Guys, if u have already made your demand letter to Pan Asia for a full refund, you can go sa HLURB, near lang ng QC City Hall, and get forms there sa legal dept and just write your complaint. then mag-e-sked *** ng hearing for the two parties to meet for a mediation to hear your demands and the reply of Pan Asia on the matter. Pero bka magtagal lang dto kasi I'm sure na di katanggap tanggap reasons nila and di *** magkakasundo agad sa terms of payments na ibibigay ng Pan Asia. So I suggest na get a lawyer na and magdemanda na para may case na agains sa kanila. Talong-talo tayo sa option na binibigay ng Pan Asia.

to all unit buyers who already stopped paying Panasia and your checking account is still active and you still have not retrieved back the remaining checks you gave them, make sure po to check your balance.

I just discovered that last month, though I already blocked the checks I gave them, they still tried to deposit the check I gave them. It wasn't cleared but of course I was charged with bank fees. Damn them! They told me that they already informed their ''warehouse'' (wala na nga sila office, may warehouse pa ng checks??) that my checks are already on hold but they still did what they did. My bank told me that my best option since Panasia is totally unreliable to the core is to close my checking account and so I did. ****! They are total ******** and sakit sa ulo! Ang tagal ko nang hinihingi ang ibang checks ko but as usual, nuknukan sila ng bagal kumilos. Walang katapusang next week!

I called suzzete andaya, the finance manager, and her reason is they have no control over their ''warehouse'' and the only person that has an authority is their chinese Executive VP Movena Cu. Kunsumisyon! What kind of a company is this?? Calling HLURB!

I agree in seeking media exposure regarding this issue. I am also one of the affected buyers. I have already paid in full. According to this Mr. Fernandez of Marketing, the refund will be processed 60 days after the receipt of Refund Letter. They will be paying through pdcs for 16 months!!! Unbelievable! Kakainit ng ulo sobra!

Last check payment ko this coming Mar 17 and I got the same information when I went there this morning.

I have a big problem, due to unforeseen events I lost a copy of the Contract I signed with them but what I do have are the OR's for the Payment and they printed me a copy of the complete payments I made.

I asked them for a copy of the contract and they said na di pa nila mabibigay since nag lilipat sila ng office.

I actually didn't know na nag lipat sila ng office. I got no letter or email or text na sinasabi nila pero they gave me the same information.

October ang proposed turnover date and that the new office is at Greenhills.

In all fairness I like the location of the condo and I am still hoping that the building will be built pero with a lot of investors asking for a refund siguro mas mahihirapan sila ituloy ang project.

So here is my dillema, I need at least a copy of the contract so that I can ask someone to review it and check for my options.

I read that the somebody suggested for a meetup .. I agree. How about Feb 26 Sunday sa Blendz Coffee sa Megamall.

If anyone can photocopy/scan their contract I would deeply appreciate that. You can PM me for my details.

Hi guys, for those who still have no news about the development of Pan Asia's project SSG2, wala pa din pong nangyayaring resumption ng construction up to now. And worse, dun sa mga buyers nagtatanong ng explanations and humihingi na ng refunds nasa bansa man o abroad, ay hirap makakuha ng mga sagot. Most of the times they don't answer their phones. O kaya naman laging wala sa opisina ang officer na dapat kakausapin.
Dun po sa mga gusto na talagang mag back-out and humingi ng refunds, I suggest i-consider nyo ng kumuha ng lawyer and write immediately a demand letter to Pan Asia asking for a full refund.
At tapos kasuhan nyo na agad sa hindi pag deliver ng mga units at kawalan ng kongkretong solusyon sa problema.
Tungkol sa contracts, I think yung may mga pirma natin ay nandun pa din sa opisina nila, and if u remember nung pirmahan yun ay blank lang naman nakalagay sa mga dates, anyway we secured a blank copy of the documents and was used by our lawyer as part of the evidences against Pan Asia.
Despite what happened, pan Asia is continuing their marketing and advertising campaign. Offering the units to potentials victims!.. este buyer pala.

As for my case, they said that my refund/checks just need the signature of their Exec VP Movena Cu (check your contract to sell, sya yung signatory supposedly) who they said last last week would be here in the Phils by fri or sat Feb 17/18. They told me to call this week. Ok fine next week na naman...

I called and learned that this Movena Cu is still not around and they said ulit that she'll be arriving this coming fri/sat. Parang history repeats itself lang e di ba. Yun ang reason nila last week, eto na naman this week. Tawag na lang daw ako NEXT WEEK!

Now I wonder totoo kaya wala sa pinas ang Movena Cu na ito or talagang nagtatago lang, or talagang walang plano ang Panasia na ibalik ang refund natin? Kung totoong wala pa dito ang Movena Cu na to, kailangan na ba sya ipa-extradite to sign those docs/checks? Hindi pa pde mgsign any of her representative since she can't be here? Should she be a wanted person already? Sya naman kasi ang tinuturo ng mga managers ng Panasia, who have no authority at all to give us our refunds.. and so they said. (pero may authority magbenta at kumolekta ng bayad ng buyers??)

