    Victoria de Makati... Any thoughts?

    I'm on the stage now of condo hunting and so far I found this to be the cheapest at 62k per sq.m, and I like the idea of it's bi-level floor plan. It's developer is New San Jose Builders. And malapit lang yung place sa work namin ng girlfriend ko tumbok lang ng dela rosa. We're scheduled for a project presentation this coming weekend so, anu kaya pwede I ask sa makakausap namin regarding sa building? Should I be concerned sa developer or proven na ba na nakakapagdeliver sila ng maayos? relatively unfamiliar kasi sila in terms of these kinds of projects eh.

    ^ i think its cheap because its not finished (not sure sa term).. yung tipong wala pang tiles, paint, etc.. i could be wrong though, yun kasi comment nung kaibigan ko dati nung nagtitingin sya sa Victoria de <something> sa may GMA 7

    They turn over their projects "bare". Meaning, hindi finished ang floors and walls. Usually wala pa ring main door. Hindi ko lang po alam dun sa Victoria de Makati. Sa iba kasi nilang projects, madalas, ipapaayos mo pa muna yung buong unit mo bago mo matirhan. Masyadong malaki pa ang gagastusin mo after mai-turn over nila yung unit. Pero nasa sa'yo na yan kung gusto mo pa rin talagang bilhin. I suggest, tumingin pa kayo ng iba. Refer kita dun sa friend ko kung gusto mo. Tamang tama lang for working class yung project ng friend ko. Masyado kasing high-end ang hawak kong project ngayon. Purely investors lang ang sa tingin ko makaka-avail nun. Sabihin mo lang sa akin kung interested ka. Pwede kong i-PM sa'yo yung contact # nya.

    Eto lang kasi yung pinakarealistic investment na sa ngayon eh kaya namin kasi papatak na 15k a month lang for 15 years ang terms of payment. Pero kung may alam pa kayo na ganung monthly amortization na ibang project na within makati cbd lang and atleast two bedrooms eh please do tell me.

    hmm.. oh well, if it suits your budget siguro ok na rin yan..

    things to consider though..
    1. cost ng pa interior (electrical, wall division for room, paint, finishing, etc etc..) i'd assume you'd need to save up on this siguro kasi one time big time project yan on turn over..

    2. kelan ang turnover? if its 3 years later, there are projects selling na stretched down payment schemes, tapos saka papasok sa financing.. pero a plus factor is that its finished na pag turnover, yung tipong pwede na agad tirahan, gamit na lang kelangan.. although with this one, you have to factor in how much it will cost pag pumasok na sa financing..

    3. is Ortigas or Taguig not an option? dami ongoing projects dito..

    4. high density or low density condo project ba sya? i prefer med to low density IMO.. pakiramdam ko masyado ng masikip ang common areas/facilities pag high den yung project..

    hmm... yun lang naiisip ko for now. hehehe

    Sige refer kita sa friend ko. PM ko sayo yung contact details nya. Baka he can give you more options lalo na pagdating sa payment schemes. So far, puro high end na lang ang focused projects ko ngayon kaya hindi kita mabigyan ng offer.

    @omiboy high density ang population ng victoria. Like, 900+ units. Kaya napapaisip din girlfriend ko dahil dun eh. Panalo lang talaga para samin yung location niya which is just walking distance to both our offices. Kaya out of the question din yung maghanap kami at fort or ortigas kasi we want somewhere as near as possible sa work namin. I got a quote from eton towers for their two bedroom units. 6.3mil pero wala pa siya quote sakin for inhouse financing.

    It's a good spot. Athough tradeoff ang baha sa lugar na yan every rainy season.
    Curious lang: You and your gf seems sure that you'd be working in Makati in the next 15 years or so? Self employed?

    We both have our regular jobs in makati but we are doing much better from our side jobs. So we intend to setup our own around that area since from makati din most of our clients. Really? Bahain sa washington area? Hmm, napaisip ako dun ah. Interested din ako sa eton towers sa rufino, much more accesible although mas mahal.

    Washington Street, Makati is well known for being flooded. I was just surprised that a condo is going to built there.

    I went to see their showroom. Their units are dressed up units. The actual turnover units are bare.

    The bi-level design is really nice. The small balcony would accommodate the compressors of split type aircons. The 3 bedrooms of the dressed up unit are so small. It should only be 2 bedrooms, and a small storage area.

    Maybe, the main reasons the units seem affordable are because the units are bare and location gets flooded easily. Cityland 8, 9 and Executive Towers 1, 2, 3 are in the same area. Nevertheless, many homebuyers bought units here.

