    Magkano magpatayo ng bahay?

    This thread is actually a question for cyberfunk and Beerhandbop (but anyone can answer). I've been lurking this forum to get some tips on house construction, renovation, etc but I couldn't find the answer to my query -- how much does building a house cost nowadays?

    I have plans of building a two-story house in a 140 sq. m. lot in Marikina. It doesn't have to be as grand as that of Mediterranean, Zen types which I am very sure cost a lot. I just want to maximize the lot's space and take advantage of the "overlooking Manila" atmosphere.

    Do you think for a budget of 500,000 pesos, I can already have a decent two-story house constructed?

    Have a budget of at least P15,000/sq.m of floor area. Say your 100 sq.m floor area x P15,000 that will be P1.5M.

    With P500,000 you can only built the structure.

    It appears partial rough structure pa lang from that amount, pero consider also the stuff you have to submit that are required by the city hall to issue you a building permit, medyo may cost din yun.
    But still, don't lose hope, you can build by phases. Meaning, pwede structure muna, no exterior and interior finishes,and then if you have the budget, proceed with the finishes and all.
    Construction takes time, patience, creativity and money!

    Well, I guess it wasn't clear how much is floor area of the house. Nevertheless, 500K will not build you a decent 2 story house. Perhaps you should have a set of plans draw first with your basic requirements. The things you cant be without in a house. Then have it drawn on a complete set so theres going to be the basis for a comprehensive Bill of materials..

    hello po cyberfunk... magkano po dapat ang budget kapag magpapagawa ng 2story house kung di kasya ang 500k?may plano din kasi ako magpatayo ng bahay.... kahit 80sq.m. 40 sa baba, 40 sa taas... amin ang semento at bakal... thanks...

    Sir i dont really practice giving estimate based on the area. But since now you mentioned it. I guess the minimum would be 13K to 15K for a decent residential structure. However, please dont take my word for it. I usually have a set of plans made first so I can present the owner a Bill of labor and materials based on current prices. Then that document shall remain confidential from the contractors that will bid for the house. Thats giving the owners the upper hand from being duped with the contract proposals. If a contractors bid fall below that estimate then thats a dive pricing and he might not finish the project. If it's too high then you can haggle or look for other bids closer to the estimates.

    cyberfunk, I am planning to have improvements/renovations in our house. Currently it's a 3 bedroom bungalow, around 150 sq meters I think. The kitchen/dining room is kinda detached from the main house (i hope you know what I mean). I plan to have that kitchen area have a second floor while maintaing the rest of the house. y questions are:

    1. How do I go about my plans?
    2. Who do i approach first? Contractor or Architect?
    3. The house is currently under mortgaged with pag ibig, can I have the imporovements loaned from pag ibig?
    4. If not, do you know of any construction firm that is in the business of handling the improvements and can be paid through financing?
    5. Is there a firm that offers a no downpayment scheme?

    1. First have a plan made. Kahit Floor plan lang sir. From the old and the new proposed one. A basic layout of the plans, scaled and with scaled furnitures to relate to the areas. If you have an old plan then it would save a lot of time. I can layout a floor plan for you for free in my spare time.

    2. Architect or anybody who knows the concept of a good design. Please, dont think the mere mention of "design" as superficial. A properly "designed" plan or house is not about aesthetics or cosmetics. A house design is about primarily the utilization of space and volume with very high regards to traffic and how an individual home owner shall use or utilize their tailor made house. So each house can be unique as the person who will occupy it.

    3. Yes, can loan for a improvement and the first thing you need to have prepared is a set of plans and the bill of materials that comes with a complete set of plans thats signed and sealed by the respective professionals eg. arch.,Eng.,Elect Eng and Sanitary Eng..

    4. I'm familiar of such companies that finances that but as told the profit and the interest is quite huge.

    Sabi nung architect na nakausap ko, ang babayaran ko lang daw sa kanya ay drawing fee at visit fee? Ganyan lang ba talaga ang binabayaran sa mga arkitekto? Hindi kaya malugi naman siya sa akin? Kaklase ko siya so I asked him for a discount.

    Good thing you have an architect friend.

    I think babayaran mo lang sa kanya is yun architectural design ng house. Which does not include the structural, electrical & plumbing.

    If what he meant was the complete set of plans then by all means take on his offer. The supervision is very crucial too and hopefully he act as the go between you and your contractor or subcontractors..

    Yes siya na ang makikipagcoordinate sa mga contractors. The good thing is that he lives near the lot I bought so he has the liberty to check it anytime he wants.

    So is that a good offer from him already? Drawing fee and visit fee?

    We'll talk about his fee tomorrow. But knowing my friend, he won't ask much siguro. Presyong kaibigan ba. I have also asked for the services of my friend who's a civil engineer. Sana pumayag siya.

    How much will it cost me (rough estimate) if I get a building permit from the city hall? This is the initial step right?

    Depends on every city and municipality mam ang fee for construction permit. The bulk of the cost is for the engineering office and the Zoning and fire are considerably low ang binabayaran. It will depend din sa kase sa actual cost ng house based on the bill of labor and materials that your architect or engineer will prepare for you.
