    Proposed improvements for 30sqm condo unit

    Hello to all pexers!

    I'm planning to make improvements on my semi-furnished 30sqm unit. Here's the proposed layout from the developer:



    I don't have exact measurements as of now; this is a square shape unit, more or less L = 6m W = 5m

    - For the slider, I wish to achieve a simplified version of this:



    As advised by rednaku, will use a neat all-vertical slim frames, plain clear polycarbonate roofing panels with frost-like translucent sticker.

    I will be meeting with a carpenter this week for quotation. Honestly, my budget is only php70k max (labor and materials - kitchen counter and cabinets, nook, "stone brick wall", wardrobe cabinets, and sliders, excluding appliances). Really just wanted to achieve a clean, simple, space saver interior.

    To minimize costs:
    - I would retain the location of the sink and counter top and just have the extension to accommodate cook top and nook;
    - I've have the two-burner cook top + exhaust fan (concealed by kitchen cabinet) instead of gas range + hood
    - Scout for suppliers of granite and stone tiles (globemaster @balintawak or rey marketing@taytay) and other materials (soler, manila).

    Add a mirror wall on one side, as I see it place this behind the tv. This will make your condo more spacious looking.

    Yea, my neighbor unit used an all mirror wall divider and it really looks good as it gives the illusion of bigger space (but it also looks expensive ).

    I'm planning to have a stone brick wall (personal choices: behind the TV.

    But as of now I have no idea which would cost more: a mirror wall vs stone brick wall. Do you think it's best to have it in this pattern in 3-equal vertical lengths i.e. mirror, stone brick, mirror?? or would it be too much?....Need more research

    If you are planning to have a brick wall, and you are on a budget, you may want to use brick-looking ceramic tiles. Mariwasa has the Ladrillo tile, 40cm x 40cm. Ladrillo is part of their 2011 series.



    There are also similar ceramic tiles imported from Spain, but I think it costs more than the local stone cladding.

    I've used Mariwasa's Ladrillo, and I'm quite happy with the results. I used it for my facade similar to deco stones or stone cladding. But it's like 1/3 or 1/4 the price of stone cladding, as I got discount from Rey Marketing. I am doing house renovations on a budget.

    You're welcome. I actually did plan to use Ladrillo in the accent wall in the sala. But budget dictates that I just use a darker paint, then hang frame-less paintings.

    It's been hard renovating when one is on a tight budget. I've been looking for alternatives myself.

    Aside from the Mariwasa Ladrillo brick-looking tiles, I was also able to get mosaic-looking tiles which I used in the kiddie pool-homemade jacuzzi. Terme Blue 20 cm x 20cm ceramic tiles which are no longer in their website, but Mariwasa still manufactures depends on the order. I was told that Sta Lucia used the same tiles in some of their swimming pool projects.

    I cannot use a mirrored wall in any part of my house. Delikado sa bata, at sa mga taong kung minsan ay uuwing lasheng (gaya ko).

    IMO brick or similar shades would make your space look dark because dark shades pull the walls inward making the impression of small space, and, thinking they are bricks baka magmukhang Pan de Manila ang sala mo. Its a no for a small and limited-allocation space.

    Use bright sunny colors like white, cream or beige. Light colors bounce light evenly around the room and draws the eye outward, creating an illusion of space. Light colored walls are easier to accessorize because they easily contrast and help the object become more visible.

    Consider placing the furniture flush to the sides. Use wall-mounted pieces such book shelves above your tv, couch, or side table so they won’t consume moving space. Use tall and narrow corner cabinets, making odd corners useful.

    Accessorize your walls. The more objects of interest you install, the more visual dynamism they produce, the more illusion of spaces and dimensions you create in the room. Put an area rug that matches the ceiling color. Put one in the middle of the floor or under the furniture, which now become the space’s focal point.

    Test various setups until you feel the nice flow of chi and traffic, that is, you are happy and comfortable in your movements and the room does not feel cluttered.

    call the dealers, or go to wilcon.

    regular price is php73 yata. sa wilcon nakadiscount yata ngayon. php62. pero ang kuha ko, wala pang php60. kasi may special discount nung bumili ako sa rey marketing.

    Si Mr. Nats yung contractor na nakuha ko dito sa pex. You can view some of his works @ the kitchen thread. I'll definitely posts pix along with the cost breakdown once the project is done

    I met him this morning for quotations and let's just say, kulang talaga ang budget ko hehe (fyi "discounted quotation" na yun since my place is close to his workshop). I understand naman na mahal na din mga materials and may added premium talaga gawa nya.
