CE Sportsfest/Basketball Tournament:
The clubhouse has been very busy. Everytime I would visit CE on a weekend, there's always an occasion/celebration there.
Today, aside from the Clubhouse occasion, there was a basketball game between CE7 and CE8. Seems like the HOA is very active.
Finally! My Unit Has Second Floor PCPs!
After 3 months of waiting for the fabricated PCPs, the engineering office was able to install the second floor PCPs in my unit:
To my surprise, it was only my unit in my row that has some changes. Kulitin ko ba naman nang kulitin ang Engineering at Mandaluyong Offices
Naglibot na din ako sa CE8, and was fortunate to find houses which have the same renovations as mine. Kaya kinausap ko agad ang workers and gave them my business card. Hopefully the contractor would call me tomorrow so I can ask for free quotation.
I've also made some measurements. My lot is exactly 8 meters by 11 meters. The thickness of the PCP walls vary from 4 inches to 5 inches. Most are 4.25-4.5 inches. The second floor slab is 4.25-5 inches. Then kakapal pa yun pag binuhusa pa ng flooring to hide the PVC orange pipes for electrical.
Ok naman. Di masyadong may gaps ang mga PCPs, zocalo wall footing and second floor slabs. Unlike yung ibang nakita kong units dati sa CE8.

Oakwood B's Price Shoots Up to PHP1,972,000
I just found out from an agent at the clubhouse that the price of a basic Oakwood B House (88 sqm lot area) is now PHP1,972,000. Whoa! Good thing I got mine 17 months ago at PHP1,695,000. And my unit is by the perimeter fence making it a single attached-almost detached unit (no shared/common wall with the adjacent units). I think the CE7 and or CE8 Oakwood B Houses were offered 2-3 years ago at PHP1,625,000. Talk about property appreciation!
Real Property Tax for Oakwood B House (Inner Lot 88sqm)
I was on the phone with the Carmona Government's Assessor's Office (Edgar De Guzman 09175474026) and asked for the RPT for Oakwood B houses with 88sqm lot area.
He said that the RPT is 2% of the assessed value of the property. Current assessments are as follows:
Lot - PHP22,880
House - PHP377,120
RPT's are as follows:
Lot - PHP457.60
House - PHP7,7542.40
Total RPT - Oakwood B (Inner Lot 88 sqm)
Thanks to Mr. Edgar De Guzman. He was very accommodating. He also said that the house would depreciate and the lot appreciate in value. Thus, the RPT could vary in the succeeding years.
It seems that the current price (appreciation) of the Oakwood B House at PHP1,972,000 selling price has something to do with the increase in the RPT. It was just PHP5,000 in the previous years according to some homeowners at CE5 and CE7.
Why Pro-FRIENDS is charging PHP11,700 RPT for Oakwood B houses is beyond me. Anyway, whether its PHP1.00 or PHP11,700, would not matter for the first year (for bank financed loans) as the RPT is included in the 8% legal and miscellaneous fees that Pro-FRIENDS is charging.
I just have to make sure that I would pay my house's RPT every January to avail of the 20% discount.

ang laki-laki ng vacant space @ the other side of the Perimeter Wall.
pwd mag-firing, sight seeing, mag-fishing, picnic ...
dapat i-collapse na yung wall then palitan ng grills para see-through (mahirap na at baka maunahan ng squatters)...gawing mini-Tagaytay tutal bangin naman.
Our Oaks...first inspection...medyo bitin ako sa mga shots...nwei yan na yun...

-door materials are damaged
-wall planarity daw mabuntis halata daw talaga...sabi ng Engr. na kausap nila sa molde daw...which is not acceptable...kasi di ba dapat nireject nila ang materials to be used sa project...

plus yung 2nd time na pumunta sila for checking (rectification done daw) kuno...she was fuming mad talaga...kaya nakalimutan na picturan....hehehe....may na foreman ata yun at sabi bakit daw pinapunta na sila esmi ng engr..eh hindi pa naman daw tapos na tapos yung rectification...and I told esmi na wag pirmahan yung yellow card ba yun...for the visit...kasi di ba limited ang owner for three inspection ata...ewan kung tama understanding ko dun.....hehehe
Nakita ng hipag ko ang CE6 Big Oaks nung pinasyal ko sila dati. Baket di daw yun ang kinuha ko. Sabi ko, ayoko. Malapit sa Valley Fault Line. Joke! Sabi ko masyadong mahal. Di kaya ng budget ko.
Di ko pa masabi na pulido and work ng contractor, bro. Di pa tapos na tapos ang bahay. Pero Kasi yung balak ko na roofed ang balcony, at may back balcony at catwalk connecting the 2 balconies, ganun ang ginagawa nila dun sa CE8. Parang di ako masyadong satisfied sa cabinetry nila. Pero di pa naman finished, so malamang gaganda pa yun.
Etong contractor na to ay taga Carmona din, sa Kabilang Baybay. May mga narenovate na silang mga bahay in the past years sa CE. Yung current project nila, nabwisit na yung homebuyer sa PFI kakahintay ng repairs. Kaya dun na sa contractor pinatapos. Papasyalan kko ulit yun pag site visit ko.
