Certificate of Occupancy na lang ang problema't makakabitan na kami ng Meralco eh hindi pa magawa, perwisyo talaga kayo... bukod sa mga leaks sa mga walls at cracks na hindi nyo magawan ng paraan, pati ba naman sa pagpakabit ng kuryente perwisyo pa rin ang aabutin nameng mga buyers?     More than 30 minutes pa lang umuulan, apaw na ang drainage system dito sa isang street malapit sa house ko. Some part of the street here lagpas tuhod na ang baha. This is extremely dangerous because they put the electrical wires from the electric pole going inside the house underground, and hindi maayos ang pagkakaseal ng mga pipes. Some of the pipes dito sa kin basag kaya I had to have it replaced/repaired. I don't know what is up with them to put this kind of system, di naman pala maayos ang drainage system na ininstall nila.

    You may also consider getting a MAPLE unit from CE10 as well for each unit has a free linear park behind it, that is if you can already consider that as greenery.
    Nagsisisi ako why I transfered here but oh well. This village is nowhere near the village where I came from.

    My house is single detached with 200 sqm lot area. I've already moved in here and have already spent hundreds of thousand pesos for repairs/renovations so I guess there's no turning back. Bulok talaga ang profriends. I love my spacious garden and the view of the hills though.

    Grabe! Bigla na naman akong nabwisit sa PFI. Kala ko pwede na akong manahimik sa aking bahay kubo habang ginagawa ang mga DIY projects ko.

    Today, I got SMS messages from my neighbor saying na binaha daw ang street namin. Then later, the other neighbor naman nagtext, tuyo na daw. Ewan ko lang dun sa ibang streets.

    Naiiling na lang ako sa kapalpakan ng PFI.

    Nakakaawa nga ang sa CE6. Nandun pa man din ang Big Oaks, na syang pinakamahal na units sa CE.

    A few weeks ago, I was surprised na may nadidinig akong nagagalit sa kalye. Si Engr Jovits. Pinapatigil ang paggawa ng drainage sa kabilang side ng street namin. Mababaw daw ang lalim ng hukay. Dapat 0.6 meter and not 0.4 meter. Otherwise, basag iyon kapag dinaanan ng sasakyan.

    Nagulat ako na wala pa palang drainage system ang ibang streets sa CE9. Inuna ng PFI ang streets, curbs and gutters. Pero wala pa palang drainage system sa ibang streets. Dapat kasama ang drainage system sa unang gagawin, bago pa magsimulang maghukay para sa mga zocalos ng mga bahay.

    Iyong sa side ng bahay ko, meron na. Inuna yun dahil main daw. At malalaki ang pipes. Di gaya ng inner drainage systems, malilit ang concrete pipes.

    Kawawa ang mga workers ng subcons na pinatigil ni Engr Jovits. Kasi dahil sa mga maling instructions sa kanila, di ko alam kung nabayaran pa sila. At napakamura lang ng bayad sa kanila.

    Sa ngayon, gawa na ang drainage system sa other side ng street ko, dahil sa pangungulit ng kapitbahay ko. Pero ang iba, hanggang ngayon, wala pa. May ilang parts din na madaling mag-ipon ng tubig or may ponding. Mali din ang level ng gutter. Mas malalim sa gitna kaya naiipon ang tubig. Maraming beses nang kinukulit ng isang PEXer bagong lipat sa street na yun. Pero di pa din ginagawa ng Engg Office.

    Sa 4 weeks na hindi ako nakapagPEX, may mga ilang instances pa din na nabibwisit ako sa Engineering Office, specifically kay "Always Pangako" Engr Rum na nagleave ng ilang araw without endorsing yung mga issues ng mga pinangakuan nyang homeowners. At si Engr Pat na hindi na yata masaya sa trabaho nya kaya puro kapalpakan na ang ginagawa at sinabihan ko na mas mabuti sigurong magresign na lang sya kung hindi na sya masaya dahil homeowners ang nagsasuffer.

    May mga maaayos din naman. Pagtawag ko nung Sabado sa Engg Office. Wala nga si Rum. 5 days lumipas magmula nang mangako sya ulit. Walang nangyari. Si Move In Engr Vangie ang kausap ko. Boses pa lang, kilala na nya ako. She didn't ask for my unit location. Kilala na nya akong makulit. Sinabi ko ang pangako ni Rum. In 15mins, nagpapunta sya ng contractor. Ginawa agad. Then pag-alis ng worker, bumalik sya after 10 minutes at isinama ang susunod na worker na gagawa. Wala pang isang oras, tapos ang pinatagal ni Rum na repair. Salamat kay Engr Vangie.

    Sa ngayon tinatawagan ko si Ira Papa ng Head Office para sa issue ng baha. Di nya sinasagot ang fone. Baka busy. Si Village Admin Sheila Ledesma din, busy na nang busy ang phone.

    Abangan kung ano ang susunod na gagawing hakbang ng PFI.

    Baka magaya sila sa Borland Development Corpororation na naXXX sa ABS-CBN2 kagabi dahil sa isang subdivision nila sa Bulacan kung saan nagbibitak bitak ang mga bahay (floors, walls, etc.)

