    Yep. Mabukol na concrete surfaces ang karaniwang problema. Ang cracks kung surface cracks yan, hindi maganda ang paglagay ng Mortabond Skim Coat. Kelangang irepair yna. Pero kung ang cracks ay cracks sa surface ng panels before lagyan ng skim coat, dapat ang nilagay ay Mortabond Repair Mortar. Yan kasi ang pinangako sakin ni engineer dun sa surface or spider cracks sa ground floor PCPs ko.

    inspect eh. Hehehe. Pero malamang yugn sinasabi mong 3 inspections ay yung formal inspection prior to accepting the house.

    Talagang halatang mayayaman ang kumuha ng Big Oaks. At for them to revise the facade, meaning fully paid na sila.

    Napansin ko lang sa first pic, shared firewall yung Big Oaks sa Oakwood A (yata). Tapos shared back wall pa sila ng Pines Unit sa likod. Malamang hindi alam ng homebuyer na ganun ang nabili nya.

    tama ka, kailangan talaga icheck muna, di pa sya rfo, i checked d house las sunday..mahirap magtiwala pala talaga sa agent puro pwede at oo kung kausap. went to head office wd my broker today sinabi nila na 6 to 7 months pa daw talaga pwede mag move-in kaya di muna ako nagdown. kelangan ko kasi talaga by sept me malipatan na. salamat and goodluck sa tin.

    Kung gusto mo talaga ng RFO, baka meron pang bakante. Or check mo yung ni-post ko na Oakwood B for sale na may gate, bakod at service kitchen na. RFO na RFO talaga yan.

    Marami talagang agents na puro oo at pwede ang sasabihin, para makabenta agad. Komisyon agad. Pede mo ding icheck sa Sales Office kung meron pang units na RFO talaga. Kasi nung nagtripping ako ng November 15, 2009, yung agent ko may inooffer sakin na RFO unit sa CE7 by the perimeter fence (pero yung daanan ng sasakyan at tricycles) na mababa ang fence. RFO talaga yun, meaning wala lang ang mga plumbing, bathroom, and light fixtures. Baka may makita pang iba an agent mo. Pero wala akong pang full downpayment, so hindi ko din pedeng kunin.

    May nakasabay akong agent sa model unit. Nakakwentuhan ko yung co-agent nya. Kwentuhan lang naman. Aba, parang naging defensive. Di ko naman sya sinisita. Minsan naman may nakasabay akong buyer sa balcony. Yung agent nya nasa baba. Kwentuhan kami ng prospective buyer. Pero kung ako tatanungin, kayang iturnover yon ng July. Kasi yung sakin, puro panels pa lang. Pero hinahabol nila ng July ang turnover. Yung sayo nga na finishing na lang eh. 1.5 months lang yan. Pede mo ding icheck sa Engineering Office. Look for Engr Daryl Buenaventura. Sya in charge sa CE8.

    yan ang lugar nagustuhan ni esmi kaya GO na din ako....hehehehe ...yan din ang napansin ko eh iniimagine ko nga kung ano ang original na structure nun....before nila napa-renovate....kaya ako ipon-ipon muna bago magparenovate...mukhang malaki pa rin aabutin eh ...

    oo *** nga un, matabang bata ba? di p nga rfo *** bahay pero nakita ko sa list nila rfo na, den 4month to pay ang downpayment, pero sabi ng agent kung magfulldown pwede daw irequest na makamove in early instead of 7months. ang bank daw at least 2months ang processing den turn over na daw so nasa mind ko na by sept pwede na. natuwa ako wen we checked the haus kasi stil have chance to monitor and check akala ko kasi me pintura n. today me and my broker went to the head offc to pay fulldown pero siniguro ko muna kung pwede na magmove in by sept sabi nung kausap namin wala daw ganun 7months daw talaga or 6months pwede... so pagiisapan ko p, anyway the 7%discount for my fulldownpayment can still avail til july 12. tama magtatanong ako ng tunay na rfo. naisip ko din *** forsale sa ce8 me idea kb how much? pero facing west sya super init s balcony and master br.

    yep, bro. dapat matang lawin talaga. siguraduhin lang walang muta yung matang lawin.

    actually, compared pa din sa ibang house and lots within or near the area, maganda talaga ang Carmona Estates. yun nga lang sa sobrang dami ng units relative to the small number of engineers, hindi matutukan yung construction. kaya nasa homebuyer na din yun kung gusto nyang makasiguradong maayos ang bahay nya, periodic inspection dapat during construction.

