    Construction of Carmona Estates Commercial Areas Scrapped

    When I spoke with PFI's Marketing Head Jane Tombokon yesterday, I also asked her about the CE Commercial Areas issue, that a number of CE residents have been complaining that the planned commercial areas would no longer be built. Area Director Nieves Santos told Jane that this plan would no longer push through.

    I asked Jane about the specific reasons. She said, she and Nieves were not able to talk about it extensively as they (with other PFI officers) were having a meeting at the time. Jane said she would update me soon.

    From what I can deduce from our conversation is that the plan was scrapped because the expansion of Carmona Estates beyond phase 9 would no longer materialize. Maybe PFI would only construct a Commercial Area if a PFI estate meets a certain number of units. There was supposedly an expansion at the back of Cedar Village, Sta Rosa side. This would supposedly hold the model units whose construction have been stopped. Unlike in Lancaster Estates, PFI has been assured of a bigger property which holds that different villages of Lancaster Estates, thus a commercial area is assured. A school is even part of its amenities.

    Big Oaks pala ang unit mo sa PineCrest (CE6). The biggest units are in CE6 B33. Email ko sayo later yung DOR. Pero para sa CE7,8 and 9 lang yun. Pero I'm sure since same developer and same village, almost similar naman ang contents. You can definitely use it for reference.

    Magkabilang dulo tayo. CE9 ako.

    You're paying sa UCPB na? Meaning the loan has already been taken out? How much is the interest rate that you got from UCPCB and the payment terms?

    One of the reasons I chose Metrobank is because of that road leading to Sta Rosa/Tagaytay.

    Yes...loan taken out...my wife actually is the principal...we've signed some documents when I was in vacation last March and took insurance plan (MRI ba yun...yearly payment additional uli na budget hehehe) for my wife para secure daw ang loan sa UCPB if anything happens to the principal...after nun narelease na yung loan...and April we've started paying na sa UCPB...medyo upset si esmi when they do the first inspection...maraming sablay at kulang....then last wednesday they did another inspection for the rectification of punchlist....again galit na uli kasi nga pinapunta na sya uli pero hindi pa rin naman na-rectify yung major comments....hehehehe...nwei still waiting for the next schedule....

    PEXer againstheflow's unit is also Big Oaks at CE6. She also has so many complaints. This is the reason I always do constant follwow up on my unit. Talagang tutok ang bantay ko dun.

    Ako naman before magpunta sa site, tinatawagan ko muna ang engineer ko dun kung may changes ba o wala. Para hindi sayang ang punta ko. Actually, pinapasilip ko din sa Sales Office staff sa CE clubhouse. Kasi tanaw nila ang unit ko. Meron na daw second floor structure sa ngayon ang unit ko.

    Ganun talaga sa PFI, maski sa ibang developers na mejo affordable ang mga units. Ipapasa sa contractors ang paggawa ng bahay. Kaya dapat tinututukan din ng homebuyer. Kasi kapag hindi, asahan mo na madaming kelangang ayusin.

    Nung sakin nga, ground floor structure pa lang, may pinaaayos na agad ako. Mababait naman ang mag engineers sakin. Ginawa agad. Ngayon minamadali na nila ang bahay ko. Kasi delayed sila eh. Kaya pinastop payment ko ang monthly amortization payments
    ko.

    Actually, pede nyo na din kulitin ang PFI ng copy ng House Blueprints and Deed of Restrictions nyo.

    MRI (Mortgage Redemption Insurance) is required in any mortgage. Yep. Yearly premium yan. Pati ang Fire Insurance. Pag tapos na ang loan mong bayaran, stop na din ang MRI. Pero ang Fire Insurance, better na icontinue pa din.

    yun nga advise ko kay esmi...na sana nabisita nya once in awhile during ng construction...and take some photos...pero hindi kaya ng sched nya eh ...para hindi sana nasayang ang pagtatalak nya dun sa office during inspection hehehehe...nwei kako andyan na yan....basta kung ano yung kayang ipaayos dapat maiayos...I'm planning to expand yung part ng carport up and down...kungbaga mas lalaki ang space ng livingroom upto kitchen....plus yung kidsroom sa 2nd floor...and searching for some architect and contractors na rin para malaman kung magkano aabutin....

    regarding sa blueprint meron na kaming copy and nascan na ni esmi at nasa akin na...hindi nga lang maayos ang scan...pero pede na ...nirereview ko nga yung DOR na galing sa'yo...at may mga some points na akong noted and ask ko si esmi regarding dun...after na makuha yung mismong DOR ng Phase 6....

