    right. because when i visited the place the security was tight. super strict at tagal bago ako (w/ my family) pinapasok. the security had to wait a confirmation from the main office na ako nga ay homeowner nila.

    nung nasa site na kami mayat maya may mga guards na lalapit to remind us na bawal mag take ng pictures ng mga bahay ng kapitbahay for their privacy , bawal mag ingay. daming bawal w/c is maganda. that's why i like Portofino alabang. mahal nga lang at may homeowners fee na kahit wala pang bahay.

    Also, be wary of their building administrators who charge you with their fees. They are fast when it comes to asking for fees but they rarely go as fast when it comes to addressing such problems when damage is unseen within your unit. Bureaucracy at its best.

    For the record, the tenure of a building manager in Forbeswood for the year 2008 alone was around 4 months. They changed 3 times since I got my unit around February last year. Hopefull the last person who held the position will last longer than the rest. They are probably as stressed as the tenants who complain a lot like me. And it reinforces the fact that they can't address each and every problem with ease.

    hmmm, this is weird. ganun na ba ang patakaran ngayon? we bought a unit before from empire east (megaworld's affordable arm), and, as usual, delayed rin ang pag turnover sa amin dati, but, we were only asked to pay for dues upon turnover of our unit.

Last Christmas, during the Christmas party, they beat somebody up! Ran after him up to his unit & broke all the windows to his unit! They also overcharge homeowners for monthly dues! Imagine paying P400 a month for monthly dues on your 12 sqm parking space!! A group of homeowners is quarreling with DMCI for takeover of the project while another group is organizing for retention of the project with DMCI! Ang gulo! Parang tenement of squatters! Jeeploads of OFW relatives would come & swim in the pool dressed like they were in manila bay, spitting in the pool & others!!! Then they go up to their units all wet! Their children play with the elevators, up & down all day long!!
    yikes! pero baka isolated case lang ito for this particular project? does the upper management of dmci know about this? this certainly destroys their image and maybe, if they knew about it, baka naman may magawa sila.

    oh well ...

    i think it's normal practice for developers to charge lot owners the homeowner's fee even if they haven't built a house yet. because, being a lot owner, you can already access the subdivision's facilities and of course, the upkeep of landscaping, the roads, security, etc. basta turned over na sayo yung lot mo, kasama ka na sa pag bayad ng dues.

    Don't know if this is an isolated case??? But upper management surely knows about this cause this has been going on for 2 years already! The homeowners have written them countless letters & posted on their website but they haven't done anything! Typical of DMCI & other low cost developers! In fact these complaints have already reached HLURB!!! Well....if you have been in the real estate field for a long time already, you must probably know of their BAD record regarding Dansalan Gardens and Universal Rightfield 5 in one country clubs!!!!

    By the way, all condo projects of DMCI have thier own PROPERTY MANAGEMENT OFFICE within the building. They are the one in-charged in the maintenance of the building and at the same time, in-charged in all of the concerns of the unit owners. Have you already raised your concern to the PROPERTY MANAGEMENT OFFICIALS within the building?

    As I said we have informed the PMO office in the person of "Buboy" or Leonides Gamilla a long, long time ago! In fact what is happening in Mayfield has been the talk of the town in the meetings of agents in DMCI!!! We have also posted this in various websites & forums! We have also given a written complaint to DMCI with the names of unit owners included in the roster & signed!!! They have sent an attorney to meet with the unit owners to no avail! The PMO is the problem if you don't still get it!!!

    I noticed that you are selling Illuminada! Aren't you aware of the problems in Mayfield and other DMCI projects??? I am surprised!! Unless you are a newly accredited agent with them! Another thing is the turnover of agents with DMCI is high! Most of the agents we have dealt with are no longer there! Does this now convince you that we are unit owners in Mayfield? Why would you like to pinpoint us individually? Hmmm...are you maybe planted by DMCI & planning to retaliate in some sort??? Please check with DMCI and your fellow agents and even with HLURB!!!! All our complaints are documented there!!! Thank you!

    Simple lang naman ang sagot sa reklamo mo eh, kung totoo ka nga ha. Edi ibenta mo iyong unit ninyo sa Mayfield kung di ka talaga satisfied sa community ng condo mo. O baka kaya hindi mo mabenta kasi hindi sa iyo iyan at sa nanay mo hahahaha. O kaya utang lang iyan sa banko kaya kahit gusto mo na umalis hindi mo magawa...mas mahirap kasi mabenta ang unit mo kapag nakasanla sa banko eh... POOR BOY.

    Sa susunod kasi bibili ka ng unit sa mga Developer na high end ang ino-offer para high-end din iyong serbisyo na ibibigay sa iyo. Hirap sa iyo, kukuha ka sa presyong masa tapos pang-palasyong serbisyo gusto mo. Sabagay, hindi ko masisisi kung hanggang below middle class lang ang kaya mo.

If you have noticed in his posts, he hasn't come up with any details about his allegations unlike the details we have provided! All he does is insult the posts we have made! If you are also a unit owner of Mayfield then you are admitting that you are also below middle class!!!!! Hahaha...     People, all you have to do is check with REAL Mayfield owners!! Ask them for their statement of accounts for their monthly dues! You will see that dues are broken down as follows;
    Monthly dues.....
    Parking dues......
    Water dues........

    It's easy to get into Mayfield! The guards are lax! Just tell them you want to look into units for sale! Look at all the "FOR SALE" signs in all the buildings! Chances are you might even encounter the numerous impromptu, informal meetings of various homeowners who are agitating for the take-over of the management of Mayfield! Then go to the right end of the project where you will see a sari-sari store made out of an old container! There you will see istambays who drink beer & other liquor right beside the makeshift carwash!!!!!!!!!!!!!

    Do not believe liars whose only recourse is to say that all condo management do things that way!! >>>>> DON'T YOU HAVE ANY OTHER LOGICAL REPARTEE'???? We own a variety of condos & they don't do things all the same way!!

    As to his other lies & condescending posts...How can you sell your units when those who have fully paid for the past 2 years are still waiting for their CCTs!!! Yes, it's true! Some unit owners who have paid for their units have yet to receive their CCTs even after 2 years!!!

    And as to why we are not selling our unit, well...we are!! But you have to see how many units are for sale there!!! And how many units have been abandoned & foreclosed!! And as to his allegations that we can't sell the unit because our mother owns it...well, that doesn't make any sense does it?? All educated people know that you can sell units through SPAs!!! And as to it being loaned from a bank...people, DMCI has the easiest terms in the Philippines!! They have a no down, P10,000+ a month move in term!! Why in the world would you want to loan from a bank?? And as to it being harder to sell units that are mortgaged to a bank...well, obviously this ignorant person hasn't heard of assume balance transactions!! And if it were ever true that people loaned from a bank to buy properties....Well, they should be proud & not feel ashamed!!! Only people with money are able to get a loan from banks nowadays with the credit crisis & the tight lending policies!! It just shows how low that "papa lamunin" is for not understanding this point HAHAHAHA!!!!!! The richer you are....The more bank loans you can avail of!!!!! Its a reality of life!!!! So, who is the poor boy now eh? Even your nick is unimaginative & reeks of a lack of class & cheapness HAHAHA!!!

    And as to buying from high end condos so you can get high end service, and buying low cost condos then expecting high end service.... Well, isn't this a cop-out kind of reasoning that is responsible for our country being in the situation that it is??? Isn't this a squatter kind of mentality?? If you paid good money for something, you should expect good service!! BESIDES, WHO SAID ANYTHING ABOUT PANG-PALASYONG SERBISYO??? Dear Boy, you must have read another post!!
