Annem, I've been there twice sa Paloverde Tower, Dansalan Gardens when I visited my close friend. 'Dun kasi siya nakatira. And I must say na ang ganda ng area. Complete sa amenities at masarap lang sa pakiramdam na mapalibutan ng mga puno at garden sa loob mismo ng city.

- Secure a copy of Owner's Duplicate TCT from the owner/representative (you must insist Owner's Duplicate not Certified True Copy). Then compare this to the Certified True Copy from the Registry of Deeds. The 2 TCTs must be the one and the same.
- Make sure the technical description indicated in the title should be closed. To save on money, if you have a licensed real estate broker, he/she should plot the description to save money. brokers should know this since they took seminars on this. Once plotted, the orientation (shape) of the lot should be the exactly the same with the actual property
- Secure a copy of the SPA (consularized and authenticated by the DFA) from the atty in fact. It should be with red ribbon and seal.
- Request for a copy of the Owner's Passport or any gov't issued ID with signature to verify if signatures in the SPA / any other document are one and the same. Hingi mo na rin yung IDs ng Atty in Fact.
- Finally, get the owner's contact number (cel number, email, or skype) and get in touch.
In real estate investing, buyers should exercise proper due diligence.
