Please review my home design
Hi Guys,
Eto yung plano ng bahay na ipapatayo namen. Hindi pa eto yung final design. Eto yung papakita namen sa architect. Eto yung nsa isip nameng gustong ipagawa. Yung last picture... yun yung model house na pinagpa-pa-pattern namen. Curious lang ako baka may makita kayong major problem/issue with the design, please let me know and BE GENTLE hehe. ![]() ![]() ![]() |

Features
Eto yung features ng design:
- Lot area is 150 square meters (10 x 15) - 3 storey house, yung 3rd floor flat lang... in case in the future we want to build another floor at least naka-ready na sya. In the meantime pde syang garden or party area hehe. - 4 occupants: my mom and 3 sons. Si mama sa first floor para pag tumanda di mahirapan umakyat. - 1 room for the maid - yung East nsa left side(lanai), yung west nsa right side(stairs) - Gusto ni mama ng sariling restroom pero i decided to give her a door to the first floor restroom. Kasi wala nang masyadong ventilation yung room nya... sagad na sa walls. - Yung main restroom namen ay nsa 2nd floor (medyo malaki sya). - Yung room ko lang yung may CR hehe sa 2nd floor |

OK, right of the bat. Yung main entry mo will have a narrow hallway around 3 meters. The front side of the house will not add much illumination and more importantly ventilation for the house. The master bathroom placement is a bit bold being there at the front. And it looks like a common bathroom too. Master common bathroom is a bit strange. Better have a separate small powder room. The 2 car garage is better place on the other side where it can have access to the kitchen and service area instead of the living room. With this layout I guess you better have a very nice backyard like if your lot is in a fairway lot of a golfing subdivision. You have a 1 meter set back for the front baka mag kaproblema ka nyan sa developer or City building official. Bathroom for the second floor is a bit large. Over all too many wasted space, awkward placements of the rooms and areas.

Change the orientation
Oops, my bad. Kaya pala na-weirduhan ako sa comments mali yung orientation ng design na na-post ko. Kasi I had to change it to landscape para sa screenshot mas malaki. Eto na yung tamang orientation. Yung parking yun yung front side of the house, yung master bedroom yun yung back side.

@lipglass - talaga pambata hehe... Ganyan rin kasi yung pagka-drawing sa design magazine eh, pinattern ko lang. Tska accurate na yung measurements. I don't think kaya gawin ng bata yun... siguro kung isip bata hehe. Cge gawa ka ng 3D... gumagawa rin ako hehe paunahan tayo.
@cyberfunk - thanks for the comments and the new design... I posted the new orientation. * Yung main bathroom namen is in the 2nd floor. Although I was considering adding a bathroom sa Masters bedroom. Pero I'm having second thoughts kasi yung 2 walls ng Masters bedroom sagad na sa wall (i.e., firewall). Bale we have 2 and 1 meters alloted for windows. Parang ayoko na bawasan yun for the bathroom (pag bathroom kelangan may ventilation). * Yes bka nga magka problema sa 1 meter setback sa side. Need to talk to our architect kung makakalusot. Otherwise we'll change it to 1.5 or 2m. * Yung 2nd floor bathroom medyo malaki nga. Nalalaki nga ako, pero my brother insists na lakahin. Plan kasi na magkaroon ng bathtub don eh. Gusto ko nga liitan para lumaki kuarto ko hehe (room 2). |

Sabi nung isang architect na nakausap namen, requirement daw na may 2 meter setback kung hind firewall. Although bka makalusot daw yung 1.5 meter. Gusto kasi namen may place sa paligid para sa ventilation, garden at pde tumakbo-takbo yung mga bata hehe. The problem is maliit lang yung lot namen so we have to compromise. Ang ginawa na lang namen, nagover hang kami sa 2nd floor para doon n lang kami bumawi.

aliw naman ako sa sketchup hehe. i draw via cad, then i have it transported for sketchup for 3D.
the plan looks nice naman on paper. i don't know how much you want to "innovate" on the design because since the lot isn't really that big- if you plan to have a 3rd floor in the future and leave the second floor roof slab as it is, just make sure you get good waterproofing and have the slab inclined at least 3 or 4 degrees to help with the rolling of the water. and make sure you have your intent to add another floor relayed to the architect. he'll need to take that into consideration when they're doing the structural design. good luck with your project =). |

Binago namen yung design kasi mukhang hindi balance yung first floor... yung living, dining at kitchen nsa isang side lang. Niri-distribute namen.
Tapos yung CR nilagay ko sa likod. I thought mas magandang katabi ng dining yung maids room keysa sa CR. Ayaw ko kasi katabi ng dining yung CR kasi minsan yung aroma ng CR hehe bka mawalan ng gana hehe. ![]() |

mmm... ask the architect to design it for you na lang. maraming nasayang na space. yung master bedroom dapat sa kaliwang kanto, may view ng lanai and other landscaping. pwede pang maglagay ng access to lanai (sliding doors, etc). tapos yung mga bathroom sa may gawing kanan para yung waterline (faucet, toilet ) maiksi lang, hindi malayo kundi mapapamahal ka needlessly. yung pozo negro at tanke pwede mo pa lagay sa open space sa gitna ng master at maid's room (shempre lipat mo sa kanan ang maid's room).
you also said you have 3 boys.. i'm assuming 2 of them will share a room? maybe their room should be bigger than the one who'll have one of his own. do consider where the sun sets and who's at home the most. baka kanila yung pinakamainit na kwarto.. shempre magastos sa cooling yan. it's best to consult a professional, really. |
