i am a DMCI condo owner and here are my problems.

    1. structural flaws of the bldg. we have water leaks in bedrooms ceiling whenever there is heavy rains. 3 yrs na complains and nothing has been done. paid thru bank loan.

    2. we bought parking 12.5sqm. actual size is less than 9 sqm. more than 2 yrs na complain and nothing has been done. association dues and real estate tax still based on 12.5sqm. paid in house and more than 1 year na fully paid wala pa title

    3. i've been complaining sa PMO about unit on top of us na mga renters lang. yun 1 room on top nun room ng anak namin mga aso nila nakalagay. dahil walang water proofing pag umiihi o natatapon yun inumin naglealeak sa ceiling ng room ng baby namin. nothing has been done. tamad at wala malasakit ang PMO. garapal. pag may nag complain pagtalikod ng nagcocomplain kung ano ano sasabihin nila as if walang ibang tao dun na unit owners din na nakakarining. pang apat na atang batch ng PMO ito samin over the course of 3yrs. palit palit kasi kanya kanya raket sila.

google DMCI complaints and you will find out na mas madami kalokohang ginagawa tao nila. why? in my opinion corruption ang culture in DMCI. everyone just wanted to make money. perhaps because DMCI is a long-time government contractor, thus, they are used to the culture of corruption.

verdict for me: i felt i played russian roulette and lost. i wasted my 3M and years ng pinagtrabahuhan.

so if this is the definition of best developer in the philippines i say we filipinos are doomed!

    Hello shrinked,

Basta property ni DMCI ayos! East Raya Gardens is a mid-rise condominium community, with a touch of Bali, Indonesia.

I've been residing here in Cypress Towers, a DMCI Homes' development, for almost 3 years now and I say that I am very well pleased of how they treat their customers.

I always say that there's no perfect house, but a perfect home. And DMCI is. They offer spaces that boast of equipment, contemporary structure, and amenities that are well- designed. DMCI Homes never fails to aspire to provide comfort and enriching quality of life in their developments.

You might want to check their site (http://www.dmcihomes.com/)for further information. They also have a list of their new project developments. Here are examples of its high rise condominiums.

DMCI is, indeed, better than SMDC. DMCI Homes is already backed with 50 years of experience in the real estate development. In fact, DMCI Homes has been recognized by the Reader’s Digest as one of the most trusted brands in residential development in the Philippines.

    DMCI condominium unit in Manila

    https://www.change.org/en-GB/petitio...manila-project

Building a high rise condominium unit within the famous Luneta poses not only a security threat but it will ruin the historical value of the immediate vicinity.

This is another issue thrown to the management of DMCI . Re-posted from Heritage Conservation Society and Mr. Carlos Celdran sites.

mabilis yun construction ng Accolade Place, in kuysi. my former office is located near the project and it only took 6-7months upon completion.

about the quality, lets wait for the unit owners feedback.

Hi! I'm a dansalan gardens home owner for 5 yrs already. Ok naman siya, pulido gawa compared to other condos. here are my complains: 1. Parking. I have a parking slot, pero everytime i invite a guest, most of the time wala na silang parking. And they will ask them to park sa labas. Sinabihan pa akong they will issue me a ticket. Minsan mas mayabang pang umasta mga guard dito, wala silang paki kung home owner ka. pero may mga mabait naman, pero yung iba grabe.... they closed down the basement 4 parking. 2 yrs ago pa yun, pag inopen lang nila yun edi more parking for others. Kaya if your expecting mga guest lagi, i wont suggest buying a home in dmci. 2. i was robbed mga 2 yrs ago. nanakawan kami ng cash, pero other than that walang nakuha. Pero na rummage buong unit ko. I would expect na gumawa ng action ang admin. like adding security or cctv cameras? Pero wlang ganiwa ang admin. it's like parang wlang nangyari. Overall, dmci is not bad. Maganda ang construction niya like i said pero in terms of service i wouldnt recommend. Unless, they fix the parking problem and how their staff treat the home owners.

^ yun Accolade may cctv cameras and an electrified fence. but the only thing that could is protect your property from outsider. what if its an inside job?

parking .... well its everbodies problem.

Oh I get it... It's not your problem right? I almost forgot that your problem is how to make money and not how to satisfy existing customers and clients. Right?

Do I get banned for this? He he he...

"+ 1 on this,,, I've been a resident for almost 2 years at The Redwoods DMCI and we've got the same issues, our agents doesn't give any assistance on our complaints like refunds, etc. meaning poor after sales performance.

with regards to SMDC they do have a better system rather than DMCI there are so much complaint with their documents, penalties that they impose to the clients and specially their payment terms and promos, we encountered this kind of problem, the agent said that there is a promo and grab that promo and reserved the unit in cash and they eventually accepted the reservation, half month have past and still we don't have any payment term, then later on she said that the promo is non existent anymore, cause from what she said they have this meeting with the consunji that the promo is no longer applicable, we said hey from what we have agreed on you have this kind of promo and it will be approve but at the end it din't so now we are on a floating status. what the heck we waited for how many days and our reservation will be forfeited!!

Parang gusto ko ng magback out sa horrible and terrible complaints na nabasa ko regarding DMCI Homes. I paid the reservation fee of 20,000 pesos last week and we are about to pay CASH within a month and now these stories of complaints are not so easy on the eyes to read.

Ano ano ba ang legal documents or important documents that we should receive during the time of payment as in FULL PAID na sa araw na yon mismo ? We reserved and paid the reservation fee para sa UNIT sa Redwoods ? Can anyone please help me out.

I advised my parents na maging wise na dapat kako makuha na rin niya the important documents by the time na babayaran na nila ang UNIT na sabi ko madaming complaints against DMCI and my parents told me back na kesyo maganda raw na kompanya, na kesyo may customer care naman, na wag daw ako magisip ng negative. Ang pera kasi galing lahat sa akin and I don't reside in the Philippines because I am permanently residing abroad. We want the Redwoods unit for bakasyonan sana paguuwi kami magasawa.

Can anyone enlighten me regarding my queries hanggat hindi pa kami nagbabayad ng FULL this month. We promised that we are going to pay within a month bago magexpire and reservation date namin.

Thank you and I hope someone can answer me.

    my feedback with DMCI:

    1. Security - they have a very good security pips. Medyo nabawasan nga lang kasi before my bomb sniffing dogs sa entrance ngayon wala na.

    2. Amenities - OK naman ang amenities nila pero I think conflicting yung rules and regulations nila for the swimming pool. Basketball court sucks big time. Hindi raw kasi priority ni PMO na ayusin ang basketball court as of now.

(OK sa amin *** changes kasi in case of emergencies kami ang kawawa).

    4. PMO - naguguluhan ako sa kanila.

Guys, I'm not an agent but I am renting out my 2-BR condo unit at Cedar Crest, Acacia Estates, Taguig. I am the unit owner, just PM me for details. The unit is brand new and is in the project's newest building.

    Thanks!
