    The "official" layout plans (photocopy of the blueprints) are released after the turnover. You could always ask for a copy of the floor plan anytime from your account officer so you can plan ahead for your renovation. IIRC, floor plans of all models are also available from Amaia's website and/or the internet.

    I got my Contract to Sell, Deed of Absolute Sale, and Deed of Restrictions a few months after the turnover. I think I could have gotten these earlier, kaso nakalimutan ko because I was excited by the renovation, yung account officer ko pa ang nag-remind sa akin, hehehe. They would give you 6 copies of each document which you need to sign (all pages) and Amaia will have these notarized. The signed/notarized copies will also be needed once Amaia applies for the Meralco service of your unit.

    Kung tapos na po kayo ng d/p; make sure you have notified your account officer and make sure also na you already have the "loan take-out" either from the bank or Pag-Ibig. Amaia would need the loan take-out docs to be able to process the turnover of your unit. Sa akin po, yung bank na nag-forward ng docs sa Amaia. Di ko din po alam yan dati, antay ako ng antay after completing my d/p only to find out na kailangan pala na-forward na ng bank yun loan take-out docs sa kanila for the turnover. Good thing mabilis yung BPI.


    ----kung ok lang po itanong *** kung how much po ang bank charges sa BPI? u may pm me if u want po. Para may idea lang po kami kung magkano ang ihahanda namin.


    Have you visited your unit already? Maganda din po if you can monitor regularly yung progress ng construction so you could anticipate when a possible turnover can be. Yung sa akin po, I made regular visits at least every 2 weeks and I raise my concerns agad kung napapansin ko na mabagal yun construction. Sa Laguna po kasi, the project was sub-contracted to 1 main contractor who in turn sub-constructs these to several contractors as well. Kaya iba-iba po ang mga gumagawa ng units although engineers from Amaia are available at the site to monitor the overall progress ng construction.


    ---mga relatives ko lang ang nag-visit sa cavite, dahil nasa labas ako ng bansa now. actually browsing lang sa internet ako nag rerely ng mga information kaya ang mga tulad mo na nag sha-share ng mga infos ay malaking tulong sa akin yan. hehe Kaya nagpapasalamat ako ng marami ***.

    --- Sa cavite meron na ring model house ng bungalow pod, singlehome-sold out na preselling pa lang-ito ang gusto ko talaga. May twinpod na din, twinhome at carriage pod na din daw.

    Updates: I guess I spoke too soon regarding Amaia's "after-sales service". Well, they actually s!@#k at this. It's been 6 months since our unit was turned-over, and our Meralco service post hasn't been installed to date. I have sent several (friendly and angry) emails to Amaia cc: their management and nothing seems to get done. All I get are "empty" promises. We cannot move-in unless Meralco service is supplied and every delay that they cause have cost me so much since I am currently renting (our current residence) and paying for the monthly amortization for Amaia as well. Kung may sakit ako sa puso, inatake na siguro ako by the way they handle my concerns. What's worse is that I am an Ayala employee as well (diff. subsidiary though) and I expected more from them. Lalo na siguro pag ordinary clients. Oh well, I have escalated my concerns as well to the management of Ayala Land Inc. Waiting to see what will happen next.

    Lessons learned:
    1. If your unit is scheduled for turnover, DEMAND for the punch list. Do not accept the unit even if you have just minor concerns. Show the Amaia rep all your concerns and fill-up the action slip immediately. It might take them ages to address all of your concerns. In my case, I accepted the unit in the absence of the punch list since we were rushing during that time (Christmas holidays). Hanggang ngayon naghahabol ako sa kanila to get things done. Yung ibang minor issues ako na nga ang umayos para matapos lang.
    2. If your unit is turned-over without the Meralco service post; you have the option to not accept it or bantayan yung installation. A month or two would be reasonable, but 6 months is way too much. Make sure you know kung sino ang dapat i-follow up dito. I have been passed around from the Amaia office rep to the site engineers and contractors. Nahihilo na ako.
    3. Expect the worst and magbaon na kayo ng lots of patience. They don't reply to emails immediately kahit alam nilang galit ka na. Try to call them also via landline and mobile and be persistent to be able to get things done.

    I'm not speaking against the entire Amaia organization but probably there really are some persons that put Amaia or any other company for that matter in a bad light.

    Oh my gulay, I'm so p!$$@d! Now I know how it feels to be a guinea pig.

    Actually, first major investment ko itong house and lot sa Amaia kaya medyo cautious ako. Siyempre, hard-earned money natin iyan eh.

    Though admittedly, I'm not in a hurry naman sa mga developments sa Amaia since based mainly talaga ako dito sa Manila at hindi naman ako nagmamadaling lumipat sa Lipa. Pero siyempre, scary pa rin iyang mga ganyang experiences.


    Hopefully, things will turn out better na for you.

    Ultra-conservative kasi ako sa mga investments ko. Hindi ako masyadong risk-taker when it comes to my finances kaya major leap talaga sa akin ito.

    @Gwen, my apologies, I didn't mean to scare you. Amaia in itself is indeed a wise investment. This is the first project of Ayala Land catered to the "masses" and we should be expecting a good resale value in the future. In fact, ALI has toned down on its high and mid-end developments and focused more on its lower end projects like Amaia and Bella Vita. AFAIK, Amaia alone would be opening 19 projects this year, inclusive of Amaia Scapes, Steps and Skies. That's why I think they have been very aggressive with their advertisements lately. As far as property is concerned, you/we did not make a wrong choice.

    The only thing that's bothering me now is the way they are handling my concerns. I am not blaming Amaia entirely for this as I have to admit I have a share on this. I've been too trusting and lenient with them since they are, after all, Ayala. Most probably also, they did not anticipate this kind of response from their target market and I guess they are being overwhelmed with issues to address. Hopefully, by the time your unit is constructed, the Amaia staff have already "shaped-up" by then.

    I am hoping for a resolution soon and expecting smooth sailing from then onwards. Dapat lang po talaga siguro eh bantayan natin mabuti yung mga concerns natin (if ever there are) and make sure you get to raise them to the right person/s to expect prompt response.

    Don't be scared, kasi kahit hindi high end project ang Amaia still Ayala pa din yan. Kahit ako first big investment ko to and never ako nagdalawang isip

    Mine didn't have the breakdown as well, just a lump sum which was divided into 12 monthly payments included in the equity. I also asked this from my account officer and was advised these were for the processing of docs (including TCT, tax declaration, etc.) and commissions. Not sure though if this info was accurate.

Baka katulad din iyan ng ibang charges na iniimpose ng ibang developers, it includes the documentary stamps, transfer of title, legal fees, etc. pati yata yung application for MERALCO. I'm not sure ha, im just speculating din.

    Tama, para maging clear sa atin. Then share natin dito para maiwasan ang kalituhan.

    Minsan kc hindi nililinaw sa atin yung mga infos na gusto nating malaman. At sa mga gustong kumuha ng mga housing unit... Maging particular kayo sa mga bayarin. Wag nyo akong gagayahin.

    Kasi need natin malaman ang mga details na un dahil tayo ang magbabayad. Sa mga account officer/agent/broker explain naman nila at hindi puro pahapyaw lang.*
