Share ko lang po and advise na rin po....received email from Ms. Mylene Cueto from Manda Office at sabi eh nareceived na daw nila ang LOG from Metro bank at na forward na daw nila sa Metro bank yon and waiting for the loan release. ilang days/week pa po kaya need ko wait para ma release ang loan ko. at meron sa mga bank financing na gaya ko, meron o magkano ba ang apporx na babayaran natin na misc. fee?

For bank financing, legal and miscellaneous fees is 8% of the unit's selling price. LMF is already part of your equity. Your agent should have explained this to you during reservation.
Selling Price + LMF = Total Contract Price
In my case, few days lang from LOG to loan takeout. Kasi tinutukan ko at dahil sobrang delayed na sila.

kawawa naman sya. niloko ng agent nya. at di na mahagilap ngayon.
they reserved a unit 4 years ago. sabi nilang mag-asawa single detached ang gusto nila. actually they were referring to the single attached-almost detached units just like mine. ang binigay ng agent ay Oakwood B na duplex (shared firewall). at sabi ng agent wala na daw available na ganung parang unit ko..
imposible yun. kasi i reserved my unit just 28 months ago. ahead sya sakin nagreserve ng 20 months. when i checked the details at the time, konti pa lang ang nabebenta sa CE9-A. at ako nga ang nakakuha ng dabest single attached-almost detached na inner unit (88sqm lot area).
at eto pa. same price lang ang unit namin. 1.695 millions pesos.
napakawalanghiya ng agent nya. grabe. mapagsamantala.
ngayon, nag-iisip iyong mag-asawa ng ibenta ang unit nila. sabi ko baka mahirapan sila. kasi ang mga units na ganun ang huling naibebenta talaga, dahil iniiwasan ng mga buyers ang duplex type units.
kaya pala ako nagtataka. sa hilera namin, nauna pang gawin kesa sa bahay ko ang duplex units na yun.

Baka naman kasi masyadong nang malaki yung files na nakaattached. I attached the pictures I took during my visit last sunday. I saw a couple of cracks sa may rooms on the 2nd floor and the wall that separates the creek from our house sa likod ay nasira.

.unfortunately walang na explained sa akin ang agent koiniwanan na nya ako sa iri
ako na lumakad lahat... 1 time na meet ko sya yong nag sign kami ng contract then wala na, ako na mismo naghanap ng office sa Mandaluyong... I ask him before na samahan nya ako mag punta sa mandaluyong office para nga i complaint na baket delay ang house construction pero busy daw sya kaya ako na mismo naghanap at nagtatalak doon.
Ah ganun din kaya ang gawin ko mag send ako ng follow up email ke Ms. Apple. at tapos send ako ng email to schedule me for inspection? tama ba yon.? Pwede ko bang ipa sched na ang inspection ng unit while my loan is still on process?

Bakit ganun,yung sa akin nauna ang loan takeout at hanggang ngayon hindi pa ko nag LOG...nag-inspect na rin ako...binigay na ng PFI TCT,CTS at blueprints sa akin...hehehe!hindi pa rin naman nila ko kinokontak regarding sa LOG ko,pero nag-start na yung amortization ko last March 17. I'm confused tuloy. hehehe
Palagi kong dinadaanan pala ang unit mo. Dapat lang pataasan mo ang perimeter fence dyan. Mababa eh.

Mmmm.... sakin kasi hindi rason ang busy ang agent. Dapat gumawa sya ng paraan na magkatugma ang sked nya at ng client. Kung ayaw ka nyang samahan, dapat sya na lang nag-asikaso ng concern mo.
Honestly, in most of my concerns with PFI, ako naman ang nag-asikaso (kasi mas makulet at persuasive ako). Pero kapag kinailangan ko si agent, I make sure na kikilos din sya. Hindi man nya masolusyonan (kasi usually depende sa PFI), ang dapat lang ay kumilos din sya at hindi mang-iiwan sa ere after makuha ang komisyon.
Sa case ko, i just followed up with Apple iyong approval, Metrobank's own inspection of my unit, LOG, loan takeout, etc.
Ang kinulet ko sa CFI (inspection) ay si Ira ng PFI head office.
You cannot have your first CFI if your loan is not yet approved. Gustong masigurado ng PFI na may magpifinance ng loan ng bahay mo.

I'm a new member in these forums and actually a first time house and lot buyer as well. My wife and I have just made our reservation for a Maple house and lot to be built on the new Phase 10 of Carmona Estates.
I made some back reading and this is probably the most if not the only informative forum on ProFriends and Carmona Estates. Hence as a newbie; I would like to ask for your inputs on PFI as a developer and feedback on the Maple house and lot if any or from anyone who has already reserved a similar unit.
