1. The covered portion of the gates should be no higher than 1.5 meters. Grills are allowed beyond the 1.5-meter height limit.
-- Ugh #1 sucks. I have a plan pa naman na gate/fence na more than 5 feet high. Reason is I have 4 dogs na allergic to all things moving. Siguradong magkakakahol yun pag kita nila yung labas. Imagine kung gano kalakas ang tahol ng german shepherds baka maireklamo ako ng kapitbahay. hmmn. So I guess I have to scrap my fence plan (below). I've spent most of my weekends pa naman designing it (and learning CAD). oh well.

huhuhu..naiyak ako. nung isang araw lang kami nagkasagutan sa email ng aking agent.iupdate sana kita neo sa unit ko kaso naunahan mo ako.pinapunta ko kase ang kaibigan ko at ganitong picture din ang sinend niya.
tinanong ko agent ko bakit ganun ang sabi nila na july daw ang turn over at bakit hindi pa natayuan hanggang ngayon? ang sabi nila eh aging pa daw at move in daw july august ang turn over..at ito pa ang reply niya sa email ko :

Mmm.... kung agent ko yan, makakatikim talaga sakin yan. Eh di ba yan yung pag may tinanong ka sa kanya ay hindi nya alam palagi ang isasagot nya, at itatanong pa sa tita nya? Maski kasimple simpleng tanong na alam dapat ng agent ay hindi nya masagot. Na kung tutuusin ay pwede nyang masagot without calling her tita, kasi sya mismo dapat alam nyo kung sino ang mga kinokontak sa PFI. Isang tawag o dial lang ng phone yun na di kelangang tumagal ng weeks.
Dapat sila ang umintindi sanyong mga OFWs na homebuyers, kasi malayo kayo. Hindi nyo talaga alam ang nangyayari dun sa site at sa unit. Many of the info should really come from their respective agents. She should have apologized to you in behalf of PFI for the delay and change of sked in your unit's delivery. Hindi yung parang nagsermon pa sya.
Kung sinabi nyang "aging" pa ang PCPs. Dapat ang sinabi nya ay kung kelan nagfabricate ng PCPs, at ito ay papatuyuin at iku-cure ng 4 weeks. Tapos ang Engineering Office may schedule kung sino ang ipaprioritize nilang gawin kapag ready na ang PCPs. Lahat ng info na ito ay makukuha nya sa PFI's Move In Unit.
Ang Move In Unit ang incharge sa mga info about unit turnovers. Mag-email ka na lang kay Marineth Saniel/Mary Ann Milla ng Move In Unit. Sila ang magbeverify sa Engineering Office ng schedule. Wala kasing email access ang Engineering Office. Talagang sa construction lang sila and not customer support. Si Marineth ang incharge sa email support ng Move In. Sya rin ang sumasagot sa phone in behalf of the Move In Unit.
Kapag sa computations naman or anything about bank financing, email mo si Tintin Quanico.
At syempre, kelangan mejo persuasive and persistent na professional pa din ang dating sa emails. Sa tingin, ko depende sa urgency ng email, yung mga sasagutin nila. After 2 days na wala pang reply, follow up agad. Then follow up daily until sumagot sila.

I am an OFW who recently purchased a unit from Pro-FRIENDS. I was really very excited when I reserved my unit. Most OFWs dream of having a house they can call their own and I believe Pro-FRIENDS could help me realize this dream.
I have completed paying my equity/downpayment in full last June 2nd, and I have already started paying my loan's monthly amortizations under in-house financing last July 2nd.
When I reserved my unit and paid the equity in just 2 months, I was informed that my unit would be turned over to me this July. However, I learned that until now, the only structures on my unit are the zocalo wall footing and septic tank. I was told that the reason the PCPs are not installed yet, is that these are still being dried, cured and aged. As the finishing stage could take 6-8 weeks, it seems unlikely that my unit would be delivered this July.
In this regard, I would like to request for the Stop Payment (of my loan monthly amortization) starting August 2nd until the delivery date of my unit.
I am very excited about my Pine Townhouse and can’t wait to be living at Carmona Estates. I am hoping that Pro-FRIENDS would consider and approve my request for stop payment. I know that there were similar requests that have been approved already.

(Actually, di ko kasi alam kung ano ang sked mo talaga, lalo na't nawala ang mga PFI papers mo at hindi ka naman ikinuha ng agent mo sa PFI ng photocopies. Supposedly RFO unit ka ba? Sample lang yang letter na yan. I-revise mo na lang.)

Baka kasi mali na naman ay agent mo sa sinabing sked eh (Devil's advocate muna ako... Sa tingin ko gusto lang nyang makuha agad ang komisyon nya kaya sinabing July ang turnover mo.)
Actually we bought big oaks dahil talaga sa size ng lote. Adik kasi ako sa paggagarden. And my husband loves his dogs so much gusto nya malaki playground ng mga alaga nya. No cascades or pond pero balak kong lagyan ng DIY na shishi odoshi (dear scarer)
Sana nga iba ang restrictions sa Pinecrest big oaks. IPinakita ko na kay Engr. Jovits yang plan na yan, sabi nya ok naman daw but he didnt ask the height of the gate. Papirmahan ko na sa kanya kagad para wala ng bawian. hehe.

Actually nung December 2009 after I reserved my unit ng November, dinala ko ang pamilya sa CE. Nadaanan namin ang Big Oaks, sabi ni hipag malalaki lupa baket di daw ako dun kumuha. Sabi ko gusto ng puso, di kaya ng bulsa.
Adik ka pala sa gardening. Nice. Ako dati nung may time pa ako. Malaki din garden namin dito sa Alabang. May grotto pa. Aside from the plants pa sa labas, sa balcony, sa backyard. Narealize ko, ang hirap na pala imaintain. Kaya sa CE9 unit ko, ayoko na ng actual garden. But I would do container gardening na lang, which I could move around or place outside, if I need more space due to parties and gatherings.
Mukang madali namang i-DIY ang shishi odoshi. Kaso this would be moving. Baka matuwa dito ang mga dogs mo. O allergic lang sila sa movements outside the house?
