RBX, Dunkin Donuts, or a new milk-tea franchise

I need some suggestions or advice. I'm thinking of franchising 1 of these. Di ko lang ma-decide w/c would be best, taking the location into consideration. The location will be in a soon to open mini-mall in Pasig. Basically yung pwesto mga stalls, tabi tabi, right in front of the grocery just like in other malls.

All 3 have very similar capital. I guess ang concern ko talaga would be the market, w/c of the 3 would sell the best . Ma-tao yung lugar, no question about it. But market ranges from low to high income class, mostly low to middle. May mid-rise condo residences din kasi just across the location.

Out of the 3, I'm sort of leaning to RBX. But I'm just not fully convinced yet. I observed 2 other branches from different locations before. Yung isa pinipilahan (mga early last year pa to), yung isa parang medyo matumal (just this year). I don't know, baka naman nasaktuhan ko lang din. Tingin nyo ba mabenta pa rin to?

A close second would be this new milk-tea company w/c my cousin referred me to. Para kasing booming palang tong milk-tea business. You don't see a lot of them yet. This can compete w/ the pearl & fruit shakes na nakakalat ngayon. But I'm afraid I'd be taking a risk w/ this din. Medyo pricey din kasi, again considering the market. But what I'm really trying to say here is, when it sky-rockets, I'd certainly like to be a part of it.

Dunkin, well, I guess it's safe to say it's fail-safe.

    Anyone? Thanks in advance

Since you'll investing large amount you definitely NEED to spend more time investigating...

Here's what you need to do...

    1. Get the contact info of 10 franchisee that bought the franchise at least in the last 24 months.

    2. Call them and tell them your plan of buying a franchise BUT tell them it's not in their location nor near to them.

    3. Ask them these questions...

    - Knowing what you know today, will you still franchise this business? Will you still invest on this?
    - Will you recommend this to your best friend?

dunkin's track record already speaks for itself. ang milk tea, no offense but uso lang ngayon kasi. i don't know rbx though.

dunkin is a established name, pero too risky, FYI lang, pag d nabenta ang donuts within the day sagot ng franchisee yun, only 3% of it ang shoulder ng company. thats why some franchisee are force to sell them again secretly kinabukasan kundi luge sila.
And dunkin is temporary close for franchise at this time due to change in management.
RBX naman ang main problem na nakita ko is yung serving time, medyo matagal lalo na pag sabay sabay ang order. minsan 15mins or more. pero if u can tie up with offices for advance orders on a regular basis, it will be rewarding.

^^very good market analysis. have the same thoughts when it comes to food business with low-income families as target market.

Milk tea is quite expensive. Hindi naman siya actually kasing sarap ng Pearl shakes sa panlasa ng masa. Lasang dahon at sampaguita kasi madalas... Yung ok lang sa akin ay yung Wintermelon...

Successful ang milk tea sa University areas kasi magandang substitute yun sa starbucks and other similar establishments...

Kung mapapansin mo, hindi ganun ka-successful yung milk tea sa malls. Nauna ang "Bubble Tea and Pearl Tea" kaysa sa "Moonleaf" but you can surely see the difference in their success.
