    Thanks cyberfunk for the PM. Baka mapuntahan ko yung unit namin sa Carmona this weekend. Susukatin ko na para sakto, hindi yung describe lang ako ng describe... sorry pals, mababa talaga ang spatial intelligence ko.

    Ang gaganda ng mga bakod na pinapakita dito. Ang main reason kaya namin papabakuran yung harap namin is because we have two cute Labrador dogs. Mahirap kasi kung walang bakod tapos gala lang sila nang gala, baka magkaroon pa sila ng behavioral problems pag ganun.

    Mga chong, may naalala ako bigla!

    Sa amin pala sa Carmona, bago mo mapalagyan ng bakod ang harap ng bahay, kelangan daw humingi ng permit sa munisipyo.

    Hala! Ano yun? Building permit? I am thinking, hindi naman kami magtatayo ng bahay. May bahay na eh, babakuran lang.

    Tapos sa developer naman, kelangan magbigay kami ng sketch ng bakod and construction bond na fully refundable naman kapag gawa na yung bakod. Nakalimutan ko lang kung magkano yung construction bond.

    Yung sa permit, ganun ba sa lahat ng cities and municipalities, or sa mangilan-ngilan lang like Carmona? Yung sa construction bond naman, is it also being practiced by other developers? Cedar Village ang subdivision namin, Profriends and developer.

    Fencing permit yun. I guess depende kung gaano ka sipag manghuli ang mga building inspector ng municipality para hindi pa palampasin ang nagpapagawa ng bakod sa harap lang ng bahay. Sa iba kasi yung mga nag perimeter fence lang ang hinihingan nila nito eh.

    It should be. Pero some new subdivisions are lenient since most of the property are recently been surveyed. One of the main purpose of the fencing permit is that you will have to resurvey your property. As far as the building official is concern this will help avoid future complications due to encroachments of adjacent properties.

    Ah okay. Na-gets ko na...

    Well, gawa na yung bahay namin sa Carmona! Finishing touches na lang sa loob, linya ng tubig at kuryente, saka inspection ng Pag-Ibig. Then move in na next year!

    Nakalimutan ko nga lang magdala ng panukat sa babakuran kasi sobrang excited ako makita... or sadyang ulyanin lang talaga ako.

    Ay narinig ko rin ito sa amin na dapat may permit na daw ngayonbuti nalang at pinalagyan ko na nang bakod ang lote ko noon kahit wala pang bahay hehe.

    kakatuwa naman. ngayon ko lang nabalikan ulit itong pinost ko na topic. salamat sa lahat ng nagpost dito at ang dami ko napulot. so far la pa din bakod bahay ko .hehe pero gawa na *** bahay. pupulutin ko lahat ng mapupulot dito sa aking pagpapagawa ng bakod.

    salamat..very informative ang thread na ito.

    same kami ng house ni baboon although pines single attached nakuha namin. ang length ng harap ng bahay ay 5m and yung gilid ay 2.88m naman.. ano po kaya ang cost kung ganitong klase ng fence ang ipapagawa namin? instead of wood ay made out of iron nalang..

    For the stone veneers you have there on the picture sa Eldorado stones ka kumuha. It's in the details. See the corners of the posts? seamless and stone wrapping around the corners. Eldorado stone lang ang may corner stones na ganyan sa atin. Iba ang quality and authenticity ng looks ng Eldorado. I've been using it for more than a decade and you can tell even from a far if it's Eldorado or not. Don't be intimidated by it because the price is not that much of a difference from the other imitations..

    tanong ko po kung anong legal action ang pwede kong gawin sa contractor ko till now hindi pa din tapos yung pinpagawa naming gate sa kanya to think na October pa lang 50% paid na kami sa kanya tapos nagstart lang ang construction ng late week na ng January kesyo nadelay daw ang pagkuha ng permit sa munisipyo at kung anu-ano pa. Taz nung Feb nanghingi ulet sila. March ang huli kong bigay sa kanila na umabot na ng 120k. pero April na ngayon, kung titignan mo halos wala pa sa kalahati yung nagagwa nila. Eh 30k na lang ang kulang namin sa kanila. natatakot akong baka natakbuhan na kami. ang hirap kc dito ako lang ang halos lahat kumikilos, tuwing umaga pupunta pa ako ng Cavite just to check tapos diretso pasok. Gusto na sya ipa-blotter ng mama ko. naawa naman ako kc marami syang anak.

    Isa pa pala, ang hawak lang naming valid document is yung OR nung nagbayad kami ng 75k sa kanya. taz yung iba naming bayad, puro acknowledgement na lang sa papel na they have received the amount.

    Pasensya na hindi ko alam is this is the right topic to put my sentiments.

    mga masters, pa estimate naman po ng bakod. corner lot po, facing the house yun right side po yun pinaka corner nya, eto po yung sukat.. yun likod po 11.43m yun side po going front. 7.00 + 1.56 + 1.56 + 1.56 + 1.56 + 7.43, yun other side po kse firewall na. 1.50m po max height dun s harap then 2.00m **** sa sides and rear. combination po sana ng concrete and metal yun bakod. s front & side tapos s rear full concrete po.     maganda kung magpapagawa kayo ng bakod makita nyo ang mga nagawa na nyang bakod. kung sa subdivision kayo at malapit lang naman puntahan nyo yung bakod. may mga contractor kasi na pulido kung gumawa. nagyari na kasi sa amin yung gumawa medyo di gaano
    magaling yung tauhan buti medyo maselan yung nanay ko nakabantay sa ginagawa nila kung hindi nya gusto pinapapa-redo nya buti naman mabait yung contractor pati paint sablay. kaya maganda kung subok na yung gagawa.

    Actually sila ang primary reason bakit namin papabakuran yung house namin. Baka kasi maggala sila to the max eh.

    Di ko tanda *** name nakuha naming house pero phase 3 ata yun, maliit lang yun, yung husband ko kase nag aasikaso. Nakalipat na ba kayo? Kase kami by Dec. pa ma endorse yung house.
