    feedback on DMCI condos anyone?

    hi everyone!
    very interesting yung thread on megaworld ha! how about DMCI? too late na yata coz my husband and i just bought a condo from them sa pasig. any feedback? just want to find out what to watch out for i guess... thanks much!

    Actually ma'am, the problem with these kind of developers are too common. Just like the thread about Megaworld. Kapag sinabi nilang "bare" ang turn-over ng unit ninyo. Expect na hindi matino ang floors, hindi ganun kaganda ang paint, hindi rin ganun kaganda ang toilet&bath, hindi rin matino ang pagkakagawa ng kitchen, at lalong hindi ganun kaayos ang bedroom.     i'm a dmci unit owner, and i'm quite happy with my unit, it's not bare, just add furnitures and you're set...

    riverfront residences

    Generally okay naman sa Riverfront Residences community-wise, also developed by DMCI. Some negative points lang: first, sobrang sablay ng PMO, and second, two years na after my units' turnover and wala pa rin title considering na bayad naman na sila. Hindi ko tuloy malipat loan ko from BDO @ 9% per annum interest to banks such as HSBC, Eastwest Bank and Robinson's Bank @ 5.99% per annum. Sobrang hassle na. Already considering sending a demand letter from my lawyer followed by going to the media. I work for one pa naman. Konti na lang talaga. By konti I mean two more weeks. My contract to sell signed by DMCI is with my lawyer already but I might forego na the demand letter and go straight na lang to media. Their lawyer (whom I can name if needed) promised me na their customer care will get i touch with me to address my concerns pero three weeks na wala pa rin. Magaling lang talaga magbenta. After sales sobrang sablay.

    Ganito YATA ang kalakaran kahit kilala pa ang owner-developer. Kasi yong friend ko nagtanong din sa SM Mezza Res. Na turned-over na mga units at 4 yrs.na in existence pero nang tanungin yong broker if may mga title na, HINDI na nagreply. Parang nakakatakot yatang bumili ng real properties dito sa atin. Bibihira na yong mga honest. Sa radyo lang ang daming nagrereklamo. Buti na lang may mga public service programs sa radyo.

    Sa tingin ko mas magandang developer ang DMCI compared to Megaworld. We have friends living in DMCI properties and we noticed na well maintained yung properties nila kahit after several years na sila nakatira dun. We also bought from them recently. Sa Empire East (Megaworld) kasi sobrang palpak yung pag maintain nila ng properties. Ang maganda sa Empire East, yung location nila. Very accessible talaga. Walking distance lang kami sa MRT station.

    We just bought a unit and ok naman yung paint, bathroom, and even yung cabinets na kasama. Ang masakit sa ulo, yung PMO and aftersales. Sa tivoli, pahirapan bumili ng parking space :-( yung mga guards makukulit and mahirap kausap. yung pool parang napakadaming outsiders ang gumagamit. Hay....

    ok ang DMCI properties, except for one thing, PMO allows sari sari stores sa mga unit...naman... ang panget tuloy tingnan...

    dmci sila concessionaire ng maynilad. si consunji dating dpwh secretary panahon ni diosdado macapagal matagal na nasa construction business. yung asawa ni maggie wilson anak ng mayari ng DMCI.

    ano na latest sa case mo w/ DMCI? pardon my ignorance, ano ibig sabihin ng PMO at bakit sabi mo, "bayad na naman SILA" instead na AKO? also, are you saying pag Bank Financing considered na installment kaya there is a need for Contract To Sell. And if I may add ano nga pala ang difference ng Contract To Sell sa Deed of Absolute Sale in terms of contents, validity at kailan iniissue ang mga ito sa buyer?

    furthermore, pag may Bank Guarantee na ibig bang sabihin nito pwede ng irelease ng seller ang title nia at ilipat nasa name ng buyer
    o client nila or name ng bank, whichever, kahit wala pang Bank Release kundi Bank Guarantee lang?

    yup PMO stands for Property Management Office. we just reserved a unit at Sienna Park in Bicutan. Hopefully maganda ang pagkagawa

    ok po ba ang sienna park? magkano range dun ng isang 1 bedroom unit? medyo interested ako. nasimulan na po ba yung condo and ready for occupancy na?

    ^ under construction pa po ang sienna park. july 2013 yung bldg namin scheduled for turnover, yung iba ata as early sa jan 2013 ang turnover. and 2br up po ang units dun. wala po 1br. the smallest 2br starts at 2M and 400k for parking.

    anybody here owns a condo? magkano inaabot property tax dues nyo yearly? unit area? can somebody shed a light please (kasi di to often nadidiscuss and I think this is a cost that should be considered when looking/buying for a condo unit..)
