    @miletjs I really don't think that the property pollywog refers to is not located inside or near NCR. Masyadong kaduda-duda na location nyan. Or baka naman may masama nang history yang property na yan.

    @wadahek I agree with you. Tsaka iba talaga ang convenience pag nasa condo ka. Lalo na pag napaka ganda talaga ng location ng condo mo. We used to have a condo unit too, commercial unit nga lang. Kaya nga bihira lang kami mag-break even sa monthly ledgers namin. Nagsara nga lang due to conflict in partnership.

    It's at Soldiers' Hills Subdivision in Muntinlupa. 20-30 mins away from Festival Mall and Alabang Town Center.

    Me nabili kami, 177square meters for 1.2M; pinaayos for 300T. Pinapa-rentahan namin ngayon.

    Meron din dun, mga foreclosed ng GSIS. Kaso halos lote na lang mapapakinabangan.

    I think meron din sa Better Living na mga ganung for sale. Or sa Pacita.

    at one point in my life, i've lived in a CONDO TOWNHOUSE and BUILDING CONDO.

    -Enough Security but sometimes (depends on what condo you are located...you are secure outside...yes.. but inside, you don't know...as the turnaround of your neigboring condo units is very fast dahil marami pa rin ang nagpaparenta lang and you don't know the background of these people in your adjacent units or near you.

    -Utilities at Monthly Condo Fee na lang gastos mo. It is easier to budget
    -Repairs and Maintenance ay sakop na ng condo fee ninyo
    which most of the time that needed repair is the exterior
    Interior repairs/maintenance is not that much costly compared to exterior. Also, there are instance na due to exterior problem, pati interior ng unit mo will be damaged (like leaking roof or wall), sagot na ng condo board yun and wala kang babayaran for the repair of both. Pero sometimes, if there are repairs, you can't control sometime kung kailan nila aasikasuhin yun! Need a lot of followup.

    -Value of your condo (NEW one) appreciate thru times specially if you are within the CBD and also Manila is really congested right now and more demand for Condo units will be really high in the next few years. (BUT THIS APPRECIATION is LIMITED TO 5-10 years only, after that padepreciate na). kaya marami ang nagbebenta ng condo unit nila 3-5 years after.
    -Maraming restriction like for example pets, noise, etc..
    not kid friendly (if you are single, then this is ok)

    TIP : As much as possible, don't buy a model unit condo.
    Looks nice inside pero marami palang interior repair na kailangan gawin in the next few years na maglalabasan because in reality, yung mga materials at pagkakagawa sa unit mo is for DISPLAY purpose only and not really of the best material and workmanship, thus it is not that livable and you will end up paying for these repairs for plumbing, door knobs, sink, lavatory, etc.. more!

    sa House and Lot naman which i currently live ( i am talking about single family home ha and not condo townhouses) :

    - I have more freedom to do whatever i want interior/exterior of the house.
    -Uncontrolled security, di bale sana kung mataas ang bakod mo just like ours or nasa exclusive subdivision kayo where there is guard roaming around and it is gated . for example Corinthian Gardens, etc..
    - There are still association fee if you live in an exclusive village especially!
    - Realty tax is much higher!
    -Utilities is more expensive because technically, the whole house has more electrical outlet and lights needed, thus more prone to more usage of electricity, water, heat, gas, etc...
    -Repairs and Maintenance - Unexpected Repairs can comeup anytime
    and i tell you, this is very costly! I am talking about exterior repairs pa lang dito which is really the COSTLY ONE! You really have to save up for this kind of unexpected cost.
    -Maintenance of your backyard/frontyard or garden can be really very costly and needs a lot of work and responsibility! Otherwise, there are exclusive subdivision that will fine you for not maintaining your garden or front lawn as this affects to the image of the subdivision.
    -You don't know what to expect if the land value or home value will appreciate or depreciate thru times. depends on the development of your community and crime rate.


    gash! if you are single, CONDO is the one for you! Then pag nag-asawa na, ibenta mo and then buy a house and lot. Also, if you are a couple na walang balak magkababy, this is perfect! Also if you are a kind of family na mahilig sa mga trips, living in a CONDO will surely help dahil almost FIXED ang nagagastos mo yearly and you can really save up for your next Adventure! I have lots of family friend who opt to choose to condo kahit may mga anak sila because they are a traveller talaga! They have kids aged 3, 5 and 7 and all of them, napuntahan na ang Disneyland/Disneyworld except sa France! gash! dinaig pa ako at their young age huh!

