    I want to share to everyone that I have an issue (and apparently it is common to Haven units) that because of the heat these days, the ceilings are starting to show cracks or even some have started to open (specially to those idle units where heat is enclosed day in and day out).

    I have already inquired with the engineering office/PMO who informed me that it is "normal" due to heat but I don't think that explanation is acceptable as that would mean I would have that issue yearly. They have sent someone to inspect and will get back to me on this. I have also reported this to PFI office as it appears to me this is an issue "by design" and has to be rectified since it will also affect them when other units of the same model are turned over. Pictures were shown to the move-in unit head but I wasn't given a chance to speak to that person.

    Di dapat nangyayari sa Hardiflex yan lalo na kung naka metal furring. Baka hindi ginamitan ng gypsum tape o gauze sa mga dugtungan. or lumulundo o gumagalaw ang second floor slab.

    hindi nga sir ginamitan ng gauze, kaya nagkaganon. malaking tulong ba sir ang pag lagay ng gauze? duda din naming eh masyadong maliit ang space between the ceiling and roof, kasi yung side na paliit yung clearance in between nagkakaroon ng issue at maliit din ang eaves vent.

    Yun naman talaga purpose ng gauze para tumibay ang dugtungan. Yung ibang matiyaga na pintor gauze at stickwell pa nga gamit eh. Kaya dapat may insulation talaga. Kung maliit lang ang space ng in between fiber glass pa nga kung sanang kaya ng budget. Eaves vent si Neo ata naagapan nya ang problemang yan.

    Sir cyber, I think one of the reasons din ay ang mga dinadayang "hanger rods". I think sa history ng ProFRIENDS, ako lang yata ang nakapagpaayos ng "hanger rods". Pinabaklas ko talaga ang ceiling ko, at sinunod nila ang bilang ng "hanger rods". Every intersection ng metal furring and carrying channel. Sa iba kasi, dinadaya ng contractor. Every other intersection. Sa iba mas madalang. At sabi ko bago ikabit ulit ang ceiling, ipakita sa akin ang bagong hanger rods.

    Nakaquote ang "hanger rods" kasi gaya nga ng sabi mo dati sa amin base sa pix na na-ipost ko dati sa CE thread, hindi totoong hanger rods materials ang gamit. Yung iba metal furring, ang iba naman ay carrying channel. Sa unit ko, iyong mas malapad at mas matibay ang ginamit.

    Nung binaklas ang ceiling ko, niliha na din ulit ang lahat ng C-purlins, at nilagyan ng bagong red oxide primer. Alam ko kasi na may kalawang ang iba dati, tapos primer agad. Text sakin ng neighbor ko on the day immediately after my first official inspection, para daw may gyera sa bahay ko sa dami ng workers na nagrerepair (the unit's whole balcony and staircase railings were replaced as well).

    Napadagdagan ko ng eaves vents ang unit ko during renovs, at naglagay pa ako ng exhaust fan (parang extractor fan ang function) to suck out the hot air accumulating sa ceiling-roof space. And I also made sure, that I still have windows open facing the source of the breeze even walang tao sa bahay. Safe naman kasi I have added grills sa second floor and all have window screens, and both balconies have roofs. So hindi pa din papasukin ng ulan. And the place's perimeter is well secured. Sabi nga ng nephew ko, kapag may zombie attack daw sa street ko, ako lang daw ang ligtas.

    So rain or shine, may passive cooling pa din ako sa unit ko.

    Wala ding gauze ang ceilings ko. Pero compared sa mga neighbors ko, mas maayos ang masilya ng dugtungan, pero mejo visible pa din ang line. Sa ibang neighbors ko kasi masy space talaga between the flexboard.

