    hi bill, clean title meaning, hindi na naka loan yung house. as in iyong iyo na kase ang mangyayari, isasangla mo yung bahay sa SSS, parang collateral. yun yung sinabi sakin ng SSS ng tumawag ako.

    Hi I'm planning po kase to avail a Pag-Ibig House Construction Loan, nag-start na yung construction ng bahay namin last month (April) kaso lang kulang kame sa budget kaya need namin mag loan. Kung mag lo-loan ba ko ng 700K yun kaya talaga ang ibibigay samen or mas mababa pa? Im earning 38K gross. ma-approve kaya yun? Nasa name ko naren yung lot. yun nga lang gaano katagal yung approval at 700K (15yrs) nga kaya ang ibigay nila? Thank you sa sasagot. ^_^

    hi may tanong lang ako.. pano kung yong kinuhang house and lot sa isang subdivision project with ten years bankpayment kasi bank financing sya ay 2 years nang binabayaran ng principal buyer (medyo may kataasan ang monthly amortization) and then yong principal buyer may gustong ipatayong bahay sa isa pang lote na kinuha naman nya sa ibang lugar naman dito sa metro manila at plan nyang magloan naman sa pag-ibig? gov't employee lang naman yong principal buyer at kahit na sya ang nakaregister na buyer doon sa subdivision share share naman silang magkakapatid na pagbayad ng bank monthly amortization kaya nababayaran yong bank loan..mpapahiram kaya ng pag-ibig yong buyer o dahil may binabayaran nang bank loan eh malabo itong pautangin ng pagibig?..malalaman ba ng pag-ibig yong record ng buyer na may binabayaran n syang bank loan?

    The best thing to do is either call or email pag-ibig. Their hotline is 7244244 and email add is publicaffairs@pagibig.gov.ph. I called their hotline but it seems busy so I emailed them. They replied to my inquiry after 2 days.

    Bakit pa magi-invest ang isang tao, na magpapatayo ng bahay sa lupang hindi naman kanya? Talagang walang habol ang nagpatayo ng bahay dahil lahat ng karapatan ay nasa nagmamay-ari ng lupang kinatatayuan ng bahay. Kaya nang magkaroon ako ng chance na makapag-invest sa real estate, pinili ko na lamang bumili ng condominium unit (Zinnia Towers) sa DMCI Homes. At least, wala na akong problema sa pagpapatayo ng bahay.

    Hello guys, noob here.

    May question ako.

    We bought a house kasi last 2002 for 300k from a private owner (mura lang since hinde naman siya maganda). From what I read here, si Original Owner (OO) ang magshoulder ng Capital Gain tax, pero since the OO is bent on not paying on it, we have no choice to shoulder it. E since 2002 pa nangyari ang bilihan, I believe meron itong penalty, yes? If so how much?

    Now eto pa komplikadong senaryo. The rights have not been transferred yet. We have a deed of sale though. Sabi kasi ni Mama, medyo mahal at tediuos daw ang pagtransfer ng property and medyo wala din kasi siya gaano alam sa mga dapat gawin nun dati kung bibili ng property.

    Then, sinangla namin yung bahay. Sangla lang. Since napaganda namin yung bahay, we were able to command a high price for the sangla. For 450k.

    Ngayon, the OO is not in her best health condition and dito na nagaalala mom ko kung ano mangyayari. Medyo mahirap kasi talaga kausapin yung OO dahil matanda na. Question is, gusto ko makelam since I think kaya ko naman makapagloan siguro sa PagIbig just enough para mabalik sa'min yung bahay.

    Nung sinangla pala namin yung property, we just had a simple T&C written on paper. Do we need to pay any sort of tax or this? Sangla lang naman e. I guess actually, pwedeng idisregard tong scenario na to and we just have to deal with the OO of the house, right.

    Pwede ba 'to iapply as Pagibig housing loan? Bale I was thinking, aapply ako nang loan amounting to 450k (since ito yung amount ng bahay na nakasangla ngayon), tas we will have to sort of make arrangement with the OO na kunwari ngayon pa lang mangyayari yung sale tas transfer of rights? Plausible ba? And I guess anlaki na rin pala ng Capital Gain tax dito? As I mentioned, mukhang talagang kami na magshou-shoulder nito?

    Pero wait, pwede ba talaga gamitin ang PagIbig para bumili ng house from a private owner? I guess that should be my first question, no. Pero yun. Any reply would be very much appreciated.

    May niloan kasi ako sa pag-ibig worth 450k way back 2009 para sa lot my monthly payment around 3.2k for 30yrs to pay.

    Balak ko sanang magloan ulit para sa house construction for the same lot mga 800k pesos.

    ang tanong ko po eh pwede bang yung 800k eh for 10yrs ang payment and yung 450k na inutang ko last 2009 same of payment ganon pa din (30yrs). pwede ba ito?

    or dapat yung 800k na uutangin eh 30yrs payment din?

    Better call up PAG-IBIG office. their website kasi states:

    To qualify for a Pag-IBIG housing loan, a member must satisfy the following requirements:

    a. Must be a member under the Pag-IBIG I for at least 24 months, as evidenced by the remittance of at least 24 monthly
    contributions at the time of loan application.
    b. Not more than 65 years old at the date of loan application and must be insurable; provided further that he is not more than 70
    years old at loan maturity;
    c. Has the legal capacity to acquire and encumber real property;
    d. Has passed satisfactory background/credit and employment/business checks conducted by the developer and the Pag-IBIG
    Fund;
    e. Has no outstanding Pag-IBIG housing loan, either as a principal borrower or co- borrower;
    f. Has not availed of a Pag-IBIG housing loan that was foreclosed, cancelled, bought back due to default, or subjected to dacion en
    pago, which shall include cases where the borrower is no longer interested to pursue the loan and surrenders the property;
    g. May have an outstanding Pag-IBIG multi-purpose loan but which is updated in payments at the time of loan application. A
    member whose multi-purpose loan is in arrears shall be required to pay his arrears over the counter to update his account.


    LETTER E clearly states kasi no outstanding housing loan

    Sir salamat sa pag answer mo. pero ang pagkaalam ko eh pwede akong magloan ng pang house construction basta same lot na niloan ko din sa pag-ibig. ang hindi pwede eh magloloan ka ng house construction para sa ibang lupa tapos may utang ka pa sa pag-ibig.

    ang gusto ko lang malaman eh pag nagloan ako ng 800k for 10yrs payment scheme kahit na meron akong outstanding loan na 30yrs payment scheme. pwede ba ito or dapat same 30yrs payment scheme?

    what is defined as a "lot with tax declaration only"?

    is there a huge difference between a "clean title lot with tax declaration" versus a "lot with tax declaration only" with regards to buying that lot?

    pwede ba i-pagibig ang "lot with tax declaration only"?
