    kawit kami luv143, pero alam ko similar din dyan sa 1st and 2nd set (which is common). hindi ako sure sa transient worker's, neighbor's consent, etc. dami kasi development sa bacoor baka inaabuso

    Hello mga Sir / Madam, Sabi sa amin ng PFI if ready na ang unit for inspection within 3 months dpat i inspect n nmin ang unit. Tama po ba yun? May mag assist po ba sa amin na Engineer or contructor ng PFI?

    1) What are the usual minor or major finding during inspection ng unit based on your experience with PFI.

    2) Pano ko po macheck kung may roof-leak or wall moisture if summer time and turn over sayo pwede mo b idelay ang acceptance ng unit?

    3) What are the requirements for water and electrical connection?

    @ LUV143 please update ka uli ng mga bagong photos any idea kung may mga unit na po na construct sa Phase. Many Many Thanks in advance.

    ang nasa list kasi ng requirement (from profriends) is kailangan ng permit ng munisipyo. pero to get the permit ng munisipyo, you have to ask the city engineer's office

    thanks jasper, nagbigay kase ng list na ipapasa sa munisipyo ang VA dito,

    1. plans must be cert,. and verified by the BF Eng'g dept.
    2. barangay clearance
    3. CTS
    4. Approved plans with bill of materials
    5. cedula

    nakumpleto ko yan kaya confident ako nagpunta sa bacoor, kaya nahilo ako nung nakita ko na ang dami ko pa palang kulang

    uo nga city na daw kame, pero next year pa ata sila magtaas ng singil sa tax

    i-repost ko lang 'tong list na ginawa ni Neo (para meron din tayong copy dito sa thread ng bellefort) pero madami ng nadagdag with pictures pa, kaya mas maganda kung mag back read

    Inspection Checklist (During Construction) -

    1. The 4-inch thick Ground Floor PCPs should be vertically aligned with the 4-inch thick Zocalo Wall Footing (or at least more than 2 inches or at least 3 inches).
    2. If the unpainted PCPs have cracks, make sure that these are surface cracks only, and not penetrating cracks. If these are surface cracks, PFI should make sure that these are repaired using Mortabond Mortar Repair and not just Mortabond Skim Coat.
    3. The gaps between PCPs, floor slab, and ZWF should be no more than 1 inch (at least that's how I prefer it to be ).
    4. Make sure that a waterproofing sealant (PFI uses NovSeal) is applied on the PCPs before painting.
    5. Before the Flexboard ceilings are installed, visit the unit on a sunny day and make sure that no light is passing thru the long span roofing.
    6. The inside walls and surfaces of the septic tank should be properly plastered, as well as the septic tank to its top part. The top part's surface should be even and smooth.
    7. The 2 covers of the septic tanks should be square in shape.
    8. The shape of the septic tank should conform according to specifications. (The unit in front of my unit has an irregular and uneven shape septic tank. Even my Finishing Contractor noticed this. Finishing Contractors do not build septic tanks.)
    9. The center of the toilet bowl should be 1.05 meters from the middle of the PCP shower wall so that the shower would not be so near the toilet bowl, according to plan. (I've seen some which just measures 0.9 meter). However, ideal distance is 1.10 meters from the surface of the shower wall tiles. (If you can convince your Finishing Contractor to adjust it, the better)
    10. The bottom edge of convenience/electrical outlet plates should be 0.30 meter from the floor, so that that when the homeowner decides to have a thick flooring like granite tiles, there would be enough height left.


    Inspection Checklist (After Construction/RFO Unit)
    1. Surfaces of PCPs should be even and smooth, as wall as the floor slabs.
    2. Check for termite infestation in the unit's wooden parts (doors, door jambs, kitchen counter cabinet doors, eaves vents).

    5. Before the water supply is connected, make sure that the supply or stop or shut off valves of the water closets and lavatories are all tightly connected.
    6. Metal parts (e.g. windows, balcony railings, stairwell railings) should have no rust.
    7. Locks (i.e. door knobs and deadbolt locks) should be properly installed. Make sure that these could not be opened other than the intended keys.
    8. Lavatories should be properly installed, and would not fall off easily.
    9. Faucets and showers (inside the house) and the hose bib (outside the house) should not have leaks.
    10. Check for plumbing leaks.
    11. Kitchen counter cabinet doors should be smooth and do not have splinters.
    12. Make sure that upon unit turnover, PFI has already laid out the underground PVC pipe that would accommodate the Meralco cable leading to Circuit Panel Board.
    13. The post that would hold the Meralco meter, service drop cables, drip loop, etc, should be constructed weeks before the homeowner applies for a Meralco service.
    14. Light switches (single, 2-gang, 3-gang, 3-way switches), lighting outlets, electrical outlets (convenience, waterproof convenience, ACU, range, and refrigerator outlets) should be functioning properly.
    15. Water pressure should be enough that there is water supply for the showers.
    16. Water closets should be functioning properly that waste materials and fluids would be flushed out on the first flushing.
    17. Rainwater should properly run thru the roof rain gutter towards the downspout. If there is ponding, the rain gutter is not properly constructed.
    19. Make sure that rainwater does not collect on the balcony (also called ponding). The drain pass should be towards the front and back parts of the balcony floor.
    20. Metal parts (balcony railings, steel casement windows, stair handrails) should be properly welded.
    21. Surfaces that have been skim coated and painted already should not be flaking off. It this is peeling off, it was not properly applied. The surfaces should be wet before the skim coat is applied. (I've seen RFO units with skim coats peeling off).

    Exterior, Electricity, Water
    - Sealant and paint below the ground
    - Paint should not be peeling off

    Doors and Cabinets:
    - Check for termite infestation in the unit's wooden parts (doors, door jambs, kitchen counter cabinet doors, eaves vents).
    - Locks (i.e. door knobs and deadbolt locks) should be properly installed. Make sure that these could not be opened other than the intended keys.
    - Kitchen counter cabinet doors should be smooth and do not have splinters.

    Roof and Ceiling
    - Check for roof leaks and wall seepage during/right after a hard rain.

    Plumbing
    - Before the water supply is connected, make sure that the supply or stop or shut off valves of the water closets and lavatories are all tightly connected.
    - Check valves?

    Windows and Stairs
    - Metal parts (e.g. windows, balcony railings, stairwell railings) should have no rust and should be properly welded

    Drainage
    - Rainwater should properly run thru the roof rain gutter towards the downspout. If there is ponding, the rain gutter is not properly constructed.

    Exterior, Electricity, Water
    - Sealant and paint below the ground
    - Paint should not be peeling off
    - Meter post
    - Underground PVC pipe that would accommodate the Meralco cable leading to Circuit Panel Board.
