    Good day guys! I hope you can help me out here. I'll be fixing (is fixing the right term?) my 49.05 sq m, loft-type (super) bare condo unit (in QC) very soon. I'm in touch with a couple of contractors via email and they quoted a price of Php 200k - 350k (depending on the materials). The design company which is affiliated with condo quoted a price of Php 300k - lower level is ceramic tiles, upper level is vinyl tiles. My budget is only Php 200k (max!) all-in (meaning blueprint, labor, materials, etc included). Is this feasible? Here's what I want - ceiling, flooring (im ok with vinyl), bathroom tiles, paint, partition for the upper level, skeleton cabinets for the two rooms, kitchen cabinets and tiles, electrical stuffs. Oh, and I have a patio/laundry area/balcony.

    You only need renovation permit not building permit. Kung repainting and minor repair ng ceiling, etc. Pwede na hindi ikuha ng permit yan. Depende rin sa scope ng work. Pero kung may additional structure building permit na kailangan mo.

    I think hindi aabot ng 40K, Mahirap din mag-ayos ng permit pag wala ka kilala sa loob. Yun real estate developer na kilala namin, ended up almost the same kesa pinalakad pa nya, tapos pagod pa siya kse pabalik-balik.

    Para madali, kailangan lang na may representative ka na maglakad ng permit mo at connected within the department.

    1. nasama house namin sa road widening project ng qc, so from the road kailangan bakbakin ng 1meter ang front namin kaso kasama na gate namin at bakod don,pati concrete wall,poste,tubo ng tubig in short buong front namin..
    2.pag pinagawa namin lahat ng nasira na ito,gano katagal aabutin ito?
    3.saan ito pina eestimate,architect? engineer? bale sino ang the best sa ganito baka kasi masama poste ng kuryente o kung ano pa man
    4.mas mabuti ba ang kami na magpatibag o ang government na bahala magtibag?

    Walang maigi dyan kundi kayo ang magpatibag at gumawa muna ng bagong poste para sumoporta sa bahay. Depende sa laki at dami ng trabaho para malaman natin kung gaano katagal gagawin ang bahay mo.

    I suggest that you don't leave the demolition to whoever our government's contractor is. Just get someone to do an initial estimate.

    Tsaka tama si Cyber, mahirap magsabi ng cost ng hindi alam how the house looks like.

    Meron na bang deadline binigay sa inyo?

    bagong pintura or repaint? pag repaint, go for 220php per square meter kasama na ang pintura. labor for painting usually goes around 40-45% of the cost. estimate mo pintura, dagdagan mo cost ng labor, tapos tignan mo kung reasonable ba ang amount

    bear in mind that the cost in square meter is not the FLOOR AREA of the building, but the FLOOR AREA to be repainted. (wall - PER SIDE + ceiling)

    parang mahal ang 60K labor para sa 30sqm na bahay (up and down). for 60k, that will probably be around 250-300sqm of painted surface. that's around 66Kphp (kasama na pintura) (for repaint 2 coats) and around 90Kphp (kasama pintura) (for new paint - 3coats)

    2.) depende sa bilis ng contractor at sa pagkakasunduan ninyo. estimate ko, around 20 days patapos na, 25 days malinis na.
    3.) pwedeng architect, pwedeng engineer, pwedeng contractor.
    4.) kayo ang magtibag kasi pag gobyerno, at pag may madamay na ibang bagay, pahirapan ang pagsingil.

    mahal ang permits sa QC, abot yan ng 40-50k. mahal kasi kasama na ang "facilitation fee" para mawala ang red tape. pag gusto mong mag antay ng isang bwan para lumabas ang permit mo, makakatipid ka ng mga 15K. mabubwisit ka lang nga sa kakabalik at kaka follow up.

    di kaya ang 500k sa 2 storey house =) for a 2 storey house, peg mo muna sa 18-20Kphp per square meter ng bahay. magandang basehan yan. tapos adjust mo ang specs at ang expectations mo, and you can go up or down.

    kung ang bahay mo ay aabutin ng 2M, magandang may extra kang 15% na pera para sa mga bagay na di mo nakita habang ginagawa palang sya.

    architects either charge by

    1.) lump sum
    2.) per square meter
    3.) % of construction cost

    usually, they will visit the site around twice a month. or around 8 times for the duration of the project. additional visits will have to be discussed with the owner. usually libre na yun, wag lang araw arawin. per diem charges will differ from architect to architect.

    for me, i charge my per diem depending on how familiar i am with the client and how big the client is.

    warehouses generally go for around 14k psqm bare na bare ba? walang pintura? walang plumbing?

    First up, I really frown upon giving estimates based on the area. Anybody who will give you an estimate right of the cuff and just with the area as a basis will give you a very rough estimate and might be misleading. It will either give you false hope or frustrations. The most sensible thing for you to do is have a set of plan drawn if you are serious on having the house built. However small you house is, and if you will going to ask me, it is more difficult and challenging to design a house with a limited area. Big houses might be tedious to design but small houses are more challenging design wise.

    Basement space in the Philippines are not that popular since most of the developed lands has a water table thats not suitable for subterranean living spaces. Basements are hard to maintain with the high moisture level and perhaps the water that might seep through it.

    By the way,whats the dimension of the lot? I have an inkling of fiddling with it.

    wag ka na mag basement, mag 3rd floor kanalang. mas mura gawin. mas mura maintain. mas maaliwalas ang 3rd floor sa basement.

    48sqm is probably a 6x8 lot or a 4x12 lot. pag walang setback sa sides (meaning sagad sagaran) malabo matapos mo ng under 1.6M kung 3 palapag unless rough ang finish (e.g. walang kitchen cabinets, kitchen counter = tile finish only).

    to people asking for estimates, it's very hard to give an estimate if you don't have plans and specifications available. i'm into project management, and part of my job includes cost estimation. if i have all the plans and details available, i can have it estimated as close to +/- 7%, pero kung alang kahit anong data available at floor area lang ang meron, puro ballpark ang figures. minsan sasablay pa up to 30% - which frankly speaking, is a whole lot of wasted time doing the estimation.
