    Ongoing yung construction sa Villages 1. I was there last weekend. May mga nakatayo at painted na Colleen houses na malapit sa gate. Yung mga Haven houses sa far end may ilang houses na rin na painted.

    Sa Residences, halos lahat ng blocks buo na... Block two yung ongoing ang construction ngayon.

    Sa Residences, opo, marami na nakatira. Though, I haven't really had a chance to sit down with them and talk. Pero meron na daw new bus stop na ginagawa dun sa loob ng Lancaster.
    Maraming tricycle, around 2km from villages yung ride papuntang main road or yung current bus stop (outside Lancaster). Although, mukang delikado nga sa gabi, kasi may maiksing talahiban pa yung road side.

    I bought a house from Profriends as well. I would like to be a responsible buyer. I have just read some complaints about the developer, and I was worried. Then, I had a visit in the village where I bought my property and I heard some reassuring words from the house owners themselves.

    So, I am just hoping to hear some suggestions and advises from you guys for us to avoid some hassles that others have encountered.

    I am sure that there's no such thing as a perfect developer. But there could be good buyers who have foreseen the problems that might arise and did due diligence to solve the issues

    Interesado din ako malaman at kamustahin yung progress. I think they will be starting to turnover units in "Villages 1" by the end of this quarter (opinion ko lang yan) - kasi buo na yung Colleen houses at yung walls ng linear park nila. Yung sakin, hopefully ayos na sa third quarter.
    I'm going to their Imus office to get my Official Receipts this Saturday morning and to ask for updates too.

    I was in Lancaster Villages last Saturday. May nakatira na dun sa isang Colleen house kahit maalikabok dahil ongoing yung construction sa ibang mga bahay.
    Construction was busy: saw a crane lifting walls while people weld corners (ang bilis lang nila kinabit yung walls). Hehe, parang salingpusa lang ako na nanonood sa construction noon.

    Last October 2010 ko na natapos yun equity ko… sabi 2-3months ang processing e ano pyetsa na on processing pa rin yun title sa imus registry of deeds! ngayon sinisisi nila sa globe asiatique na dahil sa kanila e tumagal ang processing ng pag-ibig…

    thanks for the update. i was there this weekend and saw na madami dami na houses (colleen mostly, some haven) sa phase 1. hindi ko nakita itsura ng fence sa linear park? ano itsura non?

    Mababa lang yung fence, a little more than just a meter na concrete posts, with horizontal metal strips sa upper half connecting linear posts, then concrete sa baba ulit yung design. Plus, merong opening or door yung fence for every unit. Next time, kunan ko ng picture (maybe two weeks from now).
    Yung unit ko, mukang on time sinimulan yung construction. Hopefully everything turns out great!

    second inspection na namen sa wednesday sa residences...hopefully maturn over na kagad after ng inspection namen sa wedneday. dami na nakatira.. kaya lang nagworry kami ng husband ko nun nagpunta kami nun february kasi yung isang resident dun sa phase namen nagrereklamo dun sa engineer na kasama namin kasi may nahold up daw malapit dun sa unit namin and nangyari sya 5PM. natakot tuloy kami ng husband ko. ngayon parang ayaw ko na ituloy.. nanghihinayang lang ako sa nabayad na namin. sobrang open kasi nung place and walang bakod kabila talahiban na..

    Lancaster Estates

    Hello guys, we got a unit at Lancaster Place. We are just about to start paying for our equity. I agree na mabagal talaga magprocess ng papers ang Profriends. I suggest na add 3more months sa 16mos na agreed turn-over. Of course part lang ng marketing na you can successfully move-in na on the 16th month of your equity. Hindi naman kami nagmamadali magxfer since we have a house in Makati. We actually bought a unit from them as investment na rin. Our agent explained to us na hindi na talaga nagaaccept ng loans from PAG-IBIG ang Profriends since they had problems talaga with it. Mabagal daw magrelease ng money ang PAG-IBIG kaya as a result maraming units talaga ang naantala ang construction. And of course ang blame is to Profriends. I'm hoping na wala naman maging problem sa'min. We're patient naman as long as they turnover the unit in two years.

    It's best na you bring your architect or engineer w you on your inspection, so you can list down everything na you want repair for and they will have to repair before you sign your contract. Thou nadadaan naman daw sa pakiusap ang Profriends, mabagal lang talaga sila. It's best din siguro that you ask your agent to process directly sa main office (Mandaluyong) para umusad.

    As for us, we chose bank-ibig. Metrobank. And we'll just use our PAG-IBIG for home improvement since malaki un lot na nakuha namin and standard na 60sqmeters lang ang townhouse.

    We're planning to visit weekly sa site once they'll start constructing na. Better daw na ganun so we can make bantay and makita namin if substandard un mga materials. Pwede daw kasi na maganda ang finishing pero substandard inside.

    I see naman that Lancaster Estate is a promising project. May Petron na and almost finished na un church when we went there. Under construction na rin ang country club. And I heard na may La Salle na itatayo inside the Estate plus an Ayala mall nearby. Hearing all these, I guess it's not bad at all. Well for us lang un ha Of course iba iba naman tayo ng expectations. Ang worried lang talaga ako w the developer is that they have so many ongoing projects right now and almost all ay nde pa fully constructed/completed.. that simply means it will take time talaga na mabuo ang Lancaster Estate since this is their biggest one and the last one na added to their list.

    We're just crossing our fingers and are hoping that everything turns out well. And sana mejo bumilis ang processing ng Profriends.

    Yah, I agree… when I visited my unit last month yun mga taga labas e may connecting gate sila sa village… tsktsk… our village is accessible to non-lancaster villagers kaya may bad incidents na ganyan… please note un mga taga-labas e nag-iinuman pa and malakas pa mag-sounds…

    sabi sa kabilang web forum (http://www.skyscrapercity.com/showth...057883&page=27)... partially open na yung Coastal Road Extension (or R1 Extension). Somebody there even claimed na 5 minutes na lang yung drive nya from Coastal Road to Kawit.
    Mukang tataas value ng mga nakuha natin na Lancaster units - makikinabang kasi talaga tayo sa R1 Extension kung Makati area ang work.

    Sensya na hindi ko pa nasusubukan ang rush hour drive papunta dun. Pero...

    From Makati:
    varies between 35 minutes to an hour hanggang dun sa village via Coastal Road then Real. (usually Saturday mornings hanggang 9am)

    If ever na tutuo yung 5 minutes travel time from Coastal Road to Kawit, malamang kaya na in around 30 minutes (more or less).
