    Item 401900 is "Complete Documents"

Part of the requirements/documents for compliance is the submission of postdated checks for the monthly payment of the equity or down payment. Upon submission of these checks, Profriends would issue a Provisional Receipt equivalent to the total amount of the post dated checks.

Upon full payment of the equity or down payment, the homebuyer can then get all his/her monthly Official Receipts from Profriends. Be sure to get these on the month following the last payment, and not on the day after the last payment. Official Receipts are usually generated on the last day/week of the payment month.

These checks which were deposited and encashed by Profriends would then be returned to the homebuyer thru the bank that provided the checks. In my case, my checks were together with my monthly statements of account.

Preparing checks is much faster via a computer and (at least) a desk/inkjet printer. Just prepare a template and print all the similar checks. All one needs to do is sign the checks. Or you can go the the Head Office as they have a check writer there.

As such, Profriends would be the one "financing" the remaining portion or the loan initially, while the loan is being processed. So that Profriends would require at least 12 Monthly Amortization post dated checks equivalent to the amount indicated in the first correspondence mailed by Profriends to the homebuyer. Aside from the 12 M.A. PDCs, the homebuyer would also issue a post dated guarantee check amounting to the amount of loan less the total amount of 12 M.A. PDCs. The dates to be entered in these checks should be verified with Profriends Mortgage Documentation Department in Mandaluyong. This can be done via YM chat, phone, email so that the homebuyer need not go to the Mandaluyong office.

Once the loan is taken out, and the proceeds given to Profriends, Profriends would return the M.A. payments and the unused checks. There may be some charges on this (hopefully minimal), to account for the time difference.

If the loan is via in-house financing, there would not be any time difference, and the homebuyer would just continue paying and issuing PDCs to Profriends after he/she has paid the equity or down payment in full.

The site office would receive the documents and the staff would give the homebuyer a Transmittal Form indicating all the documents received. Sample below. To verify if these were received at the Mandaluyong Office, contact Melai Estrella or Jokay Cantada, contact information posted in previous messages.

I think kaya nyong makalipat ng summer. kasi nakita ko lahat ng CE8 lots, may units na at different stages of construction (if i'm not mistaken). dapat tutok sa inspection. parang eksakto yung payment plan mo. no need for financing after paying the equity.

5 minutes from your work? whoa! sarap nyan. kakainggit yan.

CE9 - Almost Sold Out; Just 2 Units Left

I was on the phone with PFI's Sales and Marketing Manager Jane Tombokon today (June 15th) and she said that there are only 2 units left for sale at CE9. The rest are either sold or reserved already. Wow!

From what I know and counted from the CE9 Subdivision Development Plan, there's a total of 405 units at CE9 aka The Oaks 4.

Salamat, bro. Yep.

Yung mga zocalo wall footings, very visible. After several rainshowers in the past weeks, angdami agad damo.

The pix would also show the Meralco posts na nilagay a few weeks ago.

Why I Chose the Inner Lot for My Oakwood B House?

Budget and security issues. Personally, I would rather have a big house than a big lot for it would be easier for me to secure the place, and less expenses as well for the perimeter fence. The 88sqm lot means that about 85% of my right and left perimeters are already "fenced", my firewall on the left, and the neighbor's firewall on the right. I just need to add 2 meters to the left and right sides, then the front fence and gate. And since my rear is the perimeter fence of the Carmona Estates Phase 9, that saves me on the back fence. The Engineering Office said I can just raise the fence to the height I want.

However, If I have the budget, I would have opted for a corner lot at CE9.

Carmona Estates - Cedar Village: The Revolver Estate

If South Forbes Golf Estates looks like a dragon from above, the Carmona Estates-Cedar Village aerial view looks like a Revolver to me. What do you think?