    I'll go for House & Lot, we bought our lot 1990's pa and we only bought it for 180,000 pesos ngayon 12M na lot pa lang wala pa yung value ng house. eh kung bumili ka ng condo unit nung 90's pa magkano na kaya yun ngayon? baka dilapidated na yung bldg

    house and lot syempre kasi yun segurado na mapapasayo na yun buong buhay mo hindi mo na iisipin pa yung ibabayad mo monthly para sa maintenance sa mga condo. pwede ka maglagay ng garden at playground para sa mga anak mo kung sakali.

    For me i choose house and lot!
    What is your purpose, to use it yourself or use it as investment? Buy a house + lot if you intend to use it as a haven for your retirement. Buy a condo if you want to have it leased or use it as transient when you or your close kins come here for a visit.

Paupahan mo ng 8-10k per month. Pag sawa ka na, konting renovate, pa split mo ang title, ibenta mo each unit. by that time siguro nagtas na ang value ng lote. Kaya mong ibenta ng doble or triple sa nagastos mo sa pagbili ng lupa, paggawa ng bahay at pag renovate. Kaboom! Pwede mo ng paikutin ang pera mo at mag real estate business. Hehehe

    hi, tanong ko lang po, may monthly maintenance fee po ba ang house and lot na may amenities and facilities like Guarded Entrance/Exits, Patio Greens, Basketball Court, Playground, and Swimming Pool? yung low cost housing po kasi na Amaia Scapes ng Ayala Land may ganyang amenities and facilities. kung meron po, tingin nyo po kasing laki ng monthly maintenance fee ng condo ito? nabasa ko po kasi sa taas na pag daw condo ay yung space lang ang pagmamay ari hindi yung lupa kasi nakapangalan pa rin yung sa developer. eh kung sa house and lot po nagaling sa isang developer like Amaia, kanino po napupunta ang title nung lupa, sa developer po ba o sayo?

    pag condo, ang pwede mo lang ayusin, yung interior decoration ninyo,
    sige try ninyong ayusin pati ang coridor

    pag house and lot, mapagod ka man kaka ayos ng lawn ninyo, kakabili ng mga kung anek-anek sa garden, at ilang kotse ang isaksak sa garahe, ok lang.. sa inyo yun eh.. hehehe

    advantage pa na habang tumatagal, nagiging mahal ang bahay at lupa, e sa condo? tapos pag nasunog pa ang condo, yari ka.. kasi malamang, apektado condo ninyo, malas ninyo pa kung nasa upper floor kayo ng nasusunog na flat.. awtz

    Dear, halos lahat ng area sa metro manila binabaha. Bihira nalang ang hindi binabaha pag malakas ang ulan. Kahit ang mga hindi naman binabaha noon, ay binabaha na ngayon. Asa Pilipinas po tayo.

    Tip: meron pong mga foreclosed na lots and house-lots s mga bangko. Meron nga sa mandaluyong which is a CBD city, 800k+ for a 130 sqm lot + house pa. Konting renovation, livable na. And expectedly, nabili agad. Meron din sa bf homes pque, townhouse unit daw, bought for 700k+ by my boss. Renovated and he sold it almost twice the price at 1.4m, kaka post lang nga sa internet, sold agad. Bought in cash by the buyer. Now he's into this business na. He bought 4 units of foreclosed properties na and sells it. Or he told me na kung matagal bago mabili, pwede nya ipa rent muna.

    Syempre hindi lahat pinalad sa house and lot. Those who bought from provident, lost and lost a lot. Pero we have to note that what happened last ondoy is exceptional. Ang place ko bahain pag malakas ang ulan. Pero kahit nun ondoy, never napasok ng baha Ng bahay.

    shawsank, nakakatuwa naman ang reply mo. kami balak namin kumuha ng condo kasi nagrerent kami ngayon ng apartment. nakakahinayang yung monthly rent. so naisip namin while wala pa kaming pambili ng bahay, kuha muna kami ng rent to own na condo. then pag may naipon na kami na pambili ng house and lot, ipaparent namin yung condo. sana matuloy hehehe.

    A cost of a 22 sqm condo can make you buy @ a house and lot with 40 sqm floor and lot area, baka pwede ka pa makakuha nang single attached na house sa 2m na kadalasan studio type condos lang.

    I'm not part of anything but if you want a condo, I suggest you inquire on manila rivercity residences sa may pedro gil. mura packages nila.

    ^ yup, pero hindi ata namin afford ang prices dito sa pasig and ortigas. and preferably malapit talaga sa business district to save time kasi may anak kami, so we need to go home early. we want to settle din kasi sana sa province after ... 5 years, so dun talaga yung preferred location namin ng bahay.
