actually, yung commercial spaces, pinangako daw ng PFI sa mga earlier homeowners. sa akin wala nang nababanggit ang agent ko na merong CE commercial spaces. then nakausap ko yung couple from CE2, sa tapat na block nila dapat daw nandun yung commercial spaces. pero PFI scrapped the plan daw. bahay na din daw itatayo dun. dapat dun sa mga homeowners na yun magreklamo sa PFI.

yung ibang homeowners naman nagtayo ng business sa mga bahay nila. usually convenience stores lang. yung isa big time, internet cafe ang tinayo.

bawal ang homebusiness. restriction yan. pinapasara ng Property Management Office. yung ibang natakot, nagsara. yung ibang matapang, di nila napasara. ang sabi nila, itayo ng PFI yung pinangakong commercial spaces, at isasara nila ang home businesses nila.

maganda sana yung location ng commercial space. strategic. sa rotunda ng CE1-6, and near the bridge leading to Cedar Village. and it has the best view of Canyon Ranch.

pasyalan mo yung mga stalls sa St Anthony's. by this time siguro, gawa na yun.

I am not very familiar with In-house financing. Yung RPT kasi is yearly ang bayad. Di ka talaga pedeng magmintis dyan. May penalties yan. Sa bank financing, second year onwards, yung homebuyer na ang magbabayayd sa city hall or municipal hall.

Sa in-house, siguro gusto lang makasigurado ng PFI. May resibo naman dapat yan. Kung yun talaga ang amount ng RPT sa sinsingil ng Carmona Municipal Hall, swerte mo. Di ka na magpapagod sa pagpila dun. Kaya lang yearly pedeng magbago ang amount nyan. Kaya mas magandang tanungin mong mabuti ang agent mo. Sa counseling mo ba sinabi na babayaran mo via PDCs ang 5 years ng RPT? Kung hindi at yung first year lang dapat, magreklamo ka at humingi ka ng official letter from PFI about this change in policy.

Actually pati ang MRI at Fire insurance, yearly din yan.

doon sa ibang projects ng PF meron pero sa CE wala
(o baka naman meron hindi ko lang alam kasi hindi ko pa nalilibot buong CE)

but anyway sa amin sa Phase-8, meron Perimeter Wall and as i looked at the other side of the wall WOW! a very big OPEN SPACE..this big open space can be turned into MINI-TAGAYTAY!

bangin sya plus Water Dam... maganda taniman (mini-garden) at lagyan ng mga kubo (parang resthouse)...of course dapat lagyan ng harang ng tali para safe bangin eh..and the Water Dam parang water falls wow ....sana may fish para pwde ding mag-fishing

i checked my records. onga, bro. tama ka. may malaking open space talaga. good enough for one block pa ito. pedeng pedeng pagandahin ito. lots of possibilities.

Honga, bro. Isa yan sa nagustuhan ko talaga sa Oakwood B. Big Balcony which added more usable areas, on the balcony and under the balcony (carport/porch). Lots of possibilities. Lots of uses. Lahat ng friends/relatives kong makakita ng balcony, natutuwa. Ang laki daw para sa starting price nya na PHP1,625,000.

Pero, bro. Sa tingin ko ang kasya dun ay 1 car, 1 trike, 1 motorbike, 1 bike.

Sliding Window, Steel Casement Window or The Window Below?



Actually, ayoko ng sliding windows kasi 50% ventilation lang yun. Kaya mas gusto ko pa din ang steel casement kesa sa sliding windows, kung ventilation ang usapan. Aesthetically, sliding window is better (if without grills). But the above picture combined the best feature of the the two former windows.

Yep. Mga restrictions sa house at nasasakupang village. My DOR is only for Carmona Estates Phases 7, 8 and 9. (My unit is in CE9).

yes bro may unit kami...Phase 6 block 33...malapit na sa SLLP...or may I say sa mismong property wall na ng CE hehehehe...kasi ang likod namin ay possible road going to tagaytay yun ang sabi...Nasa inspection stage na ito...may mga punchlists na need pang i-rectify....so most likely malapit na ang turn-over....nagstart na din kami magbayad ng Bank Financing (UCPB)...nwei na-PM ko na email ko...pahingi na din ng copy ng DOR...at least may reference lang ako...thanks

Big Oaks pala ang unit mo sa PineCrest (CE6). The biggest units are in CE6 B33. Email ko sayo later yung DOR. Pero para sa CE7,8 and 9 lang yun. Pero I'm sure since same developer and same village, almost similar naman ang contents. You can definitely use it for reference.

Magkabilang dulo tayo. CE9 ako.

You're paying sa UCPB na? Meaning the loan has already been taken out? How much is the interest rate that you got from UCPCB and the payment terms?

One of the reasons I chose Metrobank is because of that road leading to Sta Rosa/Tagaytay.

Carmona Estates Chapel to be Built in 2011

Since I've been hearing information that the Carmona Estates chapel would no longer be built, I called PFI and was directed to the Marketing Department headed by Jane Tombokon. Jane said she would give me a call back today, which she did. Area Director Nieves Santos informed Jane that the planned and advertised chapel was not scrapped. On the contrary, this would be constructed this year, 2011. Although no specific date was given.

This is still good news, especially for the Roman Catholics in the Estates, as they have been holding the Sunday mass at the CE1-6 Rotunda basketball court.

When I spoke with Jane yesterday, I even told her that in Lancaster Estates, the chapel was given priority and was built first ahead of most LE phases unlike in Carmona Estates where all 9 phases would almost be sold out already and the promised chapel is nowhere to be seen.