    Getting marooned in your condo lobby for 3 to 6 hours or wade through floodwaters from a pedicab in Washington one day in a year is not so bad in exchange for an unequalled proximity to your place of work or business, the supermarket, the commercial district and the the airports for the other 364 days.

    yep. di naman araw araw ang ulan at baha. kaya yung ibang frens ko, kumuha pa din sa Cityland Executive Towers.

    gusto ko yung bilevel condo uit concept ng san jose builders. at least hindi sya mukang kahon lang ng pusa gaya ng studio and one-bedroom condo units. parang bahay pa din, kasi may second floor (at hagdanan syempre) at mini balcony.

    i just don't know the quality ng gawa ng san jose builders. bare ang units nila. pede namang hindi gastusan masyado ang renovations. usually paints, tiles and cabinets, and the partitions sa second floor. pede namang hindi isang bagsak ang renovations. pedeng kapag nagkabudget lang. pede din namang interim furniture muna like palo china. sa 20k meron ng 6-seater dining set, 4-1-1-coffee table sala set, queen size bedframe, double deck single beds, and a sofa bed. yung ibang renovations, pedeng DIY na lang din.

    Actually bare unit is not a problem for us. My girlfriend actually even prefers it since she's an architect so she could play with the house as much as she wants.

    @rendaku excellent point. Napabalik mo ang interest ko sa place. Thanks! I'm looking forward to seeing their model unit para magkaidea ako sa spacing.

    Actually, if you talk to their agent, so many questions could have been answered already.Their contract price is cheaper because it is bare. Rather than have a low quality finished unit na gigibain mo rin lang at magpaparepaint ka pa rin, ok ang style nila. And then, they have a package worth 150 K to cover finishing. You will have the option to choose some colors, motiff, etc. Dito na lang, panalo na sila sa pricing compared to others even cityland, plus they have a nice payment scheme. While paying without interest on the second year, you can move in already, a nice catch. I will not explain about the weather effects, it's already explained. The best factor for me is the location. You can go in any three MRT station in one jeepney ride. One jeepney ride to to Buendia LRT. Very strategic location, near to many important community units like hospital, wet market, malls, groceries, church, etc. I compared it for example against Avida and The Beacon, whew! malayo sa prices. May nagsabi na mukhang tenement daw lalabas ang condo nila. Well, at least, I'm sure that in Makati, the local gov't is strict in building structural considerations, so hindi ito magiging tenement style siguro. Another andvantage is that they are the ones who will build it. Others sub-contract it to contractors, adding up to the price. That is how it is with Megaworld, if you notice, yung Manhattan Garden City, iba ang name ng contractors/builders nila. Actually I took a unit there. Hence, I just signed CTS with Victoria de Makati. Maybe a medium type player can offer more to the clients than the others. And with those explanations above, I think I'm heading to the right choice. Sana.

    Ive been in Washington area for almost 3 years now, 2 years sa Citiland 9 and mag 1 years sa Citiland 8 and im planining na din an lumipat this Nov , ibang place naman , medyo comment ko lang sa place na to sobrang binabaha ... i mean konting ulan lang baha na to ... kaya nga i make sure na naipark ko na kotse ko or nakauwi na ko before pa umulan ng todo , na experience ko na din ma stranded dito and isulong yung kotse sa baha... Di ko alam kung anung ginagawa nila sa issue na to .. parang feeling ko sa ilang years kong pag stay dito lalong tumatatas ang baha ...

    I know the victoria de makti kc nakikia ko progress nito and nag tanung din ako dito about 2 years ago or 3 years ago pa yata sabi around 2012 daw i turn over , pero parang sa nakikita ko di yata , pagkaalam ko 2013 na daw , kaso parang di yata kakayanin ma turn over yun ng 2013 ,unless maraming mag invest ..

    Advice ko sayo pagisipan mong mabuti, check mo din other properties ng San jose builder , kc nakita ko yung sa GMA nila parang pangit na and nattangal na yung pintura , same as yung sa manila .. Baka magsisi ka sa huli.

    Already inquired to this condo project 3years ago, promised turnover was 2010 or 2011, not sure.. but its already 2012 and I still don't see anything in the site.... lugi? or hindi talaga siya mabenta? Nauna pang matayo ang belton along yakal corner pasong tamo....

    i just got 1 unit in Victoria de Makati. My considerations are its location, the bi-level concept and its price for a Makati Condo. It's not like the whole year is raining so i have no problem with the flood. At least you can still go home if you work in Ayala. I also like the idea that I will be designing my own unit or rather house coz you feel more like a house than a condo because of its bi-level concept.
