    Paano ba bumili ng lupa't bahay?

    Pano pag wala kang trabaho ni isa sa mga company dito sa pinas, sumasideline ka lang sa mga client abroad at ang income mo is 50k a month? Pwede ka pa rin ba makabili ng lupa't bahay? Ano ba ang mga requirements para makabili ka ?

    Kapag may pera ka pwede kang bumili ng bahay at lupa kahit wala ka pang trabaho sa atin.Basta may pambayad ka alang problem.

    Saliksikin mo muna ang magbebenta ng H&L sa iyo kung seryosong kumpanya yun.

    Magdirect buying ka kaysa sa mga broker.

    Magtanong-tanong ka sa mga nakabili na ng H&L sa subd.na nakukursunadahan mo.

    Kung private person ang magbebenta sa iyo,I mean sarili nya yung bahay at lupang ibebenta sa iyo,maghanap ka ng matinong abugado para dun mo sa kanya idaan at yung abugado mo ang mag-aayos ng mga papeles nun.

    sa ibang real estate basta may pang downpayment ka at checke ok na hindi ka na hahanapan ng other financial docs

    I used to work in a real estate company wherein one of my task is to approve loan applications.

    Yes, if you have the money, you can buy the property IF you will pay in full and not in installment.

    If you plan to buy via installment financing, either in-house or thru bank loan, the real estate company will need to ensure that you have the means to pay the amortization on a monthly basis until the end of the period. Of course out na ang Pag-IBIG and SSS coz you said you're not employed.

    Real Estate companies normally require the following for employed employees:

    Payslip or Certificate of Employment and Compensation
    Property proof of ownership like cars and land titles.


    During my stint in that company, we have not approve a loan application for unemployed individuals.

    It's not enough that you have the money to pay for the amortization, and can issue post dated checks for the amortization. These companies need assurance that the buyer can complete the payment.

    ano po ba ang mga papeles na kailangan for land transfers? like for example bibili ka ng house and lot from a private person (katulad ng example ni ms neodyn). anybody? thanks!

    Sa ganitong bagay,dapat huwag kang magtipid para sa pagkuha ng abogado.Mas confident kang tama ang lahat ng hakbang na gagawin mo dahil may kasama kang professional.Kaysa sa magtipid ka tapos niloloko ka na pala,yun ang malaking amount ng money ang lalong mawawala sa iyo.

    sumasideline ka lang ha, pero 50k kita buwan-buwan. gawin mo kayang fulltime yan para kumita ka ng 100k-300k.

    tignan mo nga naman ang buwenas samantalang mga ordinaryung manggagawa nagkukumahog sa 10k buwanang kita para sa trabahong 8 to 10hrs at minsan may saturday pasok pa. napapagalitan pa ng boss

    Kahit hindi ka employed basta may kita, ipakita mo lang yung Income Tax Return mo sa bangko maari ka nang magpa finance ng home mortgage. Malamang, gagamitin na collateral yung property mo.

    Better, kung nakaipon ka na full cash payment na lang.

    Di na kakayanin sa oras eh. im working 14 hours everyday. pero may pahinga naman yun. saka 3 kasi clients ko eh pinagkakasya ko lahat sa 14 hours na yan

    Kaya nga hirap ako mag apply sa mga company dito sa Pinas eh. Kasi pinaka malaki nang offer sa akin 15k to 20k kakaltas pa tax dyan. eh sa sideline ko sa online jobs, buong buo minsan sobra pa depende sa palitan ng $.

    Yun nga lang walang benefits, walang contract so pwede ka tangalin ano mang oras at di bayaran.

    Yun ang problema, wala akong Tin yung last company kasi na pinasukan ko di man lang inayos *** mga yan, nagwork ako ng 2 years dun kinakaltasan ako ng tax, sss, philhealth, at pagibig. Di pala nahuhulog kinukurakot ng boss ko.

    so wala akong ITR 5 times na kasi akong pumunta ng BIR las pinas eh ayaw nila tangapin *** application ko kasi nga daw yung address ko eh sa bacoor cavite eh sa trece daw dapat ako magparegister.

    Pag punta ko naman ng BIR trece di pa rin tinangap application ko kasi dapat daw may certificate of employment, eh ang layo layo kaya ng trece para balikan ko pa, 1 to 2 hours ang byahe from bacoor, samantalang ang bir laspinas 10 mins lang from bacoor.

    Kaya yun tinamad na ako. Nagresign na din ako sa last job ko at yun nga naghanap ako ng online jobs, buti na lang pinalad.

    i know this is a dumb question but i wanna know also, anu naman po yung mga instance na pwede maloko sa ganyang transaction, curious po ako kasi im planning to buy H&L from Private Person

    also, as ive said buying H&L from Private Person, does it mean kelangan ko pa din mag seminar sa Pag Ibig, but what kind? ang alam ko lang eh yung sa may Developer at yung mga forclosed ng PAGIBIG but not for buying properties from Private Person. One more thing, panu po yung system nun? bibigyan ako ng PAGIBIG ng CASH na pasok sa Contributions ko? then ako na mismo magbabayad sa person?

    One last question, im currently having a 21st month contribution of 200 per month, Lets say I would like to purchase a H&L costs 1.1M, as ive seen it on loan table of PAGIBIG, yung may contributions na 500 per month ang capable mag loan ng 1.1M, question is, can I pay the remaining balance para mag reflect sa total contributions ko per month is 500?

    meaning on:
    22nd + 23rd +24th month if 500 per month so 1,500 na yun
    plus (300 [remaining balance para maging 500 per month ang regular 200 contribution ko] x 21)

    1,500 + [300x21] = 7800 <-- need ko pay for lumpsum para magreflect na 500 permonth ang total contributions ko for 2 yrs

    is this possible? salamat po ng marami

    ^^pasensya na wala akong alam sa Pabahay plan kaya di kita masasagot sa tanong mo about this pero dun sa first question mo ang tanging masasabi ko lang na baka ka maloko sa titulo ng lupa baka fake yun o kaya hindi original ang title.Madaling makagawa ng fake na papers.Baka hindi nakarehistro sa pangalang nya at gumawa ng duplikado at name nya ang inilagay.Maraming modus operandi sa mga bentahan ng H&L kaya kung ako sa iyo mas mabuting kumuha ka ng trusted lawyer mo at sya ng mag-ayos ng lahat ng papers.
