If you're considering a condo in Kapitolyo, you might also want to consider a ready-for-occupancy condo in Oranbo, Pasig so you have something to compare. It's 45% off for studio and 1br and 50% off for 2 and 3 br units. A studio unit will only cost you around P1.7M after discounts. It comes with a free parking. 32 sqm is the floor area. For 3br, it's 155.09sqm plus 2 free parking slots. Just walking distance to Valle Verde Country Club and Philsports Arena (ULTRA) and near Ortigas Center also.
How much does it cost? The developer is quite new but the projects are really promising.. A friend of mine recommended the place because of it being a midrise.. Not sure though if its a good investment

the marikina fault runs along valle verde daw and near kapitolyo din..so if i were you rethink or ask kung how many meters/kilometers away ang property from the marikina fault..
for me buying a condo i would consider location and the developer
ill stick with Ayala, DMCI and Phinma
yes, i think feifeikokland is right. when buying a condo , you must consider not just looking at a good location but a developer that you can trust. you may consider looking into well-known developers if you are going to buy a preselling condo so that you'll have a bigger percentage that the project will be finished in time. big developers have bigger safety nets.
here in philippines, richest man according to forbes is: henry sy - he owns smdc or smdevelopment , next is lucio tan - he owns eton properties , 3rd is ayala zobel who owns ayala land , fourth is gokongwei - he owns robinsons land, and fifth is andrew tan who owns megaworld .
all of the five developers have lots of condo for sale now. both have preselling condos and ready for occupancy condos.
if you want to try to buy from a smaller developer, i suggest buy the ready for occupancy condo so you wont have to worry if the project will be finished and your investment wont evaporate.its your hard earned money so be careful.

i suggest you check out skyscrapercity.com, dun sa philippine forums, medyo comprehensive na dun ang mga talakayan ng ibat-ibang condos, and some of those from actual condo owners, dwellers pa. sadly, di pa masyado 'mature' ang mga ganitong topic dito sa pex.in time siguro, as more potential condo buyers/dwellers will become pexers din eventuallly.
If you wish to see the world, condo is the way to go in RP.
sa ngayon napakarami na talaga ang condo developer dito sa phils. 3 months ago may exhibit sa world trade center phils which participated by almost all property/condo developers dito sa phils. maganda maka attend kayo ng mga exhibits, makakatulong din sa pag compare. i saw a site here sa internet, nakalimutan ko lang kung anong url pero nakalagay dun biggest developer in phils is ayalaland . nasa list din sta.lucia and robinsonsland .
wala sa list yung company ng boss ko etonproperty.com hehe..
kasi most projects ng eton nasa hongkong and china. sa phils kasi nasa 30 projects pa lang.
what can you say about smdc's sea residences sa may moa?
they're selling at an astonishing 105k/sqm, basic lang yun di pa sya furnished...

Mahal naman ng Sea Residences. Baka nga hindi pa sya finished e. Understandable naman na hindi uso sa Pilipinas ang furnished pre-selling condo. Kaya dapat fully-fitted & fully-finished naman sana. Ganun pa man, parang sobrang taas pa rin ng 105k/sqm.
yes medyo may kataasan ang price pero quality wise, maaasahan naman siguro ang smdc . sa malls lang nila, kita na natin ang maayos na maintenance. hopefully sa mga condo for sale nila maayos din. yung malalaking developer kasi, medyo mas mataas talaga ang price compared sa iba. and tataas pa ng tataas ang mga condos in the near future.
one thing i can say is that im sure it has nice view of the manila bay . and aside from that, the area is peaceful too. i hope that the structural engineers made sure that being located at a reclaimed area, the building has safety features for sudden earth movements. two thumbs up for smdc for this very nice project.
magkano ba sa light residences? we are very interested dito.
For me, the best condos (especially in the metro manila area) are in Global City. Especially near the strip....

I don't believe na kapag kilala ang developer e maganda na ang turn-over. Dapat mas tititgnan ninyo kung sino ang General Contractor nila. Para may warranty.

you know it's much better to just find a condo that's already been built. sure mas mahal kaysa during presell, pero you are sure that the structure is there na.
also keep in mind that condos lose their value over time.
