Oo. Taas nga netong Dasma. Kung hindi lang laging traffic sa Aguinaldo Hiway baka dito na rin ako nakakuha ng house. Dati when I'm working in Taguig, byahe ko pauwi dito sa dasma (Regency Exec Townhomes, near na sa Silang) is 2-3hrs. So mga 4-6hrs balikan ko.

Regency ka pala magaganda din ang mga bahayan jan pre bigtime k pala talaga hehehe. Kahit ako pipiliin ko dasma location kung maghahanap ako ang bahay talo lang talaga sa trapik kapag sa manila ang trabaho.

hi schadow1 sir may I ask when you say LR1-7 anong area po ito sa Villas o sa Manor nasa phase 1 lang kasi ako near sa LR gate but I may say negative knee high flooding sa area ko haven't slept last night waiting for my husband who's been stranded the whole night sa Paranaque.

Clarify ko lang po sana kasi sa villas lang ako nakakita ng ankle-deep water. I've been continuously texting couple of friends from beech to bluebell street negative flooding po kasi sa area namin.

Saan po kaya specific yun knee-high flooding?

When i arrived from office around 230AM, it is knee-deep sa road from the manmade creek at Chamomile until Mallow. Di ko tinuloy ang daan ko sa Residences ave kasi umaagos *** creek sa kalsada. Ankle deep from Mallow to corner Bluebell. No flooding from Mallow turning to Blackthorn (i'm seeing estimated ankle-deep to knee-deep sa corners nang mga streets na dinaanan ko from there, using the humps as reference because it is sumbmerged; but of course didn't bother to go in. Then above ankle to knee from residences avenue corner Blackthorn. Above knee sa Birch until Vanilla (kung saan ako nabalahaw) then knee-deep from Birch corner Vanilla until Yarrow. That's my personal experience sa mga nadaanan ko. Yung guard saka homeowner na nakausap ko sa gate, sabi lagpas tuhod din daw sa more inner parts of LR (3, 4, 5, 7) which i was not able to verify but got a report from the LRUOA officers na *** baha varies from ankle deep to knee deep on the streets i was not able to wander that dawn. The flood is coming from the overflowing Panamitan River/creek sa east side ng subdivision + the overflowing manmade creek sa boundary ng LR and LV2-East.

LR1 is mostly Villas na may Manor sa Beech and Upper Birch. LR2 is from Chamomile to Blackthorn. LR3 is Ercilla to Comfrey, LR4 is NE, LR5 is the middle east part, LR6 is lower east, LR7 ay napapalibutan ng LR4.

So I visited LV2- west but unfortunately hindi pala dun ang Block 12 onwards.

These photos are from Block 12 Lots 1-6 near LV gate (LR side) nabigla ako kasi halos lahat ng unit ayos na at nakatayo na but Blk 12 lot 2 ay ganito pa. Sa pagtatanong ko at paghahanap eto talaga un Blk 12 lot 2 kinonfirm din ng guard, but to be sure call PFI pa din ang ask for your unit construction status.

Sa dulong unit naka post ang BLK 12 Lot 6

This breaks my heart. I expected more from them. Anyway, thank you sa pagpost ng pictures, appreciate it. Ngayon lang uli ako makapagpost kasi sumisikip talaga ang dibdib ko sa nakita ko. We called them, it's true, sa amin nga yang unit na yan. according to them the turn-over date was set to August '12 but the current status is only 11.25%! shocking! We are sooo disappointed, even mad! The person who entertained our call perhaps a call center agent wasn't able to give us an answer as to why the construction was discontinued considering the DP was fully paid. Babalitaan nalang daw kami if makakuha sila ng sagot within the week (Monday or Tuesday daw but wala pa din) but I guess dahil sa masama ang panahon, they weren't able to provide updates/answers. We are clueless right now kung bakit ganyan ang kinahinatnan ng bahay namin.

Pasalamat nalang din kami at hindi pa namin time umuwi dyan kundi wala kaming titirhan and we can give them until November to finish the construction (sana feasible). Di ko talaga alam kung bakit ganyan ang nangyari't di nila masimulan ang construction samantalang lahat ng papers meron kami at bayad ang DP.

Hehe. Okay ako sa unit ko, Bro. Wala namang problema, aside from PCPs na pinapasok ng tubig (yung isang Panel sa unit ko tumatagos yung tubig - malapit sa front side, floor area ng Master's bedroom).

Dito ako ngayon sa office sa Taguig. Passable and safe naman ang roads from LE to The Fort (via CavitEx, Airport Road, Villamor, and Lawton Ave).

main office usually do not have answers, engineering office (onsite or called Project Management Office) are the ones who have answer kung bakit. you can even ask who is assigned to your unit and ask them bakit ganon

by the way. if you wish (pero personally i'd rather not kasi tumatagal), you can ask for stop payment dahil dyan

and if you may, please don't wait for them. follow them up at least daily.

Yes connected siya. This flows to the main Panamitan river sa Kawit and spills over to Manila bay.
And the manmade creek sa LR is connected the manmade creek na piercing through LV1 sa gitna and flows back to Panamitan river.

Ang maganda dyan sa LV1 is your elevation is 29m above sea level as compared to here at LR that varies from 19m-21m. Kayo ang highest ground sa lahat ng project ng PF dito along the stretch of Advincula Ave until the Gen Trias side.