    Way above sea level naman ang Carmona. I'm sure temporary lang yan basta maayos lang ang daloy ng drainage system. Nevertheless, engineering failure na yan. Wala ba kayong pwede rebate for the water damage? Nabasa na mga hamba nyo at dati ng grabe ang termite infestation sa lugar na yan. Everytime binabaha ang isang lugar nasasayang lang yung dating ground termite treatment kailangan ulitin uli.

    Kadaraan ko lang dito sa street na yan sa CE6 (aka CH6) kaninang 10am dahil nag-village multicab ako. Sobrang init kanina at tuyong tuyo ang mga daan. Isang oras na ulan lang at nagbaha! Whoa!

    Yep. Drainage system ang may problema. Iyong samin, di naman pinapasok ng baha kasi mataas. Pero kung bahay ko ang pinasok, papapalitan ko sa kanila ang door jambs or kung ano pa ang partes at kagamitan sa loob ng bahay na nabababad na magiging dahilan nang madaling pagkasira nito.

    This is really sad, you should forward these photos to the PFI customer service email... they should see this and they should really do something about it. This will only bring more negative feedback for PFI from their current and would-be clients. Tsk tsk tsk... =(

    Parang gusto ko na mag backout sa nakuha naming house sa CE10. Daming palpak ng PFI CE. Ayoko na!
    Baka mag regret na kami dito. Ano ba process pag gusto mag backout or kunin ang nahulog na DP?

    As far as I know kailngan mo lang kumuha ng Refund Form ata yun from the PFI office, fill it up and submit to them. May nabasa nako dito rin sa thread nato na nag backout sila at nabawi naman daw nila yung buong DP na nabayad na nila.

    Nakita rin ni misis tong mga photos nato at hindi nga rin namin maiwasang madismaya sa ganitong pangyayari sa CE. Kami man nagkakaroon na ng mga alinlangan sa kinuha naming unit sa CE10. Pinagiispan ko talaga na magdala ng Civil/Structural Engineer sa CE para matignan at maverify kung matibay nga yung precast constructed na model at turnover units. At gusto ko ring pakita yung CE10 mismo para malamang kung pwede at ligtas namang tayuan ng maraming bahay yung lupa dun.

    We don't want to jump to any conclusions and would also like to give PFI the benefit of the doubt. But I do hope they start getting their act together and start addressing these problems asap before they get any worse.

    And if they do, like you, we will not think twice about getting a refund and moving on to a better developer.

    I called Julie this afternoon and asked her for the update. I told her I didn't wanna hear the usual reply that they are coordinating with the "concerned department". She said it's the Move In Department. I told her to get the specific details as to what has been done and currently doing since yesterday's flooding. She said she would call me back after 10 minutes.

    She called me back and she said they were able to talk to Head Engr Jovits, and he said that, "May inaayos daw kasi sa street namin (sa CE9) nung inabot ng ulan kaya nagbaha (sandali)." (Actually, this is not true as I know wala namang gumagawa in that particular street despite the numerous complaints by my neighbor of the ponding fronting his unit). Anyway, I told Julie to call Jovits again and ask for an explanation kung baket hindi inunang tapusin ang lahat ng drainage system/sewer lines sa CE9 bago tayuan ng bahay and to confirm with Jovits when they expect to really complete the job." She would call me back as soon as she has more info.

    I complimented Julie for being true to her promise of calling me back.

    By the way, I just called their trunkline 727-7000, and select option 1. Their mobile numbers were either just kept on ringing or the number is no longer active.

    My neighbor who is one of the 5 units affected by the continuous ponding (before the flooding yesterday) on the street texted me and he said he was able to to talk to Engr Jovits. Jovits was a bit surprised na hindi pa din tapos yung issue sa kalsada na yun. Tinawagan nya si Engr Robert na contractor incharge dun. Kinausap din ni Jovits si Engr Daryl na kausapin din ang contractor at magpapunta ng mga tao ngayon sa street namin at kailangang magawa ngayon din yon.

    Sinabihan din nya si Jovits/Daryl na kapag hindi nagawa iyon ngayon, ay magpapapirma sya ng waiver na kung may pagbaha ulit ay mananagot ang ProFRIENDS kung meron mang masira sa bahay nya at sa ari-arian nya.

    Abangan ang susunod na kabanata....

    Julie called me back again, and she said she has already informed Client Relations Group Supervisor Ira Papa and that my 2 concerns/issues have been forwarded to the higher management. She told me that it would be best if it would be Ira Papa to update me so that it would be first hand info and to avoid miscommunication. I told Julie to tell Ira that I need an update (whether negative or positive) on Friday. I just need to know the status of the drainage/sewer line issues.

    ako po yung sinasabi ni Sir Neo na kumausap kay Engr. Jovits, pinangakuan pa ako na pupuntahan eh wala kasi ako sa bahay kaya di ko alam kung may nagpunta nga talaga. sabi naman ng mga naiwan sa bahay wala daw. so bukas kukulitin ko na naman sila.

    feeling ko si Rum kinulam na kaya laging wala... sana naman gawin na nila ng tama mga trabaho nila at dami na ring napeperwisyo....
