How long does Pag-ibig take to approve a housing loan once the requirements are submitted?
Is there any way to speed up the process?

IMHO wala pong shortcuts ang pag-aapply ng pag-ibig housing loan. Talaga pong mabusisi ang mga documents na dapat nyong ifurnish sa knila. Yung iba pong kakilala ko, sa banko na lang umutang.Mas maliit pa daw ang interest as compared to pag-ibig pati mas konti lang ang rqmts...

I've been asking people I know, one said 1 month lang daw and another said 3 months naman.
i also want to avail of a housing loan from pag-ibig. i have also attended the seminar and also preparing the requirements.
is there a guarantee that one can be approved for a home loan?
anyone here who can give advise on how long before a loan is approved?

ask ko lang po kng sino may alam...gusto sana nmin mag asawa magpatau ng haus sa lot na nakapangalan sa byenan ko and still buhay pa...ok naman sa byenan ko pero ayaw kac pumayag nung mga kapatid nia ipa collateral ang lupa...pwede kaya maka housing loan kami without collateral?...pano kaya yun...magkano pwede mailoan?....tsaka pag bank ba ano pinaka mataas na terms pag housing loan? Saang bank kaya yung may pinaka maliit na interest?..salamat in advance sa makakatulong
hindi mo pwede ipacollateral ang lupa na hindi nakapangalan sa inyo. since magloan kayo for house construction you will need the papers of the lot na nasa name niyo pero try niyo na lang magtanong sa pag-ibig kasi dati alam ko hindi pwede baka ***** meron sila for special cases.
question:
bakit ka magpapatayo ng bahay na ang title e hindi nakapangalan sa inyo? (let's say you have the money to do it).
they will probably do the transactions under the biyenan's name? Pero baka makita din nila na walang capacity to pay si biyenan. Medyo madaming butas yung gusto niyo gawin ata.
thanks sa mga nag reply...sa question mo summit012...gusto na nmin magpatau kac instead na mag rent kami pambayad n lang ng school ng anak ko by nxt yr dalawa na graders ko and both will be in private schools...since may lot naman byenan ko and may space pa pwede patayuan gusto sana nmin magpatau thru pag-ibig housing loan...cuz pag house n lot sa developers u need pa to cash out di ba sa equity... which is a prob sa amin wala kac kami ikacash out...kaso yung title ayaw naman ipahiram sa min nung mga kapatid ng husband ko na nakatira na rin dun...may na read kac ako sa web na meron no buy-back guaranty..correct me if i'm wrong ang pagkaintindi ko kac sa no buy-back guaranty is same as collateral.....and that's what i'm trying to know thru this forum bka may taga pag-ibig jan or may experience na same sa min if this will be possible and what other alternatives do we have para maka loan thru pag-ibig housing loan....

How much are you going to get sa loan? Baka naman you can make a general loan sa cooperative niyo or a company loan?
I honestly don't think you should put your house on a lot na hindi sa inyo nakapangalan, baka maging problema lang yan sa future. Why not have the lot split sa mga pamamanahan na?
nasabi na rin sa kin ng fren ko about that na baka magkaprob in the future...kaso di ba parang di rin tama na buhay pa yong byenan ko tpos papahati na yong property....anyways, i just want to know kng sino may alam jan about the no buy-back guaranty ng housing loan sa pag-ibig.....but if it's not really possible try na lang namin personal loan sa banks...do you have any idea w/c bank ofers the lowest interest rate and mas mataas na terms...thanks...

Agree. Kahit anong sabihin, may mga magiging issues talaga sa lupa at mga properties ng mga magulang when they pass away.
@voozaw we have the same case. I was offered naman by my mom na magpatayo sa lot nya pero hindi under my name. I was grateful pero naisip namin ng husband ko, mas ok pa din kung may sariling lupa at bahay. Sariling desisyon/diskarte kung ano man ang gusto mong gawin sa lupa mo. Walang restrictions. Isa pa, balang araw, yan din ang mamanahin ng mga anak mo. Investment na din ang lupa kaya mas maganda kung may kaya naman through pag ibig, kahit maliit lang, why not? Kami ni husband, wait lang ng tamang timing. Hanap ng magandang location at ipon muna. Hope this helps.![]()
1st you must be Pag ibig member in order to get loan from there. Why dont you buy house/lot of your own instead (If you are pag ibig member), takin a loan to build house in a land w/c is not yours yet and possibly will never be since relatives will take share of it when times come. There are houses you can buy which is in a developed area very privy and paying less than 5k/month. This is with 3 br. T/B, living and kitchen. You can check it yourself through internet there are lots of this offer. Plus once you decide to get one contact the agent and then the agent will do the rest for you like applying for loan etc it will just need the required papers from you and signing of the contract.

thanks for the replies Pepperandia and SChic...actually I'm having second thoughts na about this now...medyo lalong gumulo kac pati byenan ko kahit tingnan ko lang yung title for the exact address yung tpong lot no. or block no. para sa exact address eh marami rason na ayaw tlaga ipakita kahit inuulit kong di naman nmin i-collateral...and all my frens were telling me na bitawan ko n lang daw yung plans na yan...anyways, what kind of loan kaya sa pag-ibig ang pwede kang makaloan in the amout of 300k payable in 5yrs or 10yrs aside from housing...thanks sa lahat na magrereply![]()

Of course you can loan 300k but i think it's 24 month to pay!