I've been patient with them sa totoo lang and it's ok for me kahit installment basta maibalik lang ang perang pinaghirapan ko dito sa Pinas, but with the current development (or no development should I say), e possible na magfile na ko ng case and demand a one-time payment full refund kahit tumagal pa basta maparusahan lang ang mga officers ng Panasia. I already talked to rad93's lawyer.

Sa totoo lang naiisip ko na nga ipatumba na lang mga to e.

As for my contract to sell I have a copy though hindi ko **** sya pinirmahan before dahil puro blanko ang mga important data don like date of turnover and the TCP. Nakaindicate ang TCP but there is a blank space there for the figures na pde nila lagyan ng bago tcp in the future. HUmingi ako ng revision but they never gave me a revised one. So I didn't sign.

For those people naman who still sell this project, wala naman kayo maitulong pag nagakaproblema benta pa kayo ng benta.

I'm ok sa Feb 26. Shall we meet with a lawyer para mas concrete ang next move natin? I think we will be needing a media if we want this Movena Cu to show herself to us kung sya talaga ang dapat iharap satin nina Richard at Suzzete.

About the media attention naman, we've tried once. Pero sabi nila exert all possible remedies first. Like filing a complaint, bringing the issue to the attention of the HLURB, at pag wala pa ding nangyari, then the media will be more than willing to help us *** kalampagin ang mga ahensya ng gobyerno at mga taong dapat ay umaasikaso dito.
I hope makapag file kna din ng legal complaint.

I am about to write my request for refund but I do not know the grounds stipulated on the contract to make a valid request for refund. Ako po yung na lost yung contract ...

Can anyone post here the reasons stated on the Contract kung ano ang valid ones to ask for a refund.

I wanna make sure that the refund letter I will create will accomodated by the SG2 management.

Also, I smelled somethings fishy sa statement na binigay nila sa akin that they are moving to a new site in GreenHills. Nung nag punta ako sa Union Bank Plaza the front desk said that they left all their things .. baka ito yung dahilan kung bakit di nila ma process ang mgapapers dahil may utan pa sila sa union bank and union bank is holding the assests asa collateral.

Just my two cents .. sana may mag investigate baka pwede gamitin panlaban if ever kakasuhan sila.

Any help will be deeply appreciated ... I know everyone is busy pero I will be eternally grateful po sa makakapag bigay sa akin ng copy ng contract.

I'm fully paid in my DP since December 2011, however i still dont have the copy of my contract to sell or any receipts of my payments except it will show in my statement that they took money from my account. My dilemma is I dont have any documents from pan asia for all of my payments. Please advise what best for me to do.

@panme, you can ask pa rin po for refund. aminado naman po ang pansaia na talagang it's them who didn't live up with the contract. siguro po you may use a bank statement for proof na naencash nila ang mga pdcs you gave them.

for more legal advice po you may contact po 09178710922. he's a lawyer po handling already cases against them.

as for me, i had already received the checks for my refund. i think isa ako sa mga maliliit pa lang ang nadeposit sa pansia kaya isa ako sa nabigyan na ng refund. wala pa daw schedule ang mga malalaki na ang naihulog like those who already have paid in full. so i suggest if you have deposited a huge amount na, better seek legal advice na din 'coz for those who have already paid in full, i know 16 monthly installments ata ang i-ooffer sa inyo. it's up to you if tatangapin nyo un. if payag kayo sa ganun, humingi na din kayo ng interest comparable sa interest na makukuha nyo sana from other investments like time deposit, trust fund and other condo kung don nyo ginamit ang pera hinulog nyo sa panasia.

nakakainis man at installment pa sya, inaccept ko na because they're really wasting my time and effort like as if sila lang ang inaasikaso natin sa buhay natin. but IM STILL NOT HAPPY AND IM STILL WORRIED with these PDCs. what if closed na ang checking account nila at tumalbog ang mga tseke? hindi pa rin ako matahimik. sobrang stress and ang dami na din abala ang binigay sakin ng developer na to. i was even forced to close may checking account with my bank dahil hinuhulog pa rin nila ang binigay kong pdcs kahit ngpastop na ko ng payment. if this happens, i'll make sure aside from a legal case ay makakarating na to sa media for the sake na din of other buyers who are still clueless of what's happening esp sa mga buyers abroad.

and fyi, illegal pala dito sa pinas ang preselling of real state properties. naging kaugalian na lang daw dito dahil may mga developers naman daw na nakakadeliver ng projects in time kaya nagiging lax ang batas natin. tsk tsk.. lesson learned. dont buy presell maliban na lang ***** if konting palitada na lang tapos na, and dont buy from sellers who are not directly connected to the developer, i mean sa mga 3rd party, outsourced marketing arm coz pag nagkaproblema, wala sila maitutulong (this at least is for me).

@panme, you may use the receipt that they gave you when you gave them your PDCs. Remember those PDCs is one of their requirements right? may binigay sa inyo na receipt ang pansia indicating the check nos and the dates na binigay nyo sa kanila, nasa inyo pa po ba yun? That and a bank statement are enough proof of your payments to panasia.
