Legal And Miscellaneous Fees for Bank Financing
The LMF for bank financing is 8% of the unit's selling price. This includes:
1. Real property taxes for one year
2. Premiums for the first year coverage - mortgage redemption insurance (MRI) and fire insurance
3. One set of house plan blue prints
4. Homeowner Association Dues for Provision for Preventive Maintenance
5. Administrative Expenses
6. Transfer Certificate Of Title
ha ha matagal pa...i just paid my reservation last May..
but anyway pag nabenta haws ko dito sa Sta Rosa, Laguna babayaran ko ng buo yan unit ko dyan sa CE...For Sale ko by Nov. yung haws & lot unit ko dito sa Sta Rosa (near Enchanted Kingdom) kasi target ko makalipat next summer..schooling pa kasi ng mga bata ngayon dito sa Dominican College (in front of EK) kaya lipat sila dyan sa St.Anthony sana.... pero yung panganay ko sa Adamson Manila pero no problem naman sa biyahe from CE
my work naman wow 5 mins away from CE !
I think kaya nyong makalipat ng summer. kasi nakita ko lahat ng CE8 lots, may units na at different stages of construction (if i'm not mistaken). dapat tutok sa inspection. parang eksakto yung payment plan mo. no need for financing after paying the equity.
5 minutes from your work? whoa! sarap nyan. kakainggit yan.
CE9 - Almost Sold Out; Just 2 Units Left
I was on the phone with PFI's Sales and Marketing Manager Jane Tombokon today (June 15th) and she said that there are only 2 units left for sale at CE9. The rest are either sold or reserved already. Wow!
From what I know and counted from the CE9 Subdivision Development Plan, there's a total of 405 units at CE9 aka The Oaks 4.

if you can drive @ 100-120 KPH straight, you can be in these places & terminals in a few minutes from CE:
(CE-Paseo still under plan)

Master Neo,
Congrats!
Salamat, bro. Yep.
Yung mga zocalo wall footings, very visible. After several rainshowers in the past weeks, angdami agad damo.
The pix would also show the Meralco posts na nilagay a few weeks ago.![]()

Why I Chose the Inner Lot for My Oakwood B House?
Budget and security issues. Personally, I would rather have a big house than a big lot for it would be easier for me to secure the place, and less expenses as well for the perimeter fence. The 88sqm lot means that about 85% of my right and left perimeters are already "fenced", my firewall on the left, and the neighbor's firewall on the right. I just need to add 2 meters to the left and right sides, then the front fence and gate. And since my rear is the perimeter fence of the Carmona Estates Phase 9, that saves me on the back fence. The Engineering Office said I can just raise the fence to the height I want.
However, If I have the budget, I would have opted for a corner lot at CE9.

Carmona Estates - Cedar Village: The Revolver Estate
If South Forbes Golf Estates looks like a dragon from above, the Carmona Estates-Cedar Village aerial view looks like a Revolver to me. What do you think?