    ako kasi inalam ko agad kung sino ang engineer ko. pero yung unga si Engineering Office Head, Engr Jovits ang kausap ko. nung first time kong ininspect ang unit ko ng Sunday at may nakita akong hindi ko gusto, tinawag ko agad kay Engr Jovits. the next na punta ko (Saturday), pinasamahan nya ako sa 2 junior engineers, then in a few minutes, sumunod yung engineer in charged sa unit ko. he was the one who suggested the solution. then i just made constant follow ups. nagawa naman agad yung pinangako nya.

    pero never pa naman ako nang-away, diplomasya pa din ang ginamit ko. pero kung major major issues na, siguro i would go ballistic na din. di ko din masisisi ang ibang homebuyers na magalit. busog na busog na sila sa reklamo. meron kasing contractor dati na palpak ang gawa. pinaalis yung contractor na yun. pero too late at madami na ding nagawa. kaya puro repairs ang inasikaso nina engineer.

    nung sunday naman, may nakausap akong renovation contractor, meron daw isang contractor na hindi pinapasweldo ang mga workers. siyempre pano ba naman gaganahan magtrabaho ang mga workers pag ganun.

    this week alalamin ko kung sinong contractor na ang nakaassign sa unit ko, after the PCP installation.

    maganda talaga yung location ng Big Oaks by the perimeter fence. single detached talaga.

    yung house sa first pic mo, i verified it sa Subdivision Development Plan for CE6, 3 Big Oaks units are like that, that shared a firewall with an Oakwood A (small balcony), and shared a back wall with a Pines Townhouse. This is like a 4-cluster Oakwood B houses, units that I would not buy.

    suma tutal,, humingi ako ng lifeline sa aking agent... luckily,,, naayos naman namin bago mag christmas vacation...

    kaya sa mga magpapasa ng reqquirements dyan... naku...
    hindi ko alam kung anong ipapayo.. but make sure na maayos na nagawa nung clerk ang trabaho nya...

    Regarding documents, here is the message I posted months ago in the thread Experience With Profriends with regards to my bank financing.

Then I would verify the next business day, if Corinne has transmitted this to Mandaluyong. Then I would check with Melai/Jokay if they received them already.

    Constant follow ups ako. The good thing for me is that all means of communication are at my disposable. So I would just let my fingers and voice do the walking.

    By the way, yung mga notices nila like First, Second, Final, Final Notices, ask your agents. Di mahigpit ang PFI dyan. Panindak lang. Kasi kung bank financing, matagal pa bago maprocess ang bank loan.

    Madami pa akong tips sa kabilang thread. Pero natabunan na at ang hirap magbackread dun. At tsaka that thread is for Pro-FRIENDS (PFI) in general or for all sites. Buti na lang, meron nang Carmona Estates thread.

    Legal and Miscellaneous Fees vary per Financing Scheme. For Bank Financing, LMF is 8% of the selling price (Total Contract Price is Selling Price + LMF). For In-House Financing, LMF is 4.5%. At syempre iba-iba din ang composition ng LMF. Sa Bank Financing, kasama na duang ang first year RPT, MRI and Fire Insurance. Sa In-House, di pa kasama yan. MRI also varies kung anong bank ang financier. To make it easier for PFI, they just fixed the LMF at 8%. However, PFI computed the Oakwood B RPT at PHP11,700. This is contrary to the records and computations given to me by the Carmona Municipal Government yesterday morning which is PHP8,000.

And ang gising ko kasi ay 8-9am, so by the time na umabot sa harap ng unit ko ang araw (1pm), gising na ako at nakapasok na sa office. At may mga balak din ako para di mainit sa harap ng bahay ko.

    I suggest if you can be assured na tatapusin nila agad ang unit mo, pay the full downpayment and avail of the discount. In any case, pabor lahat sayo yan. Just get an assurance.

    By the way, as long as all the documents coming from PFI are good and in order,and the house is at least 60% complete, the bank can approve the loan and release the loan guarantee and the loan take out in less than a month. My loan was approved in less than 2 weeks. Nadelay lang kasi sa issue ng TCT ko na hindi napansin agad ng PFI. Till now kinukulit nila ang ROD.

Check your Counseling Confirmation Form. If you don't have or you've lost/misplaced your copy, ask Profriends if you could borrow their copy and have it photocopied.

    And to answer your last question, no, I haven't paid my real estate tax on my own yet. I would be doing this next year, and I would pay at the Carmona Municipal Hall.
