Actually Neo tama ka, pero like as u said, isa din akong OFW at wala akong maasahan para magbantay ng construction :-(

Tapos yung agent ko, after signing ng mga contracts, nawala na, nagpunta na daw ng Saudi, at ibang agent na yung nkpgmeet samin (same group din daw ***) nung completion of requirements na.

Sobrang risk talaga yung bbili ka ng property tapos walang magbabantay. Kayanga mas pinili namin ang bumili ng gawa na kesa sa magpagawa pa kc nga isa ding dahilan yan, yun magmomonitor ng construction at expenses. Inisip ko nalang, kung d namin eto gagawin, at the end, san kami ppulutin eh wala nga kaming haus.

Blessings talaga kapag merong kagaya mo na even dmo kakilala personally eh concern para madaanan or kunan ng pic yung gnagawang haus nla. Sana meron din kaming darating na blessings na kagaya mo

kung limang tumblings lang ang CE10 sa unit ko, dadaanan ko din ang units nyo. kaso dulo dulo tayo.

pero kung mag-aahente na talaga ko ng PFI, at magkakaron ako ng clients sa CE10, pwede ko ding daanan siguro ang units nyo dun.

Seat Cushions are Permahard Foams from Uratex Sucat Warehouse (with discounts)
Back Cushions are Fiberfill from Dagupan Street, Divisoria at PHP90 per kilo. These 9 back cushions used about 15 kilos of fiberfill. Cream-colored Upholstery Fabric are from Ylaya Street bangketa, Divisoria at PHP70/yard 60-in width. I used about 11 yards.



Bench - Half Coffee Table
2-Sectional Coffee Table are separated. One is acting as bench, the other as half coffee table. These are also storage. See the modern-looking picture frames inside? Those are buy 1-take 1 from SM Makati a few weeks ago. Cheaper than Divisoria. And of higher quality.



With Throw Pillows
From Landmark Department Store Makati at PHP35.75-49.75 each.



Considering no sewing background here (Self taught lang dahil naghinayang sa itatapon na sewing machine at "echo-derecho" or straight stitch lang ang alam), I would give myself a passing mark here.

This is my Budget Multifunction Living Room Set that does not look cheap.

Next time na yung iba.

I am a sucker for multi-function spaces and areas kasi. My original design for the 6-seater Dining Table was 2 Console Tables with butterfly table tops and expanding legs, which would become 2 Dining Tables. During parties of special occasions, they could be use as separate 6-seater Dining Tables, or a long 10-seater Dining Table, or a wide 8-seater Dining Table.

When a bigger area is needed for work or something, the Console Tables could be placed by the wall.

Sadly, only 2 Pinewood shops said they could do it. But the price is not within my budget.

I ended up with the Dining-Billiards Table. The Billiards Table frame is screwed on, so that I could easily install the felt.

At eto naman ang Part 3....

The BEDS with 6 legs each

The headboards are detachable. I could replace them with modern looking upholstered headboards in the future.


Kid's Bed
Customized to the width of the room. Bed is 36in x 72in. The detachable headboard would no longer fit in the space.

Superman Bedsheet-Blanket-Curtain Fabric are from Ylaya St, Divisoria. Superman Pillow cases are from Alabang South Station.



Day Bed
Single-sized Bed in the ground floor Guest Room-Entertainment Room- Videoke Room-Utility Room becomes a Day Bed by accident. Cabinet Door by the foot of the bed could not be opened fully with the headboard. Combining this headboard with the unused headboard from the Superman Room, creates a Day Bed.

I just need to make new and nice looking bed cover. And some more side pillows.





King-Sized Bed (72in x 75in)
These are actually 2 pieces of single-sized beds (36in x 75in). Hence the big bed has 12 legs now.

I removed the bed mattress and linens for privacy reasons. Too much information



By the way, each 6-legged single bed with detachable headboard only costs PHP1,800.

Part 4 iyong 3-1-1-Center Table-Side Table Sala set, which is similar to the sectional L-shaped Sofa. I am still making the cushions. Next time naman ito.

Lahat ng iyan ay wala pang PHP28,000. Nice price, di ba?

I'm a newbie here and my wife and I just reserved a Maple unit in Block 3 of CE10 a few days ago. We chose the Peach model house.

We too hope we can all share our would-be experiences in the future so we can help each other out in any way we can.

I also wish hindi Peach and Caramel yung color ng Maple houses :P May type ko yung color nila sa Bellefort's Charlotte Model and LE's Margaret.

And tinanggap ko narin na matagal pa matatapos yung construction ng house. Na stress kasi ako before sa Oakwood.

I hope balitaan mo rin ako if may updates ka about CE10

Kakastart *** din namin mag down, pang 2nd month pa lang etong April 5. So far wala pang nag CI, i think still too early. Scheduled turn-over is after 15-17 months ata yun.

Your welcome, let's hope na maging maayos ang maging development nila sa CE10 especially yung construction ng mga magiging bahay natin there.

Sana nga matupad yung 16th-18th month move-in. Yung experience kasi namin sa Carmona, 22nd month yung magiging move in, so we just decided to Upgrade sa Maple. No regrets (so far). Matatapos na yung DP namin sa November. We're hoping na i-prioritize nila yung sa amin, pero ok din lang kung ma-delay since 1st quarter 2014 pa namin balak lumipat.

Isang technique sa pagbisita sa unit, ay magpasama ka sa agent mo at sumabay sa tripping. Dapat asikasuhin ka ng agent mo.

Actually nasa san juan metro manila kame naguupa ngayon so actually malayo din kame pero we do plan to move and rent an apartment there somewhere close or preferably nga sana sa CE narin mismo kung merong magpaparent ng unit nila. Pero we plan to do this next year pa bago mag start ang construction.

Until then ta-tyagain nalang muna namin na bumiyahe ng malayo para lang mamonitor ang progress ng PFI sa development ng CE10.

Wala ba kayong relatives dito na pwedeng mag monitor ng construction ng bahay nyo from time to time?

Sabi naman ng Mister ko, iccheck nalang nya maigi during the turn-over, by that tym, sisikapin talaga namin na umuwi para kami mismo ang mgcheck ng haus. Anyhow wala talaga kaming choice... kundi ang ipagpray na sana maging maayos ang paggawa ng magging haus namin
