa gusto ninyong masunod. Pwede rin naman labor na lang ang kontrata. Kung tutuosin mas makakatipid kayo kung sa inyo na ang materyales. Saan ba banda yung property nyo? Kung around metro manila lang naman hindi na ganun kataas ang presyo namin. Ang mahirap nga lang kung sa inyo ang materyales, dagdag hassle sa inyo ang paghanap ng supplier.

    Inform nyo lang ako kung interested kayo sa services namin. Thnaks.

    @ladyedna I advice magpagawa muna kayo ng house improvement plan bago kayo magpa-quote. Lalo na kung fully finished na ang gusto ninyong turn over. Usually kasi, dumedepende ang presyo sa specs na nakasulat sa plano. Pag meron na kayong plano magbibigay ako ng quotation sa inyo.

    hi guys,

    paride na din po sa thread na ito since we're planning na pagandahin yung interior nung old spanish house ng parents ni wifey (cement ground floor and wood naman secong floor) since we got married pero issue ko is the structural integrity. Sa buong second floor kasi kami magsstay at parents nya naman sa baba.

    Bale, pinapaupahan yung second floor dati but pinaalis na ng parents nya.
    It consists of 4 rooms (gigibain na namin mga dividers). It has an existing CR and tabletop w/sink made of concrete already.

    Isip ko lang kung kakayanin mga gamit namin lalo na at plan namin patungan yung existing wood flooring ng laminated wood (eh ang bigat per piece nun eh). baka kasi isang araw gumiba nalang yung house tsaka mga gamit pa namin..

    I agree, may nging client akong padagdag lage ng work, and to think sobrang laki na ng discount na binigay ko Sa kanila, buti nalang may scope of works na pinipirmahan ng client kaya no choice nagdadag sila ng bayad...kaya by experience, mas naging mabusisi pKo Sa scope of work, Lahat ng plans, time table at scope of work pirmado ng client.. Pati swatches, finishes, pirmado.
