Hi po. Plano po naming magpatayo ng ganitong 2-storey house on our 80 sq. m lot with a floor area of 60 sq.m. somewhere in the province ( La Union). Note: The floor plan is not that of the house picture.

1. Ano ang mga kailangan? Sapat na ba ang picture na iyan para malaman ng foreman kung ano at magkano ang materyales na kakailanganin? Madalas po kasing foreman lang ang gumagawa ng mga bahay doon sa probinsiya.
2. Magkano ang aabutin kung "skeleton" lang muna ang ipapagawa?
3. Ano-ano ang mga permit na dapat kunin sa municipal hall? Ano ang mga requirements?

sir cyberfunk magkano po ba magpatayo ng apartment now, halimbawa ground floor muna sa 150sqm ilang pinto apartment (1 bedroom, living, dining, bathroom)pwedeng maitayo? Yung sa likod ang laundry area. kailangan ang foundation matibay para pwedeng malagyan ng first floor in the future. Thanks po.

hi guys, opinion lang.... kasi mag hahatian kami 3 magkapatid sa lupang pinamana sa amin 401sqm so tig 133sqm kaming 3.. ito yun proposed partition



So yun lote ko is is lot number lot #2 and #3.

Options:
1) benta ko yun lot #3 .. then pagawa ako ng bahay na 50sqm sa lot #2. Benta ko ng 600,000 (Php12,000 per sqm) . Kaya kaya ito ???

2) Loan ako sa banko/pagibig then pagawa ako ng 50++ sqm na house. . bungalo or what ever.,..

any ideas kung anong style ang magada maganda , thanks!

hello everyone hope you can help me out.. does anyone here have experience sa architect na nagastos ang pera? Nagpapagawa ako ng bahay and sumobra na sa kontrata yung pera na nabigay ko sa kanya for rough in. sinimulan nya ang some finishing pero nakatunog na ko na nagastos nya pera kasi walang improvement ang bahay ko. ngayon sya pa rin ang may contract pero yung pera na nawawala na nasa 300k eh di pa nababalik. Ako na ang nabili ng lahat ng materyales at ang binabayaran ko ay labor na nasa 65k a week at housing na 6k a month. Can u refer me to some cabinet makers , stucco contractors, narra floor installers cause balak ko magpa subcontract kasi sa laki ng binabayad ko sa labor walang improvement ang house ko masyado. sabi nya nasa 1.3m ang finishing cost ng labor pero sa bagal nila baka maging 2m mahigit. ty

May tanung po ako mga kaibigan. Ano po ang mas practical at mas matipid dito:

Project:
>> 4 units apartment (2 bedrooms, 1cr, 1 kitchen, 1 dining room, 1 living room per unit)
>> lot area: 250 sqm
>> budget: 2m-2.5m


Option 1: Bungalo type
Option 2: 2 Story

Ano po recommended na floor area per unit?

Balak ko po sana parentahan per unit ng mga 5-6k, meron na po kami pinaparintahan ** sa amin na apartment 3.5k per unit (1 bedroom, 1 cr, kitchen, dining room at living room magkasama na, excluding city services)

meron po ba *** maisusuggest para maging sulit ang 2m na budget?

This thread is actually a question for cyberfunk and Beerhandbop (but anyone can answer). I've been lurking this forum to get some tips on house construction, renovation, etc but I couldn't find the answer to my query -- how much does building a house cost nowadays?

I have plans of building a two-story house in a 140 sq. m. lot in Marikina. It doesn't have to be as grand as that of Mediterranean, Zen types which I am very sure cost a lot. I just want to maximize the lot's space and take advantage of the "overlooking Manila" atmosphere.

Do you think for a budget of 500,000 pesos, I can already have a decent two-story house constructed?

The usual and the current cost of building a house is at around P3200 to P4400 per square foot. The breakdown of this cost is ideally as follows: 25% material, 25% labor, 25% land lost, 12.5% builder profit, and 12.5% builder’s operating cost. The total cost may vary according to the home builder.

Instead of financing a home building project, why not just purchase a ready-to-occupy condo?

Plan po sana naming mag-pagawa ng bahaynext year sa irregular shape na lot . House floor area is 180sqm. 15sqm *** 2nd floor terrace at 27sqm *** garahe.

Mga nagkano po kaya estimate price ng construction up to finishing ( class AA lang po, *** middle class finishing ).

hi cyberfunk, yes sir.. the ground floor is for my parents and 2 sisters for the meantime, kaya po i'm planning to put hardiflex to separate the ground floor and the stairs going to second floor .

If you're not an Architect or even took drafting tech, I say that's a very good plan. But there's just a few kinks that needs to fix though.
