    Thumbs up When to Trust Real Estate Agents?

    I have a family friend who is a Realtor. She suggested a price for my home for that seems too low. Another agent suggested a price more in line with my expectations. Who do I choose? Have you experienced the same or have related concerns? Share them.

    based on my experience as a real estate broker, determining the fair market value (fmv) is quite tricky since you have to rely on the market prices of the properties within your vicinity, as well as opinions of brokers/agents.

    Share ko lang rin ito: as per Sen. Chiz during the CJ Corona Impeachment trial, FMV is defined as the price the seller is willing to sell and the buyer is willing to buy.

    In my opinion: Let's make things simple, determine the FMV by comparing prices of similar properties within the vicinity. Kahit 3 similar properties lang pwede na. I did this when we started our Build and Sell projects in the province. Although its not (in your case) resale, it is just a guide. It helped me sell those properties.

    In the end, it is still up to you on how much you determine your pricing.

    Don't go by instincts. Do make sure that the person you will be hiring is a licensed one. This is to assure that the process will be legal and is accurate. Just like what I did when I purchased a unit at The Amaryllis, a DMCI Homes project development, which is set to rise in Quezon City. I hire a trusted real estate agency beforehand. Also, acquiring a property from a good developer, helps.

    If I may add, what is the difference of a Realtor to a real estate agent? Are their functions the same, and who seemed more superior in terms of the endeavor? Whom should I be hiring, and trusting more from the two?

    I, recently, have purchased a condominium unit and I'm in need of an experts advice so I may not falter in the process.

    A real estate broker generally has has more acquired education than an agent, but that doesn't mean he could be more knowledgeable. However, agents, who are licensed salespersons work for them. Brokers are responsible for their real estate agents' actions.

    Anyway, what condominium development have you purchased?

    Hindi naman po nagkakalayo ang gawain ng isang Realtor sa isang Real Estate Agent.. maaring sa karanasan at kaalaman may advantages at disadvantages.. pero naniniwala po ako na ang isang mahusay at katiwa tiwalang agent ay alam ang ginagawa at masaya sa ginagawa. Isang patunay dito ay kung paano niya tutulungan ang kliyente sa paraang hindi lang komisyon ang unang isinasaalang alang bagkus dapat higit na manaig ang puso at malasakit sa kailangan ng isang kliyente.

    Tayong lahat ay nagsisikap sa buhay upang kumita ng malaking halaga at naglalaan ng pondo para sa ating kabuhayan at kinabukasan. Isa sa pangunahing kailangan natin ay ang tahanan at pangarap ng bawat pamilyang pilipino ang magkaroon ng sariling tahanan. Sadyang napakasarap isipin na bilang isang Realtor o Real Estate Agent ay sabay mong nagampanan ang tungkulin at trabaho mo na may kapuri puring adhikain.

    Naging instrumento ka upang bigyang katuparan ang pangarap ng kliyente mo na gustong magkaroon ng sariling pag-aari / property investment. Kaya naman dahil sa iyong malasakit susuklian ito ng sunod sunod na pagpapala at makakamit mo ang komisyong nagmula sa puso.

    A broker is actually more of the manager, but not necessarily the better agent. That is all I can give to you. Although if you go to a broker, he probably would just refer you to one of his agents.

    Still, if you're need of guidance and expert's knowledge, better, 'coz you're gonna thank them someday. That's what I did when I purchased a unit at The Amaryllis from DMCI Homes. We all know that buying from a pre- selling development is risky so I have to ask for help. Good thing, the developer itself is trusted.

    Good thing for you johnrick. Nadidinig ko kasi lately na mayroong mga developers ang nagtatago sa kanilang mga kliyente since some of their pre- selling developments, hindi natatapos sa turnover date kaya naman lahat ng mga nagsipagbili at nagbayad for months, nagrereklamo. Mayroon din bang kaso ang DMCI Homes na ganito?

    Now, this is just sad. Why would be they hiding from their clients, who in the first place have placed their trusts with? They should be wise in handling this situation. 'Coz if not, it would definitely hurt the brand.

    Definitely. If they care for their brand, they should double their attention to their residents, as they are the ones who keep the business alive. These developers should keep that in mind. One developer who has recently been receiving awful remarks is SMDC for not abiding/ complying with the set rules.

    Real estate agent license, this should be our top-most consideration in choosing a real estate broker. Is he a registered and certified real estate agent by the PRC?

    Thank you Adonis for that well- versed communication. It is true that an expert's advise is significant in the process. I am planning to acquire a unit in Zinnia Towers by DMCI Homes, and for sure, I will be needing an agent to help me get through the decision making.

    If and only if they are licensed and have practiced a great amount of expertise in their job, plus the knowledge they know regarding the process. I've always trusted my agent, as he has worked me for 2 times now, first when I acquired a unit in Cypress Towers, and just recently, when I bought a unit in Rhapsody Residences, both from DMCI Homes.
