may mga affordable din naman. Try to scout for foreclosed properties. Like I said in my previous post, meron nag foreclose na mga 800k lang sa Mandaluyong, which is very near na sa Ortigas/Pasig area. Meron din mas murang lots sa may bandang ortigas extn (yun daan papuntang cainta). malapit na yun. Ang mahal din ng presyo ng condo sa Pasig/Ortigas area. Maliit pa ang space mo. Then if you really want to settle in your province, malaki na ang value ng lot mo by then. Pag condo kasi after 5 years, depreciated na din ang value. Lalong malaki ng dine-depreciate kapag 10years + na

there is a new problem with house ownership via design and build subdivision developers. these developers will not turn over the subdivision until all payments are paid or if there still one lot vacant. while within that period, they charge homeowners exuberant monthly fees including water bills.

so be careful before going into those design and build SCAMs ... este SCHEMEs.

    Condo vs. H&L

Condo definitely! Kasi it suits my lifestyle.

I'm an overseas Pinoy kasi. I fly back to MNL every month. I used to own a house & lot in a subdivision in QC - sakit ng ulo ang monthly maintenance and upkeep + bayad ko pa sa katiwala. Tuwing uuwi ako, ang dami-daming inaasikaso - kesyo sira ang water heater, etc etc etc. I'm sure kung ano-ano pang hanky-panky pinag-gagawa nung katiwala in my absence.

Di ko tuloy ma-enjoy ang uwi ko sa Mnl Then the travel time from the airport to QC and back - haaaaay naku, grabe ang traffic.
I'm sooooo glad I was able to sell it. Now I got a condo unit at the Fort. It's only 10-20 minutes away from the airport, everything is so accessible and near. It's very safe too! I also got rid of my car and now I earn a little income from renting out my car park slot. When I fly out, I just lock and leave and I know that when I fly back in two weeks or so, everything would be exactly where it was when I left. Good riddance din kay "katiwala."

Again, to each his own. You buy according to your needs and wants and buying power

But if u choose to buy a condo, make sure u buy from a reputable developer in a prime location para yung investment mo may appreciation over time. It's not just location, location, location anymore but also the developer and building management's reputation could make or break your investment's worth.

BTW, I am still amazed with the Pinoy mentality of "sosyal" --- What gives?? Been away too long I guess Again, to each his own

Benefits of having a house and lot:

    1. You won’t be sharing walls with neighbors
    2. Landscape your own garden
    3. You are responsible for the upkeep

    Advantages of having a condo:

    1. Cheaper than a house and lot
    2. Lesser upkeep than a house and lot
    3. Access to shared facilities such gyms, pools and restaurants
    4. 24/7 security
    5. Proximity

Personally, I would choose a condo over a house and lot because of its usual proximity to my workplace. In fact, I recently bought a condo unit in Zinnia Towers (built by DMCI Homes) in Quezon City.
