all of them, ayala, megaworld, kung ano ano pa. parepareho lang naman na bulok as developers.

they spend so much money on marketing... on presells, and all those things...

tapos at the end you end up with nothing but an oversized shoebox come turn over time.

The worst of the lot is megaworld's subsidiary, Empire East.

Kaya mababa ang resale value ng mga properties nila.

Megaworld. Di nagbabayad ng commission sa mga agents. Ang friend ko na nagwork before sa Megaworld, may receivables pa siyang PhP 6M, di pa rin binabayaran. Huh!

my family has holdings in ayala and landco pacific developed properties and i can say that they are top notch in terms of aesthetics, after sales service, development and even ROIs.

BeerhandBop - I agree dun sa part ng marketing. (From my friend's experience) Grabe sila lalo na pag nagpapa-open house at iba pang social functions to promote their properties, tapos biglang pag turn over na saka nagkakaproblema...

worst din sa akin yung megaworld, i think sila yung unang developer ng binili naming condo, pero pinasa sa iba, ECE na ngayon. Nung unang bili namin na pre-selling pa lang, megaworld daw, tapos nung turn over na, ECE na. SUper unsatisfied talaga kami sa turn over, ang dami bayad pero yung plan nung binili namin nung pre-selling, hindi man pareho

minsan talaga you can never expect them to deliver the exact specifications sa property mo (ready for occupancy ones man o hindi) kasi dun sa marketing collaterals nila nakalagay:

"just to give a general overview of the property. this should not be interpreted as absolute and may be subject to change..."

whew! hirap naman nun.

i dont recommend filinvest... bought their lots in q.c. sobrang bagal ang development, and the price is almost same as 10 years ago.

Cityland is a consistent developer of low-end condos, currently they have been delivering projects on-time. don't expect a condo of high quality from them

Marketing wise.. expect that developers would wow you with their marketing. its all a matter of perception, imaging is one of the key driver of property valuation.

I had a personal horror story with FilEstate. Back in the 1990s they were all over the place developing and marketing projects. I was unfortunate to bite the bait and bought a condo unit in the yet-to-be-constructed "Central Park Place" (located along Pioneer Street in he empty lot beside Globe Telecom Building). To cut a long story short, after months turned to years, FilEstate only dug a big hole and never constructed the building. I had time and again contacted FilEstate to get a refund but they simply gave me the run around. To this day, they still havent returned my money. Worst of all, I recently drove by the original site of Central Park Place and noticed that a new building will be going up instead. FilEstate is a company of THIEVES!!! Beware!

Super cheap yung Cityland condo. Kaso ang liliit ng cut. Ok sa model unit, pero pag turnover, mas maliit pa pala sya.
The security sucks. Dun lang sa Area namin, 3 na ata yung nanakawan na unit. Kami yung unang unit na nanakawan. Gang ngayon, di pa nila na up yung pangako nilang cable channel na makikita mo yung guess mo. At walang man lang feedback sa nga kaso namin.
Medyo di gaano tight security, Parang kahit sino pedeng pumasok. Me nadukutan nga ng cellphone sa mismong elevator namin eh. Tsk!tsk!tsk!

kung ikaw ay naglagak ng malaking halaga sa isang kumpanya, natural lamang na nanaisin mong maging maganda ang trato sa iyo, di ba? pero kung matapos kang ligawan at paasahin, biglang iiwan ka lang ng hindi mo man lamang nalalaman kung ano ang patutunguhan ng iyong inilagak, siguro naman ay sukdulan din ang mararamdaman mong galit sa gumawa sa iyo ng katraidoran na iyon, hindi ba? Aba'y mantakin mo, mula ng nag post ako dito, hanggang ngayon, wala pa ring dumarating na papeles sa akin, kahit anino man lang. Mismong mga taga avida na ang nagugulat at wala pang nangyayari sa papeles ko. Sila sila na mismo, di man lang alam kung ano ang nangyayari.

may nakilala nga akong taga Naga City na bumili rin sa Avida. Matapos ang ilang taon ng paghuhulog sa Avida, nabayaran na nya sa wakas ang kabuuan ng halaga ng bahay. Halos kalahating taon syang pabalik-balik sa opisina ng Avida para kunin ang kanyang mga papeles at titulo. Kung sino sino na ang nilapitan nya. Wala pa ring nangyayari. Kung ano ano ang dahilan na ibinibigay sa kanya. Kesyo walang pipirma ng mga papeles, kesyo hinihintay pa mula sa maynila, at kung ano ano pang palusot.

Kung nalaman ko lang siguro iyon ng maaga-aga, sana'y di na rin ako nakipagsapalaran sa walang kakuwenta-kuwentang Avida na iyan.
