    I was able to talk to 2 contractors kanina. Meron silang ongoing renovations sa CE8.

    Parang mas gusto ko iyong isa. Nakausap ko na sila last June 12. It's like a family business. Maayos kausap yung tatay at yung anak. Mga taga Carmona din. Hindi sila mga high profile contractors na may mga websites pa. Kanina nandun ako sa tinapos nilang unit. Nandun din iyong homeowner at family nya. Meron ding isang pamilya na tumitingin. Kinokontrata na din sila.

    Ang isang maganda sa kanila ay sila na ang mag-aayos ng lahat, plans, permits, Meralco application, water, etc.

    Kahapon nga, naglilinis na sila. Mga babae naman ang naglilinis. Parang mga asawa naman nung mga workers.

    Base sa nakita kong ginawa nila dun sa bahay, mukang reasonable naman ang contract price.

    Iniencourage din nila namagcanvass din sa ibang contractors.

    Sige. Maganda yun. Kasi madami ngang OFWs na kumuha sa Pro-FRIENDS. Makakatulong iyon.

    Actually, madaming PEXers (yung iba OFWs) na PFI homebuyers din na bumibisita din sa thread natin. I can receive PMs kasi from them. Mejo nahihiya lang siguro magpost sa main thread.

Yung mga surface cracks sa ground floor PCPs ko, narepair na din nila using Mortabond Mortar Repair. May steel frame na din windows. Sa tingin ko, mukang mid-August ang tapos ng bahay ko. Then inspection ko na yun.

    Yung ibang lote na bakante pa last June 12 na visit ko, may mga construction na din. Mostly nasa second floor na din. Ambilis gawin.

    Sa CE8, madami na ding service posts. Magaganda ang design ng PFI posts. Hindi lang sya basta posteng tinayo. Parang every 2nd or 3rd house ang posteng pagkakabitan ng Meralco meter. Dami na ding CE8 units na na-energize na ng Meralco. May mga metro na sa kanila.

    Balik ako dun next week. And will take some more pix.

    tapos nag-ikot na ako sa iba pang phases at nagkuha nang nagkuha ng pics, at naginterbyu na din ng mga tao (guards, drivers, etc). yung mga units ng ibang mga kaPEX natin dito, nadaanan ko din.

    tapos kaninang umaga, bumalik ako sa CE9 unit ko. dala ko ang mga files (blueprints, deed of restrictions, etc). i called Engr Jovits muna. sabi ko i need some engineers sa bahay ko at may mga i-explain ako. He sent Engrs Daryl (CE8 and CE9) and John (Fabrication).

    Followup ko si Engr Daryl mamaya.

    wow!dami na updates sa CE ah..lalo na yung Meralco,mabilis din pala.kaka-excite na tuloy makalipat.swerte nung mga nadaanan ng rainy season at na-check agad for leaks.

    Carmona Estates-Cedar Village Now has 3 Commuter Shuttles

    I was at CE kanina and talked with the engineers. On my way there, I took the CE-CV shuttle stationed at Waltermart. I then interviewed the driver. CE-CV Multipurpose Cooperative has 3 shuttles now which operate from Mondays-Saturdays. Upon leaving the Watermart station, the shuttle would take Sugar Road then enter CE via CE6 (Pinecrest Village: Pines and Big Oaks). It would then proceed to Cedar Village. The stop at the other CE phases are at the gates only. For CE8 and CE9, the stop is at the Clubhouse.

    Fare up to CE8-CE9 clubhouse is PHP15.00.

    No shuttle service on Sundays. Commuters have to take the trike, special trip (at Petron Carmona, Waltermart or Checkpoint). Commuters on a tight budget can take the trike at Watermart and wait for other passengers going to CE-CV. Fare up to C1-CE6 Rotunda is PHP10 per passenger (5 passengers or PHP50.00 per trike trip). Extended trip to CV or CE8/CE9 means an additional PHP15.o00 on that passenger's fare.

    Yep. Malamang November dun. Kasi si chillax143, November yata ang 16th month of paying her equity (18th months ang equity nya). So the earliest na simulan i-construct ang bahay nya is November.

    Ngapala, kausap ko sina Engr Daryl kanina. Sabi ko kasi parang hindi detalyado ang Deed Of Restrictions. Yung mga details, may mga memo palang binibigay sa kanila. Kaya if you're planning for renovations, be sure na makausap mo sila. Kasi yung dalawa sa renovations ko, hindi pasado. Kaya magrerevise ulit ako.

    Additional House Renovation Restrictions for Oakwood B House Not Contained in CE7, CE8, CE9 Deed Of Restrictions

    Unlike other subdivisions whose Deed Of Restrictions are so comprehensive and detailed that is like a book, CE7, CE8 and CE9's restrictions are a bit generic, that all renovations have to be consulted with - and for approval first by - the Engineering Office. These "generic restrictions" are contained in the "Master Deed With Declaration Of Restrictions Of Carmona Estates Phases 7, 8 & 9 (CE7, CE8 & CE9)" which I have been emailing to those who are requesting a copy.

    House blueprints and the Deed Of Restrictions are usually given to the homeowner upon unit turn over. The issue here is for a homeowner planning for his renovations and asking different contractors for quotations, he needs these 2 sets of documents months prior to unit turn over.

    A homeowner can theoretically request for a copy of these 2 documents early, as based on the Contract To Sell that he signs and submits to PFI Mandaluyong Office under provision 1.2 "The VENDEE has examined the complete plans and digest specifications for the Project which are made integral parts hereof by way of reference". Or he can just be persuasive in his request letter to PFI, which is what I've done (as Id didn't have a copy of my Contract To Sell then).

    Specific and detailed restrictions can be obtained from the Engineering Office. The Engineering Office can even hold an orientation as to these restrictions.

    Examples (Not Verbatim from the PFI Memo, But from what Engineer Daryl and I discussed this morning):

    1. The covered portion of the gates should be no higher than 1.5 meters. Grills are allowed beyond the 1.5-meter height limit.

    2. There should be a 1.5-meter setback for the frontage/facade. This is the area infront of the Living Room window. The homeowner can have a front extension, but on the second floor only. Its windows and appearance should conform with the original design. However, the area infront of the Living Room window cannot have windows or doors. This area may have a concrete fence with grills.

    3. No part of the renovations should exceed beyond the property line. If a second floor extension is added in front of the Master's bedroom, up to the front property line, the facade could no longer have eaves and eaves vents. Also, its windows and appearance should conform with the original design,

    4. A homeowner can only change the house exterior's appearance and paint color upon full payment of the unit.
