Question lang po on how long will it take before you can have the Notice of Approval from PAGIBIG? Inspection was already made last week (May 23). Any advice? By the way, this is a house construction loan.

Naghigpit ang Pag-Ibig ngayon sa pagrerelease ng mga Housing loans as per our developer because of what happened to Globe Asiatique
guys. *** napili kong developer ay bank ang inhouse lang . if gusto ko daw pagibig sariling file ko daw. pero need ko in house daw muna den after 2 years nalang mag pagibig pero same na individual file ko paren daw. :-( may nabasa akong threads dito about Lancaster inhouse tranferring to pagibig na nagkakaproblema sila haaayyyy :-( gusto ko lang naman makasigurado na di mahahatak agad ang bahay kung di ako makahulog kaya gusto ko pagibig (emergency na problema kasi di naten masabi kung kelan dadating sana naman wala). sa banko daw kasi mabilis nila bawiin. option ni agent ay bank financing nalang daw ako pero 15k for 20 years ito e upon approval pa ng bank kung 20 years baka bumaba pa ng 15 years. hirap magbayad nun kung dito lang ako sa pinas. :-(
A word of caution and advice regarding Pag-IBIG housing loans. Pag-IBIG used to be very lenient on delayed payments. They do not foreclosed properties, even if the homeowner has been delinquent for years. And this is the main reason that many homebuyers prefer Pag-IBIG over other financing institutions. However in the recent months, Pag-IBIG has become very strict in approving housing loans, especially those that would be processed thru the developers. Moreover, I was also told that Pag-IBIG would also be stricter when it comes to delinquent payments. Mukang hindi na pwede yung delayed ng years ang payment.
Guys question lang po. My pag-ibig loan for a vacant lot was approved. Binigyan kami ng 3 months to process the transfer of the title. Ngayon yung seller natatakot at gustu mag pa extend kasi daw baka di lang 3 months abutin ng pag transfer ng title. I have no idea yet of the process kasi first time ko lang to. May mga nakaexperience na po ba ng pag transfer ng title? Kaya ba ito in the span of 3 months? Thanks!

may naka experience na ba nito sa online inquiry ng PAG IBIG.nakapag bayad na ako ng 3x sa M.A ko pero ang lumalabas isa lang ang nabayaran,as of June 10,2011.tinawagan ko yung pag ibig office kung saan kami nagbabayad ang sabi isang beses lang daw ang payment na lumalabas sa system nila,pero pina check nila manually at meron DAW pala na delay lang ang transfer sa Manila Office kung saan ako nag loan.

Nagpa-consult na kami ng wife ko sa PAGIBIG about the loan for home improvement. Home improvement lang pala if you plan to build upon an existing structure. Yung sa amin kasi, balak namin magpagawa from the ground up. Di daw pwede ito dahil classified daw ito as house construction. So habang naka-mortgage pa under PAGIBIG yung present bahay namin, hindi pa daw pwede ito.
Isa pa, yung bahay at lupa namin ngayon, nabili ng wife ko nung bago pa kami kinasal. So yung sa PAGIBIG lang nya yung magagamit namin for the home improvement if ever. Pero parang ipagko-combine naman yung sa salaries namin to determine daw kung up to how much yung pwedeng i-loan.

Hindi naman. Kahit naka-mortgage pa sa PAGIBIG yung bahay, pwede nang mag-avail nung home improvement loan. Pero dapat ikaw yung nag-avail ng home loan para ma-grant yung home improvement loan. Tapos ang alam ko 2 years after ng application mo ng home loan, dun ka pa lang pwede mag-apply for home improvement loan. Sana malinaw yung pagkaka-explain ko![]()
for the house improvement loan, pwede i-avail ito on top of your existing home loan with Pag-ibig. tama si jordan_rules, 2 years after you availed the home loan, tsaka mo pa lang pwede i-avail ang house improvement loan.
in my case, ganito naman ang nangyari, may binili kaming pre-owned h&l, naka-mortgage pa ito sa pag-ibig under the seller's name. I applied my own housing loan for that specific property, assumption of mortgage ang nangyari, the title was transferred in my name as required by Pag-ibig. Na-grant ako ng P2M for the loan, pero ang balance na lang sa Pag-ibig nung property na naka-mortgage was just less than P1M, tinanong ako ng Pag-ibig "mam baka gusto nyo pong i-avail na rin yung house improvement loan together with the assumption of mortgage, pwede naman po eh. Kung hindi nyo po iaavail, after 2 years nyo pa po pwedeng i-avail ulit".
Meaning, kung kaka-apply mo palang ng housing loan sa Pagibig at na-grant ka naman ng malaking amount, pwede mo na ring i-avail yung house improvement kasabay nun.
Scenario:
It will take 3 to 6 mos bago maprocess yung Pag Ibig Housing loan na dapat iaaply namin. Problem is, by Aug dapat magmove in na kami pero sabi nung realtor dapat daw may letter of guarantee na kami from Pag-Ibig before we can move in. So we have no choice but to pay the developer the remaining balance in full by Aug/Sept.
Question:
Lets say fully paid na yung house pero yung pinangbayad hindi galing sa Pag-Ibig, pwede pa bang mag loan ng housing loan sa Pag Ibig for the same house. Parang mangyayari the money that we will get from the loan from Pag-Ibig (if approved) will be used to pay the debt we have from another person, in my case my parents. Does Pag-Ibig allow this?
By the way, is there a law that says that a buyer can move in a purchased house/lot when a certain percentage of the Total Contract Price has been paid then after a few months yung remaining balance babayaran? In my case 75% of the balance mababayaran ko.

Eh pano kung hindi naka-home loan yung bahay? Fully-paid naman siya kase sa lupa namin pinatayo. Pero sa parents ko nakapangalan yung bahay? Pwede ako mag file ng home improvement loan para dito? Gusto ko kase palakihin.
^I'm married na. I'm planning to use my PAG-IBIG membership naman. Hindi magiging co-borrower ang parents ko.
^ang sinasabi ko ikaw ang magiging co-borrower kung single ka pa, kasi hindi naman nakapangalan sa iyo ang property eh.