    hey brinck,

    yep. dapat talaga binabantayan. every visit ko documented. dala ko lagi ang digicam.

    maganda iexpand ang bahay mo kasi malaki ang lote at single detached ang bahay. madali ding lagyan ng window or exhaust fans ang bathroooms mo.

    ako naman, since ang lote ko ay ang basic 88sqm lang, ang expansion ko sa harap ng sala at master's bedroom, for more security na din. yoko garden sa harap. yoko din bakod lang, kasi madaling talunin ng magnanakaw pag walang tao. yung babang expansion, parang second receiving/sala area cum work area. yung second floor expansion naman ay study/office ng master's bedroom.

    mahirap iscan ang house buleprints using a simple flatbed scanner. yung sakin, i scanned each page 8 times (each octant). then i assembled them using MS Paint. pag sa printshop kasi pinascan, each page costs, more or less, PHP150. eh 15 sheets yun. mahal.

    tell your esmi na tawagan muna ang Engineering Office bago pumunta. para di sayang ang oras at pagod. at alamin kung sinong engineer in charge sa bahay nyo.

    paid reservation fee 4 ce8 blk5lot6 las may13, saw the house pero di *** bumaba sa car 2 check the house inside kasi no time na. on monday june 14 will do the full downpayment abt 300k den pag naapprove ako thru bank financing sbi ng agent pwede na daw lumipat, kasi binabaha *** ** sa makati kaya sana 22o *** sabi ng agent, any idea or baka napansin mo kung *** haus possible ng tirahan? baka mapasyal ka tom sa ce pwede po pakisilip and take pic n din po. no time pa kasi. pero wil try dis sunday to visit 4 sure b4 paying the dp... salamat po

    Welcome to the CE thread.

    I always visit CE8 whenever I go there, and take pictures. Most CE8 units were already ready for occupancy the last time I was there. Supposedly by this time, RFO na lahat.

    Your unit is a back-to-back unit, which means you are sharing a back firewall with the other unit at the back. This is a shared wall or a common wall. This setup is the the usual unit arrangement for Oakwood B houses.

    Mmm.... You paid the reservation fee, and planning to pay the full downpayment without seeing the house? I suggest you thoroughly inspect the house first. This is an RFO unit which means you were not able to monitor the construction of the house. If you can bring along an architect or a civil/structural engineer, much better. Ideally, if the plans were followed by the contractor, the Oakwood B house is very nice house and a bargain for its price. However, based on the experiences of a number of PExers who have posted their experiences in the thread "Experiences with Profriends," the quality was not that good. I don't want to frighten you. But you have to inspect every nook, cranny, corner, surfaces, etc of your house. And anything you find not to specifications or standards, report them at once to the Engineering Office.

    Your agent told you that after paying the downpayment, pwede ka na daw mag move in? Mmmmm.... Sino ang agent mo at saang real estate broker sya? Hindi ba nya inexplain sayo na kelangan mo pang asikasuhin ang tubig at Meralco? Yung tubig, madali siguro kasi sa PFI yan. Pero ang Meralco, mag-aapply ka pa sa GMA Meralco office. Hindi yata sya ganun kadali base sa mga nabasa kong feedback sa kabilang thread. And you'd also be needing some requirements from the Engineering Office. Sabi nung iba, dito yata ang matagal.

    The last time I was there, wala pang Meralco sa CE8. Naka submeter pa lang ang residents ng CE8 sa PFI Meralco supply. This causes a lot of appliances to break down. However, about 2 weeks ago, I learned that Meralco has already installed posts at CE8. I just don't know if the earlier CE8 Meralco applicants have already got their Meralco meter and supply. Sana meron na nga sila ngayon dun, para pag lipat mo, Meralco ka na agad.

    Sabi ng Engineering Office, hindi naglalagay kasi ang Meralco ng individual power supply sa isang area kung hindi pa 60% occupied yun, which many sales agents do not explain to the homebuyers.

    You also have to check for leaks, roof and plumbing, bathrooms, etc. Since there were heavy downpours in the past days, this weekend is the best time for you to check for roof leaks. Just check if there are watermarks on the walls and ceilings. And check for cracks. Even if they are just surface cracks, these need to be repaired.

    Also check for the doors and door jambs if they are properly made and installed. Check for termites as well on the doors and kitchen counter cabinet doors. Minsan kasi, may nakakapasok na anay, and they would be build a colony na dun sa wooden parts ng bahay.

    Then check for rusted parts ng windows and balcony and stair railings.