    Actually, sabi nina engineer, maski may foil-foam insulation, mainit pa din daw. Kasi nga ang roof pitch ay mababa. jasperjugan's Haven and my Oakwood have the same roof pitch. Kaya nga raw puro nakaaircon ang karamihan. Kaya naisip ko na dapat talaga ay install as much eaves vents as possible. Or gaya ng advice ni master cyber (pero di pasok sa budget ko ), ceiling ducts on all second floor bedrooms and stairwell, and one powerful extractor fan. Sa next renovs ko, papalagay ako ng ceiling ducts and extractor fan.

    My unit's facade is facing the afternoon sun. Sobrang init talaga sa tanghali sa second floor. One of my solution was to extend the facade to the property line. Second floor extension is the office/study/computer room, and ground floor extension is the handyman's workshop. Para hindi direkta sa init ang Master's Bedroom and Living Room. And blackout curtains sa harap na mga windows.

    Flexboard fiber cement board ang gamit satin, bro. At screws ang gamit, not rivets, to attached it sa metal furring.

    Tinanong ko dati kung bakit malalaki ang spaces sa dugtungan ng ficem boards sa kisame and sabi sa akin para daw pag nag-expand ito sa init. Palagyan ko na lang daw nung gypsum tape and plaster nga pag nirenovate. Pero nag-crack pa rin ito sa tindi ng init. Dapat pinalagyan ko nga rin ng additional eave vents kaso naunahan ako ng asar sa contractor ko. Next year na lang siguro.

    Anyway, sobra nga ang init sa 2nd level, lalo na ng Hollywood/Oakwood models. May nagsabi sa akin na nagko-contribute din daw yung firewall. Nagpagawa pa naman ako ng floor to ceiling cabinets sa side nito, so nakukulob yung init. Parang oven. May nag-advise sa akin na lagyan ko raw nung insulation na gamit sa ceiling pero sandwiched between 2 sheets of plywood. Since ako na lang gumawa, sinubukan ko muna na insulation lang and umubra naman. May nakita rin akong cheap window tint sa tindahan ng wallpaper and nakatulong din ito kahit puro bula yung pagkabit ko. At least kung dati naka-set sa "bake", ngayon "defrost" na lang.

    Normal naman kasi iyong may space between the Flexboard sheets. Iyong pag-finish ang depende sa contractor o worker. Kasi meron akong mga kapitbahay na same ang contractor na gumawa ng Oakwood B namin. Sa kanila may spaces sa pagitan ng Flexboard. Iyong sa unit ko, nakamasilya. At guhit lang ang halata.

    Mainit talaga maski may insulation. At since concrete radiates heat (maski hanggang gabi, may init pa din na sinisingaw), ang pinili ko talaga ay iyong firewall is neither facing the morning nor the afternoon sun.

    Maganda iyong solution na ginawa mo, pre. Di ko lang alam kung merong nabibili sa Pinas, pero meron daw tint na inispray lang.

    Dati nung pinaextend ko ang harap ng Oakwood B ko (one purpose is to shield the Master's Bedroom and Living Room from the afternoon sun, aside from increasing the usable area), binalak ko na concrete wall sa harap ay foam with rebars sandwiched by thick concrete plaster. Kaso lang hindi alam ng contractor ko yun. Tapos binalak ko din na after ng conventional plastered CHB wall facade nila, lalagyan ko pa ng parang dry wall na sheet of thick foam, then ficem board. Di na lang kinaya ng budget.

    Isa pang inisip ko dahil may rice fields sa paligid ng CE ay gagamit ako ng facade wall out of bales of hay, sandwiched by thick concrete plaster. Kaya lang masyado na yatang ambitious ito.

    Sir jasper same po ba ng nasa pics *** problem sa ceiling mo? I visited my unit kanina and napansin ko nga na *** ceiling ko may bitak bitak din. Ano kaya posible fix sa ganyan?

    And isa pa sa napansin ko kanina *** door ko, hindi po ba aanayin *** mga kahoy sa unit natin? I am planning to move in kc this january, I am not sure kung nilagyan na nila ng gamot *** mga kahoy don. And sa picture ko below nagkakabitak bitak na din *** main door ko.
