    Ah, an ancestral home in Ilocos Sur! Stayed in Vigan once, just to study the town layout & buildings.
    Flagstone or Chinese granite that had been used as galleon ballast was probably the original flooring before your ancestor changed it to Machuca tiles, especially if you're referring to the ground floor's former carriage house.
    Btw, Machuca will let you change the color combination of a tile at no added cost, so if you want to save your original stock, it probably can be done.
    Don't even ask how much piedra china is these days-- too ridiculous.

    I remember watching people strip then pour gallons of sealer on Vigan tiles every even-numbered year before settling down to routine waxing. (Those floor products were meant for clay tiles, but they're probably available hereabouts these days.) Still, when I started taking care of big dogs, my mother had the covered patio re-done in non-absorbent ceramic tile. A major visual letdown.

    Cleaning and waxing vigan tiles is a full time job. Araw araw kailangan punasan. I think we did put a sealer on the first year. Isang area though gumamit kami ng varnish. Varnish peeled off right after. Di kaya yung constant buffing ng floor polisher at bunot. In the end, years and years of floorwax at buffing din ang nagpaganda sa sahig.

    You can see an old pic of our house on the coffee table book "Filipino Style." Pages 150-151 ata. Nafeature yung vigan tile section at yung machuca style section ng bahay namin.

    I saw the website ng machuca, yung pattern sa bahay namin e nasa portfolio parin nila. Yung budget na lang ang proproblemahin lol.

    Yung Piedra China sa bahay namin na transfer sa garden. Those nga are uber expensive kahit yung mga kaka quarry recently. Yung ancestral house ng lola ko naman e buong first floor naka piedra China kasi binabaha bahay nila. Good thing pangmatagalan ang piedra china - ang lumot o moss nga nahihirapan kumapit.

    It will happen only pag hindi kiln dried yun narra. After ilan months mapapansin mo nagkakaroon ng stain sa wood.

    Is it 44sqm total na for 1st and 2nd floor?

    Here's a sample computation:

    If using 18” x 18” tiles set diagonally to produce an illusion of a bigger floor space, you would require approx 210 pcs of tiles. For, say P70/piece (example lang ha), tiles would cost P14700 (wala pang allowance ito for breakage and scrap).

    Concrete: For 44sqm you’d need about 1.8 cbm of mixture @ approx P3400/cbm, thus, P6,120.

    Labor: concrete @ 540/cbm= P972; tiles setting @ 255/sqm = P11,220

    Total: P33,012.

    Palitan mo na lang yung price ng tiles depende sa tiles na gusto mo. Makipagtawaran ka na lang sa ibang items. More or less these are the prevailing rates.

    Kiln dry is ok but I would rather have it pressure treated, it's way much better the kiln drying.

    pero ang kiln dry din pala is equivalent sa 6months of drying. tama ba? pano yang pressure treated? by the way, how thick ba ideally ang mga usual na home wood tiles? something that will last for more than 10 years...

    kiln dry is good for common floorings like narra pero katakot pag sa mga kahoy na masyadong lapit lapit ang grain [asa ka sa molave at kamagong, then again, sosyal ka pag ganyan ang sahig mo]

    SA CERAMIC OR VINYL TILES nalang ako. Mas mura kasi and marami na ngayong uri ng mga designs or patterns na magmumukhang mamahalin flooring niyo.

    Ask ko lang kung ilang pcs of tiles ma consume sa 45 sq meters na haus (up and down), paki lagay na din please yung sizes ng tiles en prices.

    Sir kung 12"x12" na Ceramic tiles it's about 485 pcs. Around 4 bags of cement and 30kg ng grout. Two many choices for the tiles to name a price pero it usually starts from the lowest of 25Php for the cheapest variety.