    And this is most important, the floors. I've seen lots of RFO units at CE8, the floors are not even. If these are not rectified, it would cost you a lot when you decide to install flooring tiles/planks. There are also CE8 houses' flooring with cracks on the floor.

    I know I wasn't able to cover everything. But hopefully the above helps.

    Ang swerte ng agent mo. Pagkabayad mo ng downpayment, instant commission agad sila, without waiting for 15 or 25 months. I just hope that you can still rely for assistance on your agent after you've paid the downpayment.

    shocking! i really need someone hu understands all those concerns den. pero napansin mo b kung tapos na like d deivered unit? gano katagal kaya ang meralco, badly needed n kasi kaya kung san un rfo ganun n lang. pero ***** nakakabahala after reading experiences ** sa thread. like, in one haus 2 ang nakareserv at almost paid na, den transfered nila sa iba ? parang nakakaloka un, *** iba fully paid na at paying MA for how many months already but di p nila matirhan dahil di p tapos? hay....how 2 cure my hesitation now?

    i'm 95% sure gawa na ang unit mo. ang issue lang is kung maayos ang pagkakagawa. kaya ito ang siguraduhin mo. kung may Sun number ka, tawagan mo ang Engineering Office bukas. sabihin mo yung unit location mo. verify mo kung RFO na ba talaga. may records sila dun. ako tumatawag lang ako sa Sun number nila.

    tapos tanong mo na din kung papano ang tubig at Meralco. at kung may Meralco na ba talaga sa phase 8. tanong mo na din kung ano pa ang mga dapat mong malaman kasi sabihin mo super majormajor excited ka nang makalipat sa dream house mo. since unang tawag mo pa lang, gandahan mo na ang dating mo. kasi bugbog na sa reklamo ang Engineering Office. kung cheerful o maganda ang dating mo, sa tingin ko mas accommodating sila.

    alamin mo na din kung sino ang incharge na engineer (malamang si Engr Daryl Buenaventura) sa bahay mo at ano ang name ng contractor. 2 lang ang contractors sa CE: Jimenez and Kwantong (yata. sounds like Kwantong). para tuwig tatawag ka, yung engineer mo ang kakausapin mo. pag wala sya, any engineer na nandun.

    sa Meralco issue naman, si Engr Pat Sevilla ang hanapin mo.

    i suggest puntahan mo na bukas. sarado ang Engineering Office pag Sunday. wala ding workers.

    ako sa Sunday ang punta ko eh.

    If you have an agent, ask him/her to to tour you around from Phases 1-9, and also at Cedar Residences, so that you would have a feel of the whole estate. Then check the amenities. Then give special attention at The Oaks 1, 2, 3 and 4, as well as The Big Oaks.

    Again, be conscious of the "single attached" design. There are several types:

    1. Back-to-back units --> 2 units sharing a back wall. Oakwood BB (right balcony) and Oakwood BA (left balcony)
    1-a. On the same level ground
    1-b. One unit is higher than the other



    2. Single attached, almost detached --> unit does not share a back wall with another unit, but part of the firewall is attached to the next unit's balcony, and part of the balcony is attached to the other unit's firewall.
    2-a. Perimeter unit - Back wall is attached to the village perimeter fence
    2-b. Inner unit
    2-b-1. Lot is the basic 88 sqm area, but is adjacent to a lot of irregular size (usually bigger than 88 sqm, and is a corner or end unit). The house in the latter is positioned at an angle, making a shared wall impossible.
    2-b-2. Lot is bigger than the basic 88sqm area, and is usually a corner or end lot. The house in the latter is positioned at an angle, making a shared wall impossible.



    3. Unit shares a back wall and a firewall. This is the unit that I would never never think of purchasing. There are 2 pairs of Oakwood BB-Oakwood BA that share a firewall. Then each house shares a back wall with another unit. Simply put, an Oakwood BA shares a firewall with the Oakwood BB beside it, and shares a back wall with another Oakwood BB unit at the back. Similarly, an Oakwood BB shares a firewall with an Oakwood BA, and a back wall with another Oakwood BA. It's like paying for the whole house, but just getting half of the firewall, and half of the back wall. If the 4 units share a roof, they could be classified as a quadruplex. Whew!



    You would know all of these thru the Site Development Plan on a blue A3 size paper. Ask for a copy of this before reserving a unit. Then check all the available units. Then go to the actual location of the lot, so that you would know its proximity to the amenities, main road, gate, etc.

    Most agents would not inform their prospective clients about this. Homebuyers would just be surprised when they finally see their houses being constructed this way. Worse, many agents are not even aware of the different arrangements of Oakwood B houses. Even my own agent just learned of and verified the shared/common wall construction by PFI thru me. We really visited the units being constructed and RFO units then at CE Phase 7.

    It seems that PFI requires at least 1 set of 4-unit cluster in each block.

    An Oakwood B house without a common/shared wall/s costs the same as a house in a 4-unit cluster (assuming they have the same lot area, or similar proximity to the amenities).

    The following are the units that share a back wall and a firewall with the adjacent units. Verify first with your agent or thru the Subdivision Development Plan.

    The fourth Oakwood B house arrangement is 2 units sharing a firewall. It looks like this. About 2-4 units are like this in CE8 and in CE9.

    ive been reading this thread mga ilang bwan nrin.. and it helps..
    A LOT..

    my fiance and i started to pay the DP last nov. under bank ibig..
    Oakwood rin ang nikuha nmin.. sa phase 9.
    cnu cnu ba ang mgiging kapitbahay nmin dito? hehehhe

    sna and thread na ito ay palaging alive *** marami akong matutunan..

    by the way...
    can somebody help me... pwede ba makahiram ng copy ng blueprint..
    pare parehas nmn ng sukat un dba?

    what are the things na tlgang dapat bantayan during the construction? since sabi ni agent ko, by nov. praw ang start ng const. (sna on time nga)...

    my gulay ang mahal ng amilyar!

    tama si neo check mo muna bago ka mag decide to pay full!

    sana kung nag isip lang ako bago ako kumuha ng house sana hindi ako ma iistress sa kaiisip kung pano ko i check unit ko. By July daw ang turn over pero as per neo's pictures taken last month..mukhang hindi ito pang JULY! check mo muna lalo na ang AGENT mo! some agent just gone with the wind afetr getting their commission! and some don't know really know what they sell! naka stress hindi ang pagbabayad kundi ang mga taong pagkakatiwalaan mo sana!

    @neo- every sunday ka ba sa carmona? paki HI mo naman ako sa unit ko.hehehe..wawa naman!

    Welcome to the CE thread.

    Sana nga yung mga nakatira na sa mga CE units nila, magbigay din ng feedback para mas madami tayong makuhang tips.

    Kung November ang start ng DP nyo, February-April 2012 ang supposed turnover ng unit mo, at October 2012, fully paid ka ng asa DP. November start ng MA sa bank loan.

    Sa forum na to ang sure ako na CE9 is strider8, ce080506 at ako.

    I can only give you an A4 size copy. Parang short bond paper size. Oakwood BB is the balcony is on the right, if you are facing the house. Oakwood BA, the balcony is on the left.

    I got conflicting infos about RPT. So I emailed the Carmona Municipal Government via their website last Friday. Hopefully, may sumagot sa kanila.

    I was at CE kanina. Inspected my unit. Then I walked around, and saw your unit. Hindi pa pala sya RFO. Dami pang kelangan gawin dun. Eto yung pic:



    Nakita ko yung floor. Mejo pantay naman. Ala akong dalang tool at madumi pa, so hindi ko nacheck masyado. Pero mas pantay kesa sa ibang CE8 units na nakita ko dati.

    Maganda ang hindi pa tapos o di pa RFO talaga, machecheck mo pa during construction. Be visible ka dapat dun. Para mas siguraduhin ng engineering office at ng contractor na maayos ang paggawa nila. Yung mga hindi nabantayan ng homeowner ang construction, usually, ito ang mga madaming irerepair.

    Another thing. Napansin ko sa new RFO units sa CE8, yung grills sa ground floor windows, kulang na ng vertical bars. Ganyan din sa unit mo. Check with engineering, and tell your agent and get and assurance na kumpleto dapat ang window grills mo, parang sa model unit. Ganyan kasi ang nasa blueprints.

    Marami pa nga palang hindi tapos na units sa CE8. Siguro about 10% pa. Pero lahat ng lote may nakatayo na.

    Nasa CE ako kanina. Pero di ako dumaan sa CE2. CE8 and CE9 lang ako, and clubhouse. Nagmamadali kasi ako kanina.

    Hindi din ako every Sunday. Depende sa development ng construction.

    Teka... Di ba nangako na ang agent mo na aasikasuhin nya ang unit mo, at pupuntahan nya at magkukuha sya ng pictures? Nawala na naman ba? Kapag di pa din nya tinupad ang mga pangako nya, Isumbong mo na sa PFI. Maski nakuha na nya ang komisyon nya, dahil almost cash ang DP mo, may karapatan ka pa ding magreklamo. OnTheGo ang broker ng agent mo.
